TERMS & CONDITIONS – “The Talk” Limited Time Offer

1. This offer (Offer) is exclusively available to purchasers who qualify as First Home Buyers under these Terms and Conditions and applies only to nominated land lots (determined at Frasers Property Australia’s absolute discretion) at each of the following Frasers Property Australia developments:

a. Berwick Waters

b. The Grove;

c. Mambourin;

d. Mambourin Green

d. Five Farms; and

e. Wallara Waters, (each nominated land lot being an Eligible Lot).

2. The Offer is subject to these terms and conditions.

3. The Offer commences on 15 December 2025 and ends on the earlier of 5pm AEST on 29 March 2026 and the date the last contract of sale for an Eligible Lot is exchanged (Promotion Period).

4. The Offer is available to purchasers eligible for this offer (Eligible Purchasers) who:

a) purchase an Eligible Lot directly from Frasers Property Australia or through an agent directly engaged by Frasers Property Australia;

b) enter into and exchange an approved contract of sale for an Eligible Lot during the Promotion Period (Contract of Sale);

c) pay a deposit of at least 5% of the purchase price, or such other amount as determined by Frasers Property Australia in its absolute discretion, (Deposit) in accordance with the Contract of Sale;

d) settle the Contract of Sale in accordance with the terms of the Contract of Sale or by such later date as determined by Frasers Property Australia in its absolute discretion;

e) are an eligible “First Home Buyer” where they have not owned or had a relevant interest in a residential property in Australia before and have not previously received or retained a grant, exemption or concession under any scheme or policy for first home buyers from any State Government or the Federal Government;

f) provide a statutory declaration in a form satisfactory to Frasers Property Australia declaring the matters set out in paragraph 4(e) above and

g) otherwise comply with these Terms and Conditions and the terms set out in the Contract of Sale

5. The Offer entitles an Eligible Purchaser to receive a reduction in the list price of an Eligible Lot as follows:

a) for an Eligible Lot at Berwick Waters, Mambourin, Mambourin Green, The Grove, Wallara Waters: $10,000 (including GST);

b) for an Eligible Lot at Five Farms: $10,000 (including GST), or $25,000 (including GST), depending on the Eligible Lot (determined at Frasers Property Australia’s absolute discretion).

(each being a Benefit).

6. The Benefit:

a. will be delivered by Frasers Property Australia on exchange of the Contract of Sale;

b. represents a reduction in the list price and does not constitute a rebate, adjustment or payment at settlement; and

c. is not redeemable for cash.

7. The Benefit is personal to the Eligible Purchaser. The Benefit does not apply if the Eligible Purchaser nominates an alternate or substitute purchaser or transferee under the Contract of Sale, or a person other than the Eligible Purchaser becomes entitled to the Eligible Lot under the Contract of Sale The Benefit does not apply if the Contract of Sale is terminated before the due date for settlement.

8. The Benefit does not form part of the Deposit, or any “deposit moneys” as that term is used in the Sale of Land Act 1962 (Vic).

9. Only lots nominated by Frasers Property Australia as Eligible Lots qualify for this Offer. Frasers Property Australia may update the list of Eligible Lots at any time.

10. Frasers Property Australia reserves the right to cancel or extend this Offer at any time in its absolute discretion.

11. Frasers Property Australia reserves the right to:

a. include additional lots as Eligible Lots at any time; and

b. withdraw an Eligible Lot from sale or from this Offer at any time (but before a Contract of Sale for that Eligible Lot is exchanged by an Eligible Purchaser).

12. All terms and conditions and information contained in the Contract of Sale apply. To the extent of any inconsistency between these Terms and Conditions and the Contract of Sale, the Contract of Sale prevails.

13. The Offer is not available in conjunction with any other offer made by Frasers Property Australia from time to time (other than an offer available to the Eligible Purchaser under Frasers Property Australia’s Care & Rewards program), without Frasers Property Australia’s prior written approval (given or

withheld at Frasers Property Australia’s absolute discretion) Notwithstanding the above, the Offer may be combined with any existing discount applied to an Eligible Lot at Five Farms, as determined by Frasers Property Australia.

14. Prices and availability of Eligible Lots are subject to change without notice.

15. Eligible Purchasers must rely on their own enquiries and the Contract of Sale

16. The Offer is not an offer of finance. Frasers Property Australia takes no responsibility and is not liable for payment of the Eligible Purchaser’s stamp duty, any other tax liabilities or government charges or any other outgoings in connection with the Eligible Lot.

17. These Terms and Conditions are governed by the law in force in Victoria.

18. If any provision of these Terms and Conditions is held to be invalid, void or for any reason unenforceable, such provision is deemed to be struck out and will not affect the validity and enforceability of the remaining provisions.

19. References to Frasers Property Australia in these Terms and Conditions means to:

a. Australand Residential No. 126 Pty Limited, being the developer of Wallara Waters;

b. Frasers Property The Grove Tenant Pty Ltd, being the developer of The Grove;

c. Australand Residential Land Holdings Pty Ltd as trustee for the Frasers Residential (Wyndham Vale) Trust, being the developer of Mambourin;

d. Frasers Property Mambourin Green Landowner Pty Ltd as trustee of the Frasers Property Mambourin Green Landowner Trust, being the developer of Mambourin Green;

e. Frasers Property Clyde North Pty Ltd, being the developer of Five Farms;

f. Australand Residential No. 156 Pty Limited, being the developer of Berwick Waters; and

g. Frasers Property AHL Pty Ltd ACN 008 443 696, and includes their related bodies corporate (as defined under the Corporations Act 2001), and their officers, employees, contractors or agents, as relevant.
