Yarraville is a suburb within the City of Maribyrnong Local Government Area (LGA), located approximately 6km west of the Melbourne CBD.
Yarraville has existed as a suburb since 1859, originally utilised by factories as a logistics hub due to its position on the Yarra River. The suburb started gentrifying in the 90’s, although residential dwellings have existed since the 1880’s.
Yarraville is currently considered a desirable suburb due to its proximity to the city and its trendy culture. According to Time Out, Yarraville ranked in the top 5 coolest neighbourhoods in the world in 2020.
Yarraville is predominantly a residential suburb, with some industrial land use along the Yarra River and towards the boundary of Brooklyn.


There are numerous parks within or nearby the suburb including; McIvor Reserve, Angliss Reserve, Yarraville Oval, Beaton Reserve and Yarraville Gardens. Additionally, Stony Creek runs through the suburb.



The majority of retail is centred around Yarraville Station, along with a Coles anchored shopping village called Yarraville Square on Williamstown Road.


Yarraville has four primary schools, one special development school and no high schools.
There are a few medical centres/clinics within Yarraville. Upon completion in late 2025, the $1.5b New Footscray Hospital will be the closest hospital with over 500 beds, emergency department and specialist facilities including cardiovascular, operating theatres and recovery spaces.


6km west of the Melbourne CBD.
Proximity to Melbourne CBD, Western Hospital and the western industrial precinct.
Direct connectivity to the CBD and Geelong, via West Gate Freeway. Docklands Highway provides an additional method of entering the CBD.
Yarraville is serviced by the Werribee and Williamstown rail lines via Yarraville Station with Seddon Station nearby as well. Several bus routes run through the suburb, predominately around Williamstown Road.
Stony Creek provides a popular shared bike and pedestrian trail as does the Federation Trail which connects from the Werribee River Trail at Werribee to Fogarty Avenue in Yarraville. Further connections to the CBD are under constructrion.

The 2025 median house price in Yarraville was $1,100,000. Yarraville measured above Metro Melbourne ($839K) and the broader Maribyrnong LGA ($925K).
House price increases in Yarraville have been similar to Metro Melbourne over the last 10 years, achieving growth of 3.5% p.a. Consistent with Metro Melbourne and Maribyrnong LGA, Yarraville prices softened in 2023 from their 2022 peak because of the increased interest rate environment. Prices have since stabilised, supported by interest rate cuts and the broad undersupply of housing across Melbourne.
Yarraville is a highly sought-after location within the Maribyrnong LGA and continues to benefit from significant housing demand, which is supportive of house price growth.

Rents in Yarraville have largely been in line with Metro Melbourne weekly rents, following the market when rents declined during COVID.
Scarcity of rental accommodation in Yarraville has driven rents up by almost 10% p.a. over the last three years. Given the current vacancy rate of just 0.8% and low supply outlook, rental market conditions are likely to support elevated rents for at least the medium-term.

Yarraville’s dwelling mix contains a slightly larger proportion of detached dwellings than Metro Melbourne (68%).
As the population of Yarraville continues to grow, it is likely that greater amounts of medium and higher density dwellings will be delivered, offering more affordable opportunities for buyers to enter the market. The diversification of housing stock will also appeal to downsizers looking for lowermaintenance living.

Yarraville is a long-established suburb making it a popular destination for home buyers looking to move closer or remain close to the CBD.
