Training is split into three areas – Becoming a Property Expert, which includes one week’s training in Melbourne covering operations and all aspects of investing; General business - Day to Day Operations, which covers information on running your business; and Mentoring, where you will receive monthly business mentoring services for the first six months of your business.

The Successful Investor The Successful Investor sells investment properties to every day Australians, helping them fulfil their dreams of building an investment portfolio. The team at Successful investor takes investors through a seamless process from the day they contact them to the day they have a tenanted investment property. But The Successful Investor doesn’t just sell properties to anyone that walks in the door, instead they ensure they match the client’s investment needs with an opportunity that is suitable to them. Many of The Successful Investors’ referrals come from accountants, financial planners and mortgage brokers who want to work with a company they can trust and put their clients’ interests first. The Successful Investor is looking for franchisees throughout Australia who are interested in the property investment industry and a business with low overheads, support and mentoring, proven systems and an established brand throughout the country. A week’s initial training is provided to franchisees, as well as ongoing training and six months of mentoring sessions to ensure the business has the best chance of success. The Successful Investor is just as committed to providing franchisees with a business that is right for them as it is providing investors with suitable properties.

The Successful Investor has spent several years developing a system that allows franchisees to focus on doing what they do best: working with people to help them grow their wealth. The Success Program helps to achieve this by establishing a process that takes clients from their first contact with TSI, right through to the purchase of a suitable property. We have also developed a simple prequalification questionnaire for clients to complete prior to having a meeting, so you only spend your valuable time with clients who have the potential to invest.

Low Overheads

This is your opportunity to join a successful growing business with a low initial investment and low running costs. At first you may choose to work from home. You will however, need to have a professional office available for client presentations and to provide an office address for marketing material and the TSI website. Our franchise provides the flexibility to work the hours you want that fit in with your lifestyle. Your investment is mostly limited to your franchise fee, plus any extra marketing you decide to undertake. You will already have most tools that you’ll need to run this business, e.g. a phone, computer, printer and reliable car. As your business grows you may choose to establish an exclusive TSI office. Our current results show this is an option for a successful franchisee.

The Success Program

The Success Program is a unique process we take our clients through, this involves property education, information and recommendation. A key attribute of The Success Program is that it allows you to learn as much as possible about your client’s circumstances and needs. This means you are optimally equipped to find them an investment property that suits their requirements. The two main components of the Success Program are: Information seeking: Clients undertake a comprehensive assessment so we can fully understand their property investing goals. This assessment means the properties TSI recommends will fit their profile, their needs and their wealth creation objectives. Only when we feel we understand a client’s individual circumstances will we present them with investment opportunities. Education: The Success Program allows us to educate clients on the key considerations of investing in property so they become successful investors. Further, we believe that the more clients know about TSI, the more likely they are to work with us. This program shows the client our focus on operating in a strictly ethical environment. This puts their needs first, which in turn leads them to the natural conclusion that we are the company to help them acquire wealth. We make sure the client feels confident that by working with TSI they are ensuring their own success and that our team will make sure they do not buy a poor investment property. Further Information on The Successful Investor The key role of a franchisee is to take the client through the Success program in a no pressure environment. The experience for them must be a positive one, whether they progress to buying a property or not. Every client meeting is an opportunity to demonstrate that TSI puts our clients’ interests ahead of just making sales. Only once a client progresses through the Success Program will their TSI consultant (you) present them with TSI approved properties that match their requirements. Once a client has decided to purchase a property, they complete a reservation form and pay a holding deposit. This takes the property off the market and allows the contract process to begin. The Contracts Department helps clients through the whole contract process, from reservation right through to settlement, relieving you of all the paperwork.

You Are Not Alone

A dedicated team in head office does all the paperwork associated with the Success Program for you, which means you spend your time growing your business and meeting with clients. We also have a specialist property team who sources investment properties and matches them to your clients’ needs. They will provide you with comprehensive details and cash flow reports on each property everything you need to present to the client as their property expert. Once a property is reserved our contracts team take control of most of the paperwork. Again that leaves you free to concentrate on growing your business and meeting potential clients and referral partners.

A Proven Marketing Strategy

At TSI we have developed two programs for marketing your business to gain new clients: The Partner Program, and a web strategy. These are equally important, as you will receive enquiries from both avenues. Our Partner Program This is a referral system where you meet with finance professionals, such as accountants and mortgage brokers, to establish a professional relationship. The major advantage for these professionals when they refer their clients to TSI is that we operate in a strict no pressure environment and always put their clients’ interests first. A second motivation for some professionals when considering referring to TSI is the opportunity for them to create a second income stream. You may already have a network of existing contacts that would like to benefit from your services as a new TSI franchisee as well as earn extra income. Carrying out this strategy will be a vital component in your success. Our Web Strategy This marketing strategy is based around a modern web site that offers free, high quality content to property investors. The content is aimed at educating people about property investment and keeping them safe when they do invest. Our web strategy is supported by a social media strategy that will promote your business in the forums of: Facebook, Twitter, LinkedIn, YouTube and Google +. This online social media presence will be combined with a powerful Search Engine Optimisation program that promotes your franchise. This SEO strategy combined with our alliance with NAB will help promote your franchise. The marketing component of your franchise fee will be invested in these strategies, as well as a targeted PR campaign. TSI has developed a lead generation marketing team that will work to generate leads throughout Australia. This is an exciting opportunity for TSI to further assist our Franchisees in their endeavours to build the reach of their business and the TSI brand. This offers Franchisees the option to receive leads in a similar arrangement to that of their referral partners.

Property Investment Analysis (PIA) Software

This software has been specifically customised for TSI. You will receive training on its functions and the reports you can produce with it. You will also learn how to present these reports and explain them to your clients. These reports are an essential part of keeping clients safe and a valuable tool in explaining the suitability of a property to a client.

Support

As a franchisee you will have access to a dedicated support team to help you grow your franchise to the level you desire. If you wish, you can also participate in monthly webcam meeting sessions to assist you in running your franchise. These sessions may cover such topics as prospective clients, finding new partners, property updates and new TSI developments. They will also provide advice on local area marketing, conversion rates and business development plans. Your attendance at these meetings will be at your discretion, and will be held with the TSI Franchise Development Manager. Individual business development meetings in person, via phone or via webcam will also be organised with the Franchise Development Manager.

Reception

As a franchisee you will have access to The Successful Investor Reception team, who will answer phones and take messages when you are in meetings during business hours (9am - 5pm EST).

Senior Property Advisor

Access to a qualified Property advisor who will assist your clients with the purchase of their TSI recommended Investment Property. The Successful Investor (the Franchisor) is a licensed Real Estate Agent and as a Franchisee you are not required to have a Real Estate License. As a TSI Franchisee you will have a referral relationship with the TSI Franchisor where Senior Property Advisor, who is a licensed real estate agent, will facilitate the sale of property.

Business Mentoring Program

For the first six months from your franchise launch you will receive monthly business mentoring sessions to help your new company on its path to success. This program is designed to assist you in establishing your franchise, as the first six months is the period that sets a foundation for your success. The mentoring program will be overseen by TSI Director Paul Ebbels, who has many years experience as a business mentor and an in depth knowledge of our industry and TSI in particular. Paul will appoint your mentor and work directly with them on your business in those first six months.

Franchise Territories

As a Franchisee you receive the exclusive marketing rights to a geographic territory. The exclusive marketing territory allows you to receive referral business from outside your territory, however you can only actively market within your territory. If an enquiry for your territory comes to us via the website or direct to the franchisor you will receive notification of the enquiry.

The Successful Investor provides comprehensive support along with proven systems to ensuring your business success.

Initial Training

The training component is divided into several areas such as: Property Knowledge and Information – How to present information to clients Initially, one week of training will be held in Melbourne at the TSI head office. This will cover our operations as set out below. It will also include training in all aspects of property investing, ranging from how someone qualifies for a loan through to how depreciation works. We will also train you in what constitutes advice that you are legally able to give, and what questions from clients you will need to refer to other professionals. Some self-education is required in becoming a franchisee, including reading some books that will provide you with a good knowledge of property investment. The depth of your property knowledge will improve over time, and until then we will provide answers to all questions you or your clients have. General business - Day to Day Operations This training covers general business operations, including your responsibilities as a franchisee and the responsibilities of TSI as the franchisor. The training is partnered with a comprehensive operations manual and training on how to use the CRM (Customer Relationship Management) software system. Your training will cover company history, our mission, vision and values and the responsibilities of each of the TSI Head Office members. You will also be trained on frequently used company terms and their meanings. The Success Program Training will include the processes and systems of the Success Program plus the reason behind it. The Success Program involves several meetings and questionnaires as well as educating your client in property investment. Your training will include tracking an existing client through the Success Program in our office. The Client Experience Team will show you how the information you collect from your client during the Success Program is processed in the National Office. Projects team You will be trained on the process the projects team go through when selecting properties by a team member. You will understand why many properties are rejected by TSI and the difference between 4 and 5 star properties. To keep our clients safe, the projects team has a set of criteria that must be met before a property is recommend, which you will learn. You will see all projects on our stock list, and what we look for in a property for it to be recommended. You will also learn about the process that TSI go through with developers and how our stock is managed. SPA Process The Successful Investor (the Franchisor) is a licensed Real Estate Agent and as a Franchisee you are not required to have a Real Estate License. As a TSI Franchisee you will have a referral relationship with the TSI Franchisor where Senior Property Advisor, who is a licensed real estate agent, will facilitate the sale of property. Contracts Team You will learn the reservation and contract processes and be trained how to accurately complete a reservation form. You will see how the contracts team track the process for you from reservation, to client settlement. The Successful Investor provides ongoing training to ensure our Franchisees are kept up to date and adequately supported to ensure your business success.

Webinars

If you wish, you can also participate in monthly webcam meeting sessions to assist you in running your franchise. They will also provide advice on local area marketing, conversion rates and business development plans.
