My passion for ranch and recreational

real estate goes all the way back to my childhood. I was raised working alongside my dad on farms and ranches, part of a fourth-generation family rooted in agriculture. Those early days—spending time with ranch hands, learning from business owners, and understanding the land—laid a strong foundation not just in land stewardship but also in business operations, customer service, and building relationships, especially with financial institutions. I later earned a degree in Agricultural Business from Texas State University, which helped round out my knowledge. Today, I get to combine that lifelong experience with my love for Texas land, helping people find properties that match their vision—whether it’s for cattle, wildlife, recreation, or legacy. There’s nothing more rewarding than seeing the right person connect with the right piece of ground.

What should a buyer know before buying a ranch?

Every ranch is unique, and it’s critical to go in with a clear purpose. Whether you’re buying for recreation, investment, livestock, or conservation, your goals should drive everything —from location to infrastructure. Buyers should also understand water rights, fencing conditions, soil types, and carrying capacity. And finally, be ready to listen to the land— it tells you more than any brochure ever could.

What is your most memorable deal to date?

One that stands out involved a ranch that had been in the same family for generations. The sellers were emotionally tied to the place—they wanted to let it go, but only to someone who would treat it right. After months of searching, we found the right buyer: a young family with a deep respect for the land and plans to raise kids there. It reminded me this job isn’t just about land—it’s about legacy.

What are the most important resources buyers should be using?

Start with a knowledgeable broker

who truly understands ranch operations. Beyond that, good land mapping software (like OnX or MapRight), soil and water surveys, and access to local ag extension agents can make a huge difference. If wildlife is a factor, consulting a biologist early on is a smart move.

What are the three most important tools in a ranch agent's kit?

Boots on the ground knowledge – You have to know the land firsthand. Strong network – Deals move because of trusted relationships with buyers, sellers, lenders, and local experts. Marketing savvy – A well-marketed ranch sells faster and at better value. Photography, mapping, and storytelling all matter.

What is your favorite part about working in ranch real estate?

A perfect workday starts early, out on the road before sunrise, heading to a ranch that’s new to me. I like stepping onto a property with a client who’s curious and engaged—someone who wants to understand the land, not just buy it. We drive fence lines, check water, and talk about what’s possible. It’s hands-on, it’s honest, and by the end of the day, we’ve built trust and maybe even found the right fit.
