Hopefully, with a little help from us, you got all of your Christmas shopping wrapped up (literally) last month and you can now focus on the fun of the festive season. You’ll find plenty in this issue to inspire you on that front, from the hottest tickets in town, to golden party pieces and fashion advice, to food and drink ideas. We’ve also slipped in a little gift guidance, because, well, best laid plans and all that… But don’t worry if you’ve had just about as much Christmas as you can take; there’s plenty more besides, starting with an exclusive interview with our gorgeous cover girl Yolanda Kettle. If you don’t know her face yet, we’re pretty sure you soon will – 2018 looks set to be her year. Finally, we’ve sneaked a peek inside some jaw-dropping local houses and chatted to the interior designers responsible for them. That should do until next year…

THE ORIGINAL 45S
UNTIL 31 JAN | 45 PARK LANE, W1K Just across the road from its big sister The Dorchester, 45 Park Lane is quietly building a reputation as an art space. The hotel opened with a spectacular showcase of the crème de la crème of British art gracing its rooms and public spaces. The Original 45s, an exhibition curated by restaurateur and patron of the arts, the late Roy Ackerman, celebrates the unique creative vision of a host of British art heavyweights. Expect to find originals and prints from the likes of Sir Peter Blake, Brendan Neiland, Donald Smith and Patrick Hughes, amongst others.
All works are available for sale. 45 Park Lane, W1K (020 7493 4545; dorchestercollection.com)
Did you know that hedgehogs still live in The Regent’s Park? Hedgehogs are one of the nation’s favourite species, yet there’s been a worrying decline in numbers over the last 25 years. The Regent’s Park is now the only central London Royal Park with a breeding population. With the help of top wildlife scientists and more than 100 volunteers, The Royal Parks Foundation has been monitoring this population since 2014. Though 2016’s surveys showed that hedgehog numbers had declined, this year’s surveys have been very encouraging, with an increase in the number of juvenile hedgehogs. While numbers are, thankfully, beginning to recover, it’s important to note that the population is still small (approximately 30-40 animals) and very vulnerable. Fingers crossed our prickly friends will enjoy a good hibernation this winter and breed successfully in 2018! If you’d like to help a hedgehog, you can adopt one. For details, see royalparks.org.uk/supportthe-parks/adopt-wildlife/ adopt-a-hedgehog

or Yolanda Kettle, there is something liberating about taking on the mantle of somebody else. “If you asked me to stand up and give a speech as myself, the thought of that really terrifies me and I don’t think I could do it. But acting, I don’t have to worry so much, because it is not me,” she tells me as we sit down to chat. Until now, Yolanda’s biggest roles have been on stage. “It will always be at the heart of why I became an actress. I love theatre and I always will. And I love performing on stage,” she explains. “But this job has always been about wanting to explore different people, personalities and worlds.” And of late, that exploration has been happening in front of the camera. If you’ve seen the BBC’s Howards End, you’ll probably recognise her face: she plays Dolly: “There’s a quote at the beginning: ‘It was the custom to laugh at Dolly’,” Yolanda tells me. “She is quite light, a little bit silly, but essentially a very, very good person deep down. And such fun to play,” she explains. “I really think that is down to Hettie Macdonald. She just casts so brilliantly and she created such a warm atmosphere from the get-go. It was the most wonderful people – and a group of us still meet up. We have just become the best of friends.” It sounds like a dream project. And as dream projects go, The Crown, next up for Yolanda, is right up there. Written by Peter Morgan and created at a cost of £100 million for Netflix (the most expensive show it has ever produced), the first series was one of the most talked about last year. Like most, Yolanda watched it in awe. “Everything about it is just exceptional: the production values, the ambition, the scale. It’s just extraordinary,” she says. So she jumped at the chance to audition for a role in season two and was elated to get it. The series picks up where the first left off, spanning the eight years up to the mid-’60s and including Princess Margaret’s marriage to Antony Armstrong-Jones, the celebrity photographer who became the Earl of Snowdon. Yolanda plays Camilla Fry. “Her husband, Jeremy, was from the Fry chocolate fortune and he was an entrepreneur and an inventor. They were part of the artistic set, who were friends with Antony Armstrong-
Jones, and they had these grand parties and invited scores of people to stay, essentially just extending their largesse and having fantastic times,” Yolanda explains. “Camilla was a very confident young woman. It was so much fun, just a complete joy to work on something like that.” Sadly, with much of the content being kept under wraps, this is pretty much all Yolanda can tell us about the series and her part in it. She can’t say much about her next project, either – and not just because it is, as we speak, unfinished. The new series of crime noir drama Marcella, starring Anna Friel, is scheduled for broadcast in early spring 2018. It has been a learning curve for Yolanda, a new way of working. “Hans Rosenfeldt is constantly editing and rewriting,” she explains. “It is a very different way of working because you get the scripts as they come, so you don’t know how your character is going to develop.” I wonder if that makes the job harder? “It is sort of anxiety inducing,” she agrees, “but it is also a very exciting way of working. Everything is very fresh and in the moment and there is a very cool energy to the whole show.” Does Yolanda know who the murderer is? “Nobody does – except for Hans and the murderer. And that brings about another sort of energy, of not knowing who to trust...” With filming for Marcella due to wrap up shortly, Yolanda is looking forward to some downtime. “I love yoga. I go to a really lovely studio in Dalston; it is a real community, I have actually started helping out there. I also volunteer once a week: I go and visit a very lovely – I don’t like saying elderly – lady… It’s called the Friendship Network and it is a north London charity. I go and we just hang out, basically, which is just so nice, and very grounding.” What else does she do with her time off? “Going out for dinner is my favourite thing. My boyfriend runs a restaurant, Trullo, and he just loves food and wine – as do I – so we eat out a lot. Probably too much, but the London food scene is just so brilliant.” That said, Yolanda’s tastes are surprisingly simple. Her favourite food? “Peanut butter,” she laughs. “It’s my guilty pleasure. I eat it with a spoon, which is pretty gross.” But if you can’t treat yourself at Christmas… Speaking of which, what does she have planned? “I am going to go home to Birmingham and see my family over Christmas and then my boyfriend and I are going on holiday to Sri Lanka. And then, I don’t know. Into the abyss of unemployment! And fear.” Given her CV of late, we expect that won’t last long. The second series of The Crown will be available on Netflix from 8 December FABRICMAGAZINE.CO.UK

STYLPRO Big night planned? Before you dip into that new make-up, give your tools some thought. We’re guessing it’s been a while since you washed them, and hey, we’re not judging; us too. Who wants to wait for days while they dry? It seems a shame to mess up that pristine palette with a dirty brush though. Step up StylPro, a nifty device that promises to give brushes of all persuasions a thorough wash, and blow-dry them (with no damaging heat) in a matter of seconds, to boot. And it works. Simply mix a little of the cleanser with water, place in the dish, select the right size of attachment for your brush then lower it into the liquid and watch as all the grime spins away. Afterwards, slowly lift the brush out while still spinning to allow it to dry off. Magic. Weekly brush cleaning is now part of our routine. £39.99. Stockists include Boots (styltom.com)

Cutter & Squidge
We love a smoked salmon blini as much as the next person, but this month we’ll be serving sweet treats alongside the cocktails at our drinks soirées – a decision influenced almost entirely by the festive collection from Cutter & Squidge. Belsize Park sisters Emily and Annabel Lui’s creations look and taste wickedly naughty, but are in fact all natural, 100 per cent additive free and made from scratch using British-farmed, fresh ingredients. The girls are famous for their Biskies, a unique blend of biscuit, cookie and cake, but we think the cake truffles and macarons are pretty special, too. And with a same-day delivery service in London, you don’t even have to go to their Soho shop to pick up your order, leaving you with more time to get on with party planning. From £19.50, for a taster gift box of 15 macarons and cake truffles in limited edition festive flavours. Cutter & Squidge also sell a range of seasonal gift hampers, starting from £75, with the option to create your own bespoke hamper. 20 Brewer Street, W1F (020 7734 2540; cutterandsquidge.com)
When a restaurant menu is described as full of “colour, poetry and magic”, it makes you pay attention. So it was with great anticipation, on a dark and blustery winter eve, that my companion and I arrived at Ella Canta, ready to sample the creations of restaurant founder and top Mexican chef Martha Ortiz. We were greeted by smiling ladies dressed in chic block-colour outfits accented with vibrant flower halos, who led us to our seats via a terracotta-coloured corridor that was decorated with gilded mirrors. We supped on cocktails (mine a fruity, creamy take on the classic margarita; my guest’s a bitter, smokey Mezcal-based negroni) as we took in our surroundings: dimmed lights, dark colours and up-tempo music, set among a hive of activity, creating a wonderful ambience of contrasts. Tucking into tortillas dipped in creamy guacamole with pomegranate seeds and ricotta, we perused our menus. And so, our journey through the flavours of Mexico began. The name Ella Canta means ‘she sings’ and this musical concept was echoed across menu sections named Overture, Main Act and Final Curtain. To start, we chose an indulgent, fluffy tamal with cream and cheese; and the punchy and fresh dish of crispy tostadas loaded with pickled salmon and chilli chipotle. Following those was a gentle and comforting creamy poblano chilli rice dish with succulent chicken thigh; and a juicy pink duck breast, topped with black mole. The mole was the evening’s showstopper, its velvety smokiness lingered in the air, attesting to its intense depth of flavour – achieved using a mere fifty ingredients – and its initial smokiness gave way to a tangy crescendo of cacao, plum and spice. Before dessert, a trip to use the facilities resulted in a welcome reminder of iconic Mexico via a collection of wallmounted sacred hearts and man-sized potted cacti. But this was no ode to Mexican kitsch, it was sleek, understated and sophisticated. Then came the final temptation… a ‘feast’ of churros – light and crisp dough swirls dusted with sugar and cinnamon, alongside caramel and chocolate dipping sauces, of which the latter can only be described as heavenly. There was all the exuberance of modern Mexico packed into the flavourful menu of vibrant ingredients and expressive strokes of colour. And as we left, we thought: it may be chilly out, but it’s certainly smoking hot inside. NMR 1 Hamilton Place, Park Lane, W1J (020 7318 8715; ellacanta.com)

T H E T REE OF GLASS Fancy drinks with a London view? There are few spots quite as breathtaking as Aqua Shard. More so, this year, after Lee Broom was tasked with creating a Christmas spectacle to rival the skyline view from its triple storey glass atrium. The designer’s Tree of Glass, manufactured by Nude, is a take on the traditional Christmas tree, inspired by the striking architecture of The Shard
and its iconic silhouette on the London skyline. The illuminated sculpture is made from 245 hand-blown glass LED pendant lights floating in formation. Each of the 245 pendant lights is available to purchase from Lee’s website, with all proceeds being donated to the British Red Cross. Additionally, over the festive period, a special cocktail and dessert are being sold, with
50 per cent of the sale price going to the charity, and an optional £1 will be added to each bill, to be donated directly to the British Red Cross. We’ll drink to that. Pendant lights cost £150 and will be delivered in January when the tree is dismantled. For details, see leebroom.com. Looking to serve something really special at this season’s soirée? Who better to advise than Rich Woods, aka The Cocktail Guy? As head of spirit and cocktail development at Duck & Waffle and SUSHISAMBA, he knows a thing or two about spectacular serves. His award-winning recipes are revealed in new book The Cocktail Guy (Pavilion, £16.99). To get you started, he’s shared a personal favourite here. He says, “This is one of those drinks where the first sip has stayed with me: the initial hit of mouthpuckering grapefruit oil leading through to a creamy sweetness reminiscent of freshly baked bread and finishing with the light bitter-sweet undertones of the Cocchi Rosa. Straightaway, I knew I had stumbled upon something special, and I have loved it ever since.”
Preheat a water bath to 45°C/113°F. Place the vodka and acorn essence in a vacuum bag and seal. Place the vacuum bag in the water bath and leave to cook for 45 minutes. Remove the vacuum bag from the water bath and set aside to cool. Transfer the infusion to a non-reactive container with a lid and stir in the sugar until dissolved. Reserve in the fridge until required. Place the vodka, acorn liqueur and Cocchi Rosa in a shaker or mixing jug and top up with good-quality cube ice. Stir the mixture with a bar spoon until icy cold, then strain into a small martini glass and serve garnished with a coin of grapefruit zest.
Executive chef at Jamavar and Bombay Bustle The first thing I cooked was… butter chicken, Tadka dal, and biryani, when I started my career at The Oberoi Hotel. My kitchen heroes are… Jitin Joshi, Heston Blumenthal and Raymond Blanc. My fail-safe dinner party menu is… aloo tikki, lobster idli (a favourite from the Jamavar menu), lamb chops, butter chicken, dum biryani and Jamavar dal, served with a variety of breads. My last meal on earth would be… makke ki roti and sarson ka saag, a Punjabi dish of flat bread served with slow cooked mustard greens and spinach, made by my mum. You can’t beat it! When I feel down… I don’t cook, I make strong masala tea and order a takeaway! My favourite London restaurant… is the Korean restaurant Jinju. I loved Vineet Bhatia London, which sadly closed this year, shortly after winning its first Michelin star. NEW YORK, NEW YORK
The coolest hotel in the world is set to reopen this month, some 200km north of the Arctic Circle. Every winter, when the first snow falls on the banks of the Torne river in the village of Jukkasjärvi in Swedish Lapland, craftsmen from all over the world come together to create a breath-taking hotel crafted from more than 5,000 tonnes of ice and enough snow to make 700 million snowballs. It is a work of art, which lasts only until spring, when the ice melts back into the Torne. Twenty-six teams of artists from 11 different countries – including two teams from the UK – have been selected to design this year’s hotel. It is the Icehotel’s 28th year and promises to be the best yet. A total of 15 unique art suites have been constructed, as well as an ice church and a dramatic main hall with a chandelier featuring 1,000 hand polished ice crystals. Dorset-based sculptor and taxidermist Lisa Lindqvist, who has won several gold medals at international snow sculpting competitions, has called her suite Wandering Cloud and it features a gigantic cloud hanging over the bed. Meanwhile Liverpudlian brothers Hugh and Howard Miller’s concept is called A Rich Seam and it is an accidental space created by an ice seam left over from frantic digging. Wherever you stay, a magical holiday is guaranteed. Breaks start from £1,154pp for a three-night break (one night spent in the Icehotel) incorporating a direct flight, and are available from mid-December to early March. YOUR OWN PIECE OF PARADISE
Feeling inspired by Blue Planet II? Swap winter blues for blue seas and snorkles with One&Only Le Saint Géran, which reopens this month – totally transformed after an almost year-long renovation. The legendary ‘Grande Dame’ of Mauritius, nestled on a pristine private peninsula, has always been the ultimate tropical playground for romantics and adventurers alike. And now it promises
an even more luxurious experience. From light, bright, beach-inspired interiors to a spectacular new swimming pool and a state-of-the-art indoor and outdoor fitness centre, plus a host of new dining experiences, there are surprises around every corner. But perhaps most excitingly, the resort will also be unveiling private residences for guests who want to make the resort home. Secluded villas
with private pools, and equipped with every conceivable mod con, will offer residents access to all resort services. There’s no better way to enjoy the Mauritian life than in One&Only style.
Christmas shopping in the Big Apple? Make time for exploring, with tips from Michael Fragoso, director of culture at Moxy Hotels. “Our crew loves letting visitors know about hidden gems that many New Yorkers may not be aware of. Some of my favourites are centred around art. First, hop into the 42nd Street subway station and roam around: native artist Roy Lichtenstein was commissioned to produce pop-art murals inspired by comic strips, which remind me of the artsy dioramas featuring ‘Bob the Brain’ hanging in the hotel’s bedrooms. Once you step outside, run from subway grate to subway grate to see if you can hear the infamously hard-to-find Times Square humming sound – a noise installation by artist Max Neuhaus that was recently restored by the Dia Foundation. If you’re in the mood to take home a really epic souvenir, The Red Caboose is a mecca for collectors and it houses mini replicas of every type of NYC subway train. On the topic of shopping, Macy’s might be what New Yorkers like to call ‘a zoo’, but nothing beats the nostalgia of riding up those famous wooden escalators. Can’t find anything there and don’t mind a venture downtown? Head to Opening Ceremony – I’m obsessed with their signature embroidery bar. After all that running around, you deserve a few hushpuppies and margaritas (no salt) on the rotating carousel at Magic Hour, our rooftop adult playground.” Moxy Times Square opened in September. A winter escape Thanks to Baobab Suites, part of a new wave of luxury accommodation in Tenerife, a run to the sun at this time of year doesn’t have to involve a long haul flight WO RDS SA M P L AY F O RD
Reluctant to subject myself (and fellow travellers) to a long haul flight with three-year old twins in tow, I am resigned to the fact that winter sun is off the agenda for the foreseeable future. “What about the Canaries?” A friend suggests. I shudder at the thought of British pubs offering full English breakfasts… no, package holidays are not my scene, thank you. And then I discover Baobab Suites. It seems, with my package holiday preconceptions, I have been too quick to judge. A four-hour flight time, coupled with year-round sunshine and a new breed of luxury accommodation makes Tenerife the obvious choice for families. We don’t get off to the best start though: a 3am alarm call, plus two overexcited toddlers adds up to a boisterous flight (the less said about that, the better), and we arrive at the hotel, after a mercifully short 20-minute airport transfer, feeling frazzled. It must show, because we’re swiftly ushered through check-in and taken directly to our suite. It is spacious and impeccably designed. Sleek and contemporary in style, it has two large bedrooms, two bathrooms, a comfortable lounge area and a fully-equipped kitchen – truly a home away from home. Outside, we are thrilled to discover a vast private terrace overlooking the Atlantic, complete with a water fountain for the kids to play in. With temperatures a good twenty degrees
higher than when we left home, it doesn’t take the twins long to cast off their clothes and start splashing about. I can feel all of my toddler-induced tension beginning to melt away. More excitement ensues when we spot the two outdoor heated swimming pools and separate baby splash pool; and levels go through the roof at the sight of the state-ofthe-art play area. Children are clearly at the heart of the resort (though it is so calm, you wouldn’t know it), so it goes without saying that they are well catered for in the various restaurants. It means that, for this week at least, teatime tantrums are off the menu. In fact, from the tempting salads, pasta dishes, fresh fish and grilled meat at BB Restaurant, to the hearty breakfast spreads at Bite, we struggle to find something we don’t like on the menu. One evening, having asked the concierge team to sort a babysitter, we enjoy a meal at Sucás, where celebrated Tenerife chef Lucas Maes offers the finest dining in the most sophisticated of settings. So spoilt for choice are we, that by the end of the week I am struggling to do my trousers up. Aware that little black dress season is looming at home, I’m glad of the facilities at the on-site fitness centre. And post-workout, the adjoining Fuel restaurant offers a simple but delicious menu of healthy homemade dishes that manage to seem deliciously indulgent. We find ourselves well placed for exploring the island, too. The hotel is set between the mountains and the coast, in the heart of the Costa Adeje (the newest resort in the south west of Tenerife). The area is home to some of the island’s most luxurious hotels, sophisticated clubs and restaurants and superb beaches. The latter of which are accessed via a short hop on a private shuttle bus. There’s little in life more pleasurable than enjoying a day at the beach when the weather at home is near biting. Baobab, we will be back. (baobabsuites.com)

DESIGN FOR LIFE Perhaps the greatest compliment you can pay to an interior designer is to say that their project doesn’t look designed at all. Rather that they’ve created a beautiful home that’s clearly lived in and loved; one that allows for comfort without constraint and for families to be families, yet at the same time, oozes serious style. It’s by no means an easy balance to master, which is why, this month, we’re celebrating three of the Capital’s top interior designers, whose work really stands out. Here are some of their most creative projects to date WOR DS A L I H OWA R D
JO BERRY MAN With a background in fashion, Jo has a knack for designing otherworldly interior spaces that playfully mix old and new. Her work is often feminine but edgy, incorporating opulent textures and cool mid-century finds. In this family home, which flanks Hampstead Heath, Jo gives us a masterclass in modern glamour with seemingly effortless results – bespoke lace panelling sits unapologetically next to petrolblue leather, while contemporary furniture pieces complement luxe art deco elements. Designer’s statement: “This is an immaculate terrace with handsome architectural bones, mixed with highend classics, zesty colour pops and global paraphernalia. The master suite pays homage to soft cubist Tamara De Lempicka, whilst elemental touches throughout hint to the Heath next door. The kids’ rooms are designed to facilitate evolving minds with intelligent use of colour and cheeky references to pirates and other aquatic themes.” Henry Wood House, 2 Riding House Street, W1W (020 7209 5826; joberryman.com) 56 |

DA N I E L H O PWO O D With a reputation for creating unique interiors, it’s Studio Hopwood’s shrewd attention to detail that sets the Marylebone-based company apart. From structural work through to choice of scatter cushions, clients are involved in a fun, inclusive and wholly creative design process that ultimately sees their dream home realised. For this project, Daniel was tasked with transforming what he describes as a series of boxy rooms into a home that’s brimming with personality – and a bit of edge. Designer’s statement: “A busy, successful, newly married couple bought a new house, built by developers, in preparation for having a family. They had to prioritise space over character. However, both have strong tastes and a desire for edgy design, so commissioned Studio Hopwood to put character into the house where there was none in the first place, without ripping out the recently built elements of it.” 86 Gloucester Place, W1U (020 7286 2004; danielhopwood.com)

Not for her the identikit, hotel-like interiors of many a new development, instead her work focuses on the bespoke. Her rooms are magnificently put together with plush textures and quirky pieces. This Notting Hill abode perfectly captures the neighbourhood’s bohemian appeal, while remaining suitably luxe. Designer’s statement: “This is an exuberant contemporary interior juxtaposing the sensitive Victorian restoration and reflecting the spirit of Notting Hill. I was influenced by the leafy patterns and colours within the garden square and used them as the basis to bring the indoors to life. The Maverick Soul by Miv Watts is a celebration of 25 bohemian homes around the world and their free-spirited owners. One home featured – that of Nancy Howard – is this bijou west London cottage, filled with rock memorabilia and vintage finds, and it tells a very personal story of a life lived to the full
Miv Watts is herself a true bohemian, having started her career as a window dresser at Burberry before marrying Peter Watts, sound engineer for Pink Floyd in the late ’60s. An acclaimed designer and stylist, she’s the mother of actress Naomi and photographer Ben. The Maverick Soul is a portrait of the lives and homes of eccentric, eclectic individuals whose paths Miv has been lucky enough to cross. Some, like artist and philanthropist Nancy Howard, are dear friends. In this extract, Miv reflects on how Nancy sought solace by bringing past and present together in a new home after the death of her husband. 58 |
“Nancy Howard’s West London cottage matches her tiny New York frame. Stepping off the pavement, under her bower of blood-red roses, the first thing that hits you as the front door opens is the comforting aroma of Nancy’s chicken soup. Over the years, this nourishing potage has been the cure for a litany of maladies from a filthy flu to a break-up with a bad boyfriend. Nancy’s friendship has sustained me like a maternal bandaid across the world as I inevitably endured the lumps and bumps of my hopelessly itinerant life. Into the wee hours have I sat with the indomitable Tony Howard (Nancy’s late husband, known as ‘Mr. Grumpy’), listening to him chastise me for choosing my men in
the same way that I chose my wardrobe. “Tony Howard had a big heart and a short fuse and a long list of principles. While he was on the road – managing Marc Bolan, Tom Robinson, or tour manager to Pink Floyd – Nancy kept the home fires burning in conjunction with running a children’s model agency. Her house was full of music, rock memorabilia, vintage finds, delicious meals and colourful conversation. Tony was a lucky man. Their bond was unbreakable. “But life can turn on a sixpence and Nancy lost Tony in 2001. Over the ensuing months, Nancy packed up the family home, sent Tony’s humungous record collection to storage, closed down her agency, sold the house and
acquired the bijou cottage she occupies today. Slowly, ever so slowly, she began to regain some of the chutzpah she had mislaid. “It began with a collection – a picture here, another there – and soon she had recreated, with a pile of bright images, the colour she imagined had gone from her life. Then she faced a blank wall and began to paste. Within a week she had transformed a perfectly plain kitchen wall into a work of art. She flung open the doors and carried on the Mexican theme into the garden. Soon her decorations livened up the walls of bijou hotels and cutting-edge hairdressing salons, pop stars’ homes and hedge funders’ mansions. Her instinctive interpretation of a client’s personality was a glamorous revelation, a secret indulgence – bathrooms and loos being a favoured location for a Nancy bespoke wall. “This cottage reflects the happiness and security of the past and moves through a gallery of old family portraits to the contentment she has found in the present. Five years ago she met her old university friend Gus Roth and they rekindled their student romance. Her home is peppered with nostalgia and, although she has downsized considerably from the three-storey home she shared with Tony, she has managed to fit in the old familiar pieces; among them the Art Deco shell bed that Tony bought as a bachelor. The rock ’n’ roll years are behind her and today the miscreants and misfits have been replaced by the respectable young. “Every summer, Nancy and Gus host the Howard family picnic in Holland Park and, almost from out of the bushes, old friends appear and reunite over the indestructible memories of the chicken soup coupled with Mr. Grumpy and his good advice.”

AND THE WINNER IS... With The Birchwood, their new six-apartment, super luxury, concierge-serviced development in W5, Fusion Residential has scooped double honours in the 2017 UK Property Awards
The Oscars of the property world, the International Property Awards, now in their 26th year, celebrate
the highest levels of achievement by companies operating in all sectors of the industry. An award is a world-renowned mark of excellence; having been given the accolades of Best Apartment and Best Architecture in this year’s UK awards ceremony, the talented team from Fusion Residential are ending 2017 on a high. Managing Director Antoine Christoforou is delighted at this early recognition and reward for the project. He says: “Everyone at Fusion Residential has been excited about The Birchwood and it seems our peers in the high-end property market have been excited about it too. This is one of the most visionary luxury living projects London has seen in years. It offers a masterful blend of design, technology and sophistication and pushes the boundaries in terms of exquisite finish, attention to detail, high specification and classical
styling. To receive not one, but two honours for The Birchwood at this early stage is truly astonishing and it is an endorsement of the effort, expertise and endless pursuit of excellence exhibited by the team.” Perched neatly in Park View Road, Ealing, W5, The Birchwood takes its name from the birch trees planted in its landscaped gardens. The west facing apartments boast expansive wrap-around terracing while the penthouse, comprising the entire top floor, has a stunning ‘skyhall’ affording 360 degree panoramic views towards The Shard and beyond. Downstairs, the garden apartment, which has already been sold off-plan, features a spacious courtyard garden – the perfect spot to while away lazy summer days. The residences at The Birchwood have been conceived and crafted with extraordinary attention to detail. From the gated underground car parking, to the lifts that provide access to each level, and the comfort cooling and smart technology in every apartment, everything is
designed to be life enhancing. The height of luxury, each residence features bespoke hand-crafted accoutrements, decadent marble kitchen and wet-room surfaces, rich natural wood architectural features and tantalisingly tactile wall and floor coverings. Adding to the appeal, Ealing – known as the Queen of the Suburbs – will also benefit from the launch of Crossrail next year, making travel time to Bond Street just 11 minutes. The 2017 UK Property Awards were assessed on design, quality, service, innovation, originality and commitment to sustainability – little wonder, then, that Fusion Residential and The Birchwood caught the eyes of the 70 industry experts who sat on the judging panel. In celebration, a flag announcing the win is set to be raised on the site and the Fusion Residential team are now looking forward to the launch next month. From the designer boutiques of Marylebone High Street to some of London’s most exciting eateries such as Chiltern Firehouse, via the Old Masters on display at the Wallace Collection and the hauntingly beautiful chamber music recitals at Wigmore Hall, you’ll find something to keep you entertained at any time of the day in this eclectic London village. And with some of the Capital’s finest housing stock on offer, it’s little wonder Marylebone gives neighbouring Mayfair a run for its money where property prices are concerned. While the area is characterised by grand Georgian terraces and attractive garden squares, you’ll also find quiet streets of pretty mews houses and a host of grand Edwardian and Victorian mansion flats PHOTO G R A P H Y KAT H Y ANNE LIM
LITTLE BLACK BOOK Working from her beauty room on New Cavendish Street, ‘Lash Queen’ Daxita Vaghela couldn’t feel more at home in Marylebone.
“I really love the mix in Marylebone: with independent shops amongst the bigger chain stores, you can find everything you need. And it’s so friendly that it feels like working in a village… I start my day with a latte from Amanzi Tea on New Cavendish Street, a few doors away from Atherton Cox, where one of my London beauty rooms is based. I’ve worked with the team there for so many years now; it feels like one big family. Colourist Ann Sneddon knows exactly the shade I like, while Pietro la Monica is my go-to for a cut and blow dry. I have recently trained my daughter Kajal in lash extensions and she’s now part of my team (and the only person I trust to touch my own lashes and brows!). I love to visit Paul Rothe & Son on Marylebone Lane for my lunch. It’s such a friendly place and their sandwiches are freshly made to order. At the end of a long day, it’s very handy to have Waitrose just around the corner for a food shop on the way home.” Atherton Cox, 18 New Cavendish Street, W1G (020 7487 4048; daxitavaghela.com)

According to Winkworth’s Jason Borrows, The Cock and Lion is a precious bastion of what a local pub should be. “It still has a traditional feel, whilst sensibly embracing the need to offer a little more,” he says. “There’s an excellent beer selection; good, reasonably priced
food and two sports screens – but it’s not an in-your-face sports bar. You’ll find a mix of locals, shop and office workers, and Wigmore Hall concertgoers here; few pubs are as friendly, pleasant or perfectly formed.” 62 Wigmore Street, W1U (020 7935 8727; cockandlion.co.uk)

How to have some fat-burning fun this Christmas Several studies have shown that exercise is good for children’s brains. But good luck with using that argument on a demobhappy child – especially one who got the latest tech toy for Christmas. Instead, try exercising by stealth: that’s doing activities that are so fun, they won’t even realise they’re exercising. Here are five for starters… 1. Skate up a sweat Where better for your kids to show off their moves than the ice rink at the Tower of London? The rink is actually inside the walls, so they’re skating in a slice of history. And if anyone shows signs of flagging, you can always threaten to lock them in the White Tower. hrp.org.uk 2. Climb The O2 If your children are nine or over, at least 1.2 metres tall and not petrified of heights, then this 52-metre climb is a must. The walkway is steep, but you’ll get payback in the form of a great view over London. And you’re attached to a wire the whole time, so you can’t fall further than on to your knees (in gratitude for making it back down). theo2.co.uk
3. Swim with a splash Swimming can lose its lustre in winter. But there’s swimming and there’s Aqua Splash, the inflatable obstacle course in the London Aquatics Centre. It comes in different lengths and degrees of difficulty, so Thorpedos and Eric the Eels are catered for. Kids have to be at least five for Aqua Splash and eight for the Extreme or Ultimate versions. londonaquaticscentre.org 4. Comb for lost treasures Mudlarking – searching the Thames riverbank for trinkets – is a great way to pick up pieces of the city’s history. On the south side, there are good spots outside Gabriel’s Wharf and the Tate Modern. On the north side, try near St. Paul’s, Southwark Bridge and Blackfriars Bridge. For more exercise, you can walk from site. See pla.co.uk for details of tide times and relevant permits 5. Hold a DIY disco If you can’t tempt your kids outdoors, bring the action inside instead – by hosting your own Christmas disco. Just let your kids choose the music, guests and who to have an awkward moment with under the mistletoe.
SETH BOLDEROW WETHERBY SENIOR SCHOOL What attracted you to the school? I’d already been working at a new school, Harrow International School Hong Kong. It was clear on my first visit to Wetherby Senior that the same new school ‘buzz’ was present here. It was also clear that the teaching was of a high quality, that the boys were actively engaged in their learning and that
strong relationships existed between all members of the school community. Can you describe the atmosphere? The school has a really strong community feel. There’s a culture of respect, combined with a genuine warmth and friendliness. The boys are proud of being part of something brand new.
What makes it different? We balance the traditional elements of an independent school education with a contemporary focus on the individual and developing the whole child. Our approach helps the boys to develop into independent and critical thinkers; it gives them a sense of personal and social responsibility and builds resilience.
Describe your personal educational ethos The Latin root of the word ‘education’, ‘educere’, means to ‘draw out’. That for me lies at the heart of a good education – drawing out and developing a child’s skills through a broad range of activities and experiences. Wetherby Senior School encourages academic excellence while celebrating all aspects of endeavour
Wetherby Senior School offers a broad education in a respectful, supportive environment that prepares boys aged 11 to 18 for the challenges of the modern world. Building on the rich heritage of the Wetherby Pre-Prep School and Wetherby Preparatory School, it welcomed its first pupils in 2015. As a member of the Alpha Plus Group of schools and colleges, Wetherby Senior School aims to nurture a love of learning, intellectual curiosity and academic excellence. This ethos is underpinned by a commitment
to the growth mindset – a belief that talents and abilities can be developed through effort, good teaching and persistence. In the two years since it opened, Wetherby Senior has swiftly built a reputation as a school with a strong community feel and outstanding teaching. In addition to offering the full range of traditional academic and creative subjects, Wetherby has embedded Philosophy and Learning Skills in the core curriculum up to the age of 16. Sport plays an important role in school life; boys have the opportunity to take part in an extensive range of activities, from fencing and indoor football, to table tennis, Yofit and basketball. The school also believes that children can learn as much outside the classroom as they do in it. With this in mind, Wetherby Senior offers a wide range of co-curricular activities that change year by year to reflect the interests of the boys,
and have included Mandarin, Model United Nations, Future Writers, drama and videography, to name just a handful. The school’s Marylebone location means that boys have easy access to the wealth of museums, art galleries and other cultural attractions that London has to offer. During the course of the year, the school also runs optional, academic and co-curricular expeditions: in the past, boys have climbed mountains in Snowdonia, visited the Large Hadron Collider in Geneva for Physics and toured battlefields
with the History department. The school is set to grow with a new building that will double the space available; the current Year 11 will become the first Year 12 in the new Sixth Form Centre which opens in September 2018. The new Sixth Form will give the boys the opportunity to take on significant leadership roles and develop the independence to transition to a top university in the UK or abroad. Wetherby Senior offers an all-round educational experience – one that gives pupils the opportunity to practise and apply skills and knowledge in a variety of contexts. Such an approach builds a more rounded, more flexible and more resilient adult, equipped with the knowledge and the experience to make the most of the opportunities they are presented with and the challenges they face. CLAUSE FOR CONCERN
Installing CCTV, keeping poultry, building a garden shed… these are just some of things you might be prevented from doing by the small print in your title deeds. Simon Nosworthy, head of residential property at Osbornes Law, explains what freehold restrictive and positive covenants are, and why home and landowners must take them seriously What is a restrictive covenant? A restrictive covenant is a provision, or promise, contained in deeds to land which restricts or limits its use. The proper term is a “burden” of a covenant. The covenant is bound to the land and may limit all future owners or occupiers at any time. Positive covenants: A positive covenant is a promise to do something, or to contribute money. So you may be under a positive covenant for the upkeep of a shared driveway, trees or a fence. The burden to deal with such matters does not generally tie in future owners of land. What’s the intention of a restrictive covenant? Restrictive covenants have been in existence for hundreds of years and were often designed to preserve the image of an area or development, and have been used to restrict the growth of commercial businesses within a residential area. A great local example is the 880 acres of North London that form the Hampstead Garden Suburb, where residents are bound by covenants to ensure the character of the suburb is preserved.
Are restrictive covenants enforceable? Simply put, yes they are – in the same way that any other contract is enforceable. If a covenant has been breached, the person who benefits from the covenant may sue the person who is bound by it. However, they may fail if, for example, the covenant is too uncertain or ambiguous to be enforceable, or if it’s contrary to public policy. Can you remove or modify a restrictive covenant? This can be done, but to do so you have to apply to HM Land Registry. Everyone who has an interest in the benefit of a particular covenant must be identified and all must agree to the discharge of the covenant. The body dealing with applications to discharge or modify restrictive covenants is the Upper Tribunal (Lands Chamber). What should you expect from your solicitor?
Before purchasing your property, your solicitor should bring to your attention any restrictive covenants that may appear on the title deeds. These would appear on the HM Land Registry register for the property. We are referring to freehold covenants in this article, but any leasehold covenants would appear in the lease to your property.
Your solicitor should investigate the extent to which these covenants maybe still enforceable and advise you as to the level of risk of enforcement in the event of a breach. In the event of a breach your solicitor should let you know whether to consider asking the seller to resolve the breach or take out restrictive covenant indemnity insurance. To discuss any of the issues raised in this article, contact Simon Nosworthy (firstname.lastname@example.org; 020 7485 8811) Osbornes Law can advise you on any residential or commercial property issue. The firm also has a specialist property disputes and litigation department which, in the first instance, will always seek to help you resolve a matter without going to Court. 28A Hampstead High Street, NW3 and Livery House, 7-9 Pratt Street, NW1 OSBORNES ONLINE

DELIVERING THE E XC E P T I O N A L Founded in 1980, Octagon continues to blaze a trail designing and building stunning luxury properties. Here, CEO Tim Banks shines a light on the company’s ethos, existing projects and some exciting future plans Tell us a bit about the company. Chartered Surveyors David James and Roger Wyatt founded Octagon nearly 40 years ago. They wanted to design and build residential and commercial properties in prime locations to the highest standards of specification and finish. Our main focus today is on prime residential areas inside the M25, in London and the Home Counties. Currently, homes range from £1.75 million to more than £20 million for one of our ‘super mansions’. These are often built by our Bespoke division to buyers’ precise requirements.
How have buyers’ expectations evolved in terms of luxury? Quality is paramount – that never changes. His and hers bathrooms and dressing rooms, cinema suites, cocktail bars and outdoor infinity pools are always warmly received. Also, homes that change effortlessly as lifestyles evolve – open plan kitchen/living rooms for growing families, nanny suites that can change into games rooms as children grow. Then there are the sophisticated add-ons, from separate catering kitchens and wine cellars, to outdoor plasma TVs and removable dance floors covering swimming pools.
What can buyers expect from an Octagon home? We’re known for our timeless classic architecture; our homes are designed to blend in well with the surrounding area. People tell us they can always spot an ‘Octagon’, not just by the exterior features, but also by the landscaped gardens – we’re famous for lavish planting.
What’s your approach to reviving existing buildings? We have a specialist team that focuses on the renovation and conversion of period buildings. They have a great deal of experience and are highly regarded by such bodies as English Heritage, Civic Trusts, Victorian Society and, of course, the various local councils who approve all of our period schemes.
What does next year hold for Octagon Bespoke Homes? We’ve trebled the number of bespoke projects we are working on over the last 18 months. Our bespoke commissions are extending across the south of England and we currently have multiple projects underway in London, Surrey, Essex, Buckinghamshire and Kent, and we’re consistently receiving new requests from even further afield! Tell us about some of your current developments. We have nine luxury townhouses in Fulham set to launch just after Christmas. Next to the Thames, they offer amazing views from roof terraces and balconies. We also have two classic detached homes in Surrey: Southlands, located on a private gated road in Esher, is on the market for £4.95 million, while Linley House, on the prestigious Weybridge Park estate, with five/six bedrooms and five bathrooms is £3.25 million. Any exciting new projects coming up? We have secured planning permission for a 25 acre, 125 home development in West Byfleet, where we will meticulously restore and convert the existing Grade II listed Broadoaks mansion alongside its adjoining lodges and coach house. And work is underway on one of our ‘super homes’ – a five-bedroom, sevenreception room house on Titlarks Hill in Sunningdale, Surrey, with a current guide price of £15 million.
