What do you hope to be doing this Christmas that wasn’t possible last year? I’m down to host our family festivities, and I can’t wait to get everybody together again after so long apart. Special care has gone into finding meaningful presents for one and all, and I’ve gone all out decorating the house. I’m going to be cooking Christmas dinner for my mum for the first time ever. Her incredible turkeys have gone down in family legend, so I’ve been feeling the weight of responsibility. So much so, that I sought advice from our brilliant local experts – what they told me was so useful that I had to share it with you. Indeed, whatever you need help with this Christmas, I’ll wager that the answers are in this issue. From tips on celebrating in sustainable style, to gift ideas that will show the recipient how much they’re loved, Fabric is all about the festive feels. Here’s hoping it’s one to remember…

7 December-30 January, Sadler’s Wells Christmas in London just wouldn’t be the same without Matthew Bourne. This year, the acclaimed choreographer revisits his seasonal classic, celebrating its 30th anniversary and marking 10 years since its last staging at Sadler’s Wells. The Nutcracker is indeed a festive staple but Bourne’s newly designed and reimagined Nutcracker! (note the exclamation point) promises a wonderfully irreverent interpretation. And that’s largely thanks to Anthony Ward’s candy bright sets and costumes. I am a firm believer that wreaths are not just for Christmas. Create or purchase winter wreaths that have seasonal colours, but not the traditional green and red of Christmas, and use them throughout the season – it is a great way to brighten up a January dinner table.
Last year didn’t go to plan… While we tried to make the best of a bad situation, Christmas just wasn’t the same – the best gift is being with loved ones, and for many, that just wasn’t possible. We’re determined to make up for it this December, though. We’ve gone to town on the tree, spent months sourcing the perfect presents for loved ones and now, thoughts are turning to making the meal truly memorable.
SETTING THE SCENE
THIS WINTER HAS A VERY DIFFERENT OUTLOOK TO LAST YEAR, AND THIS SHOULD BE REPRESENTED IN OUR CHRISTMAS TABLE, ALINA VORONOVA TELLS US. HER COMPANY, LIMONSIER HELPS CLIENTS TO CREATE BESPOKE, LUXURY DINING EXPERIENCES, FROM CATERING TO TABLESCAPING
When hosting at home, I always find that people gather in the kitchen. Why not embrace this and create a delicious and beautiful display of fresh ingredients and nibbles? Edible decorations are a great way to make a statement and work as wonderful relaxed hors d’oeuvres, which can be a centerpiece on the table, or in the space where you gather for a drink before sitting down to dinner. And it means less to clean up afterwards. In winter, we all crave comfort food and there is no reason not to serve such dishes, even for the fanciest of occasions. The trick is to serve your favourite dishes on beautiful plates. Cauliflower cheese served in a handmade orange glazed ceramic bowl, or roast potatoes on Ginori 1735 platter are all glamour! I would go for bold colours and designs to make simple dishes look wonderful. I think that the colours we use this Christmas should break slightly with tradition, as everyone gets into the swing of being able to host dinner parties again. My Christmas table will incorporate soft pink and lilac, paired with burgundy and a more traditional, deep forest green. I will be including elements of gold, from the cutlery to the decorations – but only hints – to add some sparkle to the table. Handwritten menus and place-cards are a must for me. They make the meal feel special and occasional, even if it is a small gathering. You want your guests to feel important and cared for and this is an easy way to do so. Playing with heights and shapes through candles helps to create atmosphere. I love tapered candles, but I make sure that I design the table to ensure I have them at different heights so that they create a dynamic flow. I also love to balance them with different shaped candles as that adds texture and character. This season I will have a lot of lower, rounder candles on my table to create a softer light, and I’ll use flowers to bring height to the table design. In winter the best flowers to use are dried – it is not the season for cut flowers. There are lots of florists doing wonderful things with dried flowers that bring warm colours to the table – this allows for some brighter hues to be used in the linen and tableware. Her new book, Celebrate (£20, Hardie Grant) is a celebration of food, community, cooking and being together with the people we love. “The irony is that I wrote the book during 2020, the year we had to figure out other ways to celebrate than being together with our nearest and dearest,” she explains. “I hope from here on in we can make up for that time and celebrate as much as we possibly can!” If you’re keen to make your festive feast more planet-friendly, there’s a whole section on planning a plant-based menu for the big day. Can’t imagine Christmas dinner without turkey? Why not start small with your entrées? Bettina suggests a delicious lentil pâté with caramelised pears. She says: “This can be made in individual pots or as a terrine. The thyme and pear offer an extra layer of flavour. This is one of those dishes that gets better with time.”
Ingredients
280 g pre-cooked brown lentils (I suggest cooking your own for this recipe, following packet instructions; 140 g dry weight) | 1 yellow onion, sliced | 4 garlic cloves, sliced | 2 tbsp olive oil, plus extra for frying and topping | 300 g chestnut mushrooms | 1 tbsp maple syrup | 1 tbsp tamari or soy sauce | 1 tbsp sherry | 20 g thyme leaves | salt and pepper, to taste
For the topping
1 small pear, sliced lengthways | a few sage leaves | sprigs of thyme
Method
1. Start by cooking the lentils, ensuring they are nice and soft. Once cooked, drain thoroughly and set aside to cool.
2. Fry the onion and garlic in some olive oil in a saucepan for a few minutes until soft.
3. Roughly chop or tear the mushrooms, including the stems, then add to the pan and cook for a further 5–10 minutes. Add the lentils and give everything a good stir. 4. Add the maple syrup, tamari/soy sauce, sherry, thyme, and salt and pepper. Stir well for a couple of minutes. 5. Transfer the mixture to a food processor or blender with the olive oil and blitz until smooth. 6. Pour into your desired pâté pot – for example, one large serving dish or a couple of ramekins. 7. To make the topping, heat some olive oil in a frying pan (skillet), fry the pears until nice and golden, then add the sage leaves and thyme sprigs and allow to warm through. 8. Add the fried pears and herbs to the top of the pâté, then pour over the remainder of the olive oil from the pan to cover and encapsulate the topping. If there is not enough to cover the topping by 5mm, add a little more olive oil. 9. Refrigerate the pâté for a couple of hours or overnight and wait for the top to solidify before serving.

WHILE CHAMPAGNE IS THE OBVIOUS CHOICE FOR CHRISTMAS CHEERS, IT’S BY NO MEANS THE ONLY OPTION WHEN IT COMES TO APERITIFS Hilary Witney of Highgate-based Sacred Distillery recommends getting creative with a simple cocktail. “Adding a dose of liqueur is a centuries-old way to add a glamorous edge to a glass of sparkling wine,” she explains. “Our Sacred Organic Sloe Gin is an English classic. The very essence of an English hedgerow, it is made with organic sloes which have been rested in Sacred Gin for two and a half years (which is a very long time!) – and then given an extra kick of juniper right before bottling. Rich and fruity, with a fantastic juniper-piney backbone, this is perfect in a hip flask for Christmas walks or as a delicious aperitif in a Sloe Gin Fizz.” And it couldn’t be more simple.

NOTHING SAYS CHRISTMAS LIKE TURKEY, BUT, DUE TO THEIR SIZE (AND THE FACT WE RARELY COOK THEM AT OTHER TIMES OF THE YEAR), THE PERFECT ROAST CAN PROVE ELUSIVE The team at Daylesford Organic advise that the key is to ensure that you leave ample time for the bird to rest. “Remember, every oven is different, so following your intuition when cooking your Christmas turkey is key,” they say. “If you think the turkey is cooked, test it by inserting a long skewer into the deepest part of the thigh. Press the skin around the skewer with a spoon and if the liquid that gathers is clear then the turkey is cooked. If the juices are pink, return the turkey to the oven to cook for a further 10-15 minutes. Test again and repeat if necessary. When you are confident that the turkey is done, remove it from the oven and cover generously with foil. Allow it to rest for at least 30-45 minutes before carving and serving.” For smaller groups, a crown may be better than a whole turkey, although these don’t always represent the best value. Instead, you might like to try this delicious Daylesford recipe for rolled turkey thighs with thyme and cranberry stuffing.

the meat. To do so, feel for the bone with the tip of the knife and cut until the bone is visible before cutting around it and loosening it from the surrounding meat. Remove any additional tendons, being sure to keep the underside of the leg intact if you can. 3. Once all bone and tendon has been removed, flatten each of the thighs. Lay side by side lengthways, overlapping the thinner ends of each thigh by about 5cm so that you have one long piece that you can roll up. Place a large piece of baking parchment onto your work surface. Lay the streaky bacon out on the baking parchment, taking care to overlap each rasher so that you have enough to encase the turkey thighs when they are rolled up. 4. Lay the overlapped turkey thighs on top of the bacon and arrange the stuffing evenly down the centre. Use the edge of the baking parchment to help you to start to roll up the thighs, using the longer edge as your starting point. Roll tightly until neatly sealed. Wrap the parchment around the outside, removing any excess from the ends. Wrap again in tinfoil, twisting the ends tightly until neat and secure. 5. The rolled thigh can now be stored in the fridge until you are ready to cook. 6. To cook, pre-heat the oven to 180°C and put the rolled thigh onto a baking tray (still in the foil wrapping). Roast in the oven for around 1 hour and 15 minutes being sure to turn it halfway through the cooking. Carefully remove the foil and test to see if the juices are running clear – if so, set aside to rest. Depending on the size of the thighs, you may need to return it to the oven uncovered for a further 10–15 minutes. 7. Set aside to rest for a good 15 minutes before slicing thickly and serving. Over time the traditional recipe evolved into a pudding, with the addition of fruits and honey. Eventually, the oats were removed and flour and eggs were added, making it more like the fruitcake we know and love today. If you’ve never made one before, Bettina Campolucci Bordi’s no-cook recipe from Celebrate is a great alternative – with echoes of that original. She tells us: “Making Christmas cake is such a time-consuming process. Don’t get me wrong, I love Christmas cake, but I enjoy my time with family even more. This is a great recipe to make with loved ones or given as a gift.”

Every Christmas pudding needs a good kick of booze. It’s Christmas after all.”

1. Add the ground almonds and oats to a food processor or
blender and pulse to make a flour. Add the flour to a large bowl.
1 orange | 1 unwaxed lemon | 100 g prunes | 1 eating apple | 75 g self-raising flour | ½ tsp sea salt | 2 tsp mixed spice | 1 tsp ground nutmeg | ¼ tsp ground cloves | 175 g unsalted butter, plus more for the pudding bowls | 200 g sultanas | 200 g raisins | 100 g currants | 75 g mixed peel | 50 g glacé cherries | 100 ml each stout and brandy | 200 g dark muscovado sugar | 25 g black treacle | 3 eggs, lightly beaten | 75 g fresh breadcrumbs
marmalade, cinnamon, mixed spice and whisky in a food processor or blender and mix until nicely incorporated. 3. Add the fruity mixture to the bowl of almond/oat flour and mix until well combined and feels sticky and mouldable. 4. Form the mixture into 16 small, bite-size balls and put on a plate lined with greaseproof (waxed) paper. Place in the fridge to firm up for 1 hour. 5. Meanwhile, make the icing by mixing the icing sugar and water into a paste. 6. Once the cake bites are ready, remove from the fridge and dip each one into the icing. Add a glacé cherry to the top of each bite and finish with a sprig of rosemary. These can be made for later or eaten straightaway.

Zest and juice the orange and zest the lemon. Chop the prunes. Grate the apple. Sift the flour, salt and spices together. Butter 2 x 1-litre pudding bowls.
Method
1. Soak the dried fruit, peel, cherries, apple and zests in the
orange juice, stout and brandy overnight, with sugar and treacle.
2. Next day, stir in the eggs and fold in the breadcrumbs. Melt the butter in a pan and add, then gently fold in the flour mixture.
3. Mix everything together and divide between the basins. Cover
each with a disc of baking parchment. If you are using ceramic pudding basins, tie a larger circle of baking parchment around with string, to cover the lips. If using a plastic basin, just pop its lid on. Steam over a low heat for six hours, keeping an eye on the water level so that it doesn’t run dry, then remove and cool. 4. Wrap in cling film and store until Christmas Day in a cool spot. 5. Your pudding will need a two-hour steam to heat through properly. Serve with brandy custard or double cream, not forgetting to ignite the pudding before you bring it to the table. Chefs Will Murray and Jack Croft first met in the kitchens of Heston Blumenthal’s Dinner, where they quickly realised they shared a passion for creative cooking and sustainable thinking. I love all types from a traditional Bengali chicken korma (not like your typical Indian) that’s complex and time consuming, to a straightforward but ever so satisfying Jamaican curry chicken that you can do in just 20 mins. What’s your signature dish? We’re best known for our ‘Real Jerk’ (chicken, lamb or, personal favourite, pork). Why? Because we take time to prepare it by brining and marinating for at least 24 hours in our secret jerk seasonings and then slow cook and smoke in traditional oil drum jerk pans. All in all, it’s got depth of flavour and is tender and aromatic!

The clue to the Lake District’s allure is in the name – throw in dramatic landscapes, wildflower meadows, tumbling waterfalls and triumphant peaks, and the pull is irresistible. While the weather isn’t always great (yes, there will likely be rain), it is one of the best places in the UK to enjoy the great outdoors. Whether hiking the fells (including England’s highest), scaling rock faces or taking to the water, there is something for thrill seekers of all persuasions in the beating heart of the beautiful Lake District. It’s not all high energy, though – exploring the pretty stone villages is a wonderful way to while away a weekend. And if relaxation is what you’re after, there are few places better to dial up the cosiness than at The Ro, in Bownesson-Windermere. The hotel is set in a beautiful, whitewashed building that has provided respite to travellers since the 19th century – it was formerly the Hydro Hotel, one of the area’s oldest and most popular hotels. Imposing and turreted, it was originally built as a hydropathic hotel, where folk would come to relax and rejuvenate. Refurbished and renamed, it is wonderful to see that this is still very much the case today; we can almost feel our cares dissolving as we walk through the doors into the welcoming reception area. As we are shown to our room, down long corridors with creaky floorboards, we can feel the building’s long history. The 87 rooms in the hotel range in size from the intimate and cosy, to suites boasting panoramic views of Lake Windermere. We are staying in the super lake view room, which feels discreetly luxurious, decorated in restful neutrals that take inspiration from the lake and surrounding landscape. Perfectly proportioned, with gorgeous high ceilings, it has a small sitting area, a luxurious en suite and a balcony. It is furnished with the largest, most comfortable bed, made up with crisp Egyptian cotton sheets (one of the great pleasures of hotel stays). Sliding open the doors to the balcony, we are rewarded with Instagrammable views over the glittering waters of Lake Windermere. While it’s tempting to watch the sun go down from the comfort of our room, there are cocktails to be drunk at the hotel’s 24-hour bar, so we freshen up and make our way downstairs. The bar has a sophisticated feel, proving that old buildings and contemporary comforts aren’t mutually exclusive. There are large floor-to-ceiling windows, statement lighting, fresh cut flowers on the tables and comfortable blue velvet chairs. The impeccably dressed staff are warm and friendly, with encyclopaedic drinks knowledge – it is clear that they take great pride in looking after their guests and getting the cocktails just right. Relaxed and light-filled, with a small lake-view terrace, this is a space that both hotel guests and locals can enjoy year round. The Ro proves a delightful base from which to explore, and the following morning, after a hearty self-serve breakfast, we spend the afternoon happily pottering the streets, strolling along the lakeshore, and visiting Mr McGregor’s Garden, made so familiar by Beatrix Potter and the mischievous little Peter Rabbit. Our weekend is over all too soon, but with luxury this effortless, I suspect it won’t be long before we make a return visit, next time, hopefully, for a little longer. There’s nothing quite like the scent of a real Christmas tree to evoke that warm and fuzzy feeling, but rather than heading to our nearest garden centre and choosing a freshly chopped 6ft spruce, a more sustainable option is to plump for a pot-grown tree. Deemer Cass, a Christmas tree and decorations specialist at London-based Fantastic Services recommends a pot-grown tree that can be used for many years to come. “Once the holiday season is over, our customers can move their tree outdoors with the pot so it can thrive and continue growing,” he says. If you’re looking for longevity, it’s worth noting that there’s a difference between potted and pot-grown Christmas trees. “Potted ones have been grown in soil, dug up, and popped in a pot for Christmas,” explains Deemer. “In the process, their roots are damaged and the tree will have experienced dangerous stress from re-planting once already. Our pot-grown Christmas trees have been in the pot from seedlings and have all their roots attached, so they adapt well when transplanted. They’re the most sustainable tree choice.”

JOHN SINCLAIR & ALICE SAUNDERS This creative couple’s home features in A New Leaf. The book explores properties whose plant-loving owners see foliage as a vital part of the décor

“I’m obsessed with plants, inside and outside the house,” says John, co-owner of design studio ustwo. “We’re lucky we have the space to even bring some outside plants inside with a few very large trees, like the two fiddle leaf fig trees that flank the barn’s entrance. These were rescued from Chiltern Firehouse and kindly donated by JamJar Flowers on the promise that I would take good care of them.” Repurposing is a common theme in this grand converted barn, which John shares with partner Alice, a rug designer. John bought the property in a very sorry state back in 2011 and despite doing the numbers and realising it would be cheaper to knock it down and start again, he wasn’t keen on building something from scratch. “I was far more interested in the challenge of bringing something back to life, working with the constraints the existing structure gave us,” he explains. “I hope if the original barn could speak, it would be very happy with its makeover.” Working with architects Liddicoat & Goldhill, John was able to use the property’s constraints to his advantage and really push creatively – as a designer with a love of architecture, he had a lot of ideas himself. Key design features include exposed ceilings, huge windows and a mezzanine accessed via a swooping black industrial helterskelter staircase – unquestionably the property’s pièce de résistance. “It’s my favourite design feature of the barn,” says Alice, “not only does it look beautiful with the tapering bricks all the way to the ceiling, but it’s very clever, the spiralling staircase cantilevers from a central column that provides both the structural support for the mezzanine above and houses our lovely fireplace.” While the property exudes an effortlessly laidback aesthetic thanks to its open-plan design – and the copious house plant collection – John reveals that the look could only come about with meticulous planning and, as per the barn’s doors and glazing, some seriously shrewd engineering. “The big
windows are hidden behind doors due to restraints from planning. They’re actually internal windows that are only visible when the end and side of the barn are opened to reveal them,” he explains. “The end opens using an electrically operated aircraft hangar door, and the side with two huge doors that tend to be opened for summer and closed for winter. The large 5m x 4m internal window that sits behind these doors pivots open using a geared pulley system and chains, these slowly open the 1.5 tonne door until it sits completely horizontally.” Floor-to ceiling windows offer an abundance of natural daylight, which the plants appreciate just as much as John and Alice. “We love our climbers, which have the effect of a natural green curtain draping over from the mezzanine,” Alice says. “When you arrive at the barn the first thing you see is our huge Philodendron Xanadu plant in the window. It feels very tropical and welcoming and the leaves push against the inside of the glass, soaking up as much sun as they can take.” But with such a commodious open-plan space, you’d wonder how the couple manage to achieve a cosy atmosphere once the sun goes down. “You can shut everything up once the sun sets, get the fire going and snuggle in below the mezzanine,” says John. “We have small lights nestled in between the rafters above the fireplace and these project a soft radial light. We can also control the colour and intensity of the lights in the main space, all helping to make the space feel cosy.” Alice talks of feeling “a real sense of relief” when she walks into the barn. Being surrounded by natural materials, not only in the foliage but in the furniture and the structure itself, offers a biophilic sense of calm that you just don’t get in a typical bricks and mortar semi. “The exposed original oak frame helps to soften the space,” she explains, “and it contrasts to some of the newer materials that have been used, like the concrete floor and steel frame. I like most where the old and new meet, like on the
floor in the main space and the mezzanine steels and oak. The steels have been kept in the original red oxide colour that they arrived in.” For John, a nature-inspired interior is a no-brainer. “I’m in my happy place surrounded by trees, so for me, no matter how old or modern a space is, natural materials are really important.” Just like the adopted fig trees and the old aircraft hangar door, so much of the barn comes with a fascinating backstory, whether pieces are sourced from reclamation yards, auctions, or eBay. “I always try to buy second-hand,” explains John. “I’m always looking for stuff, even if I don’t need it. So I already had links to lots of interesting fixtures and fittings before starting the project. I had boxes and boxes of second-hand taps, door handles and hinges that I’d collected over the years… I bought an entire bowling lane and turned a section of it into a big kitchen table, and most of the non-structural oak is from a second-hand small bridge that I bought from Norfolk.”

In fitting with the natural-meets-industrial décor, the property is peppered with design classics and functional mid-century furniture pieces. “The kitchen chairs are Fanett by Ilmari Tapiovaara, I purchased three different sets to mix and match,” reveals John. “The two large leather sofas are Model DS 47 from de Sede. These are buffalo leather and feel like they’ll last forever. And my first ever posh chair was the Eames Lounge Chair, and it’s still one of my favourites.” Together with a beautifully battered vintage Chesterfield and a set of angular, industrial pendant lights, the mix is as playful as it is homely. “I think the living room space with the open fire is my favourite spot,” says Alice. “There are really two halves to the main space, the working side (kitchen) and the relaxing side (living room). If we have people here then the kitchen becomes the focal area until after food. I love nothing better than a full day cooking with everyone chipping in, chatting, and enjoying a drink or two, then moving in under the mezzanine to a roaring open fire and relaxing on the sofas.” Indeed, much of the barn’s success is its flow, proving that with great design, big imagination – and a whole host of house plants – you can achieve a property less ordinary, and one that really works in harmony.

Our Capital is blessed with a number of stunning areas, each with their own charm and atmosphere, but none compare. I am possibly hugely biased, though, as Hampstead is where I was born, where I have spent my formative years and where my family have been running La Gaffe restaurant and accommodation since 1962. Growing up in the 70s, I fondly remember adventures on Hampstead Heath: discovering the wild and unkempt sections, buying ice cream from the van that was always parked by Whitestone Pond and topping it all off with a donkey ride. In the 80s Hampstead was the place to go out if you were in north London. I vividly remember meeting people from all over the city in the many pubs and bars that used to populate Hampstead. They were certainly fun times. As I grew older and started to work in our family business on Heath Street, I began to truly understand the draw of Hampstead. Not only from friends and neighbours who also lived and worked here, but from our visitors who came from all over
the world. Seeing the wonder in their eyes that such a place could exist so close to central London was eye-opening. The foresight of the City of London back in the 1700s to grant protected status to the expanse that comprises Hampstead Heath was truly inspired. It is a gift that keeps on giving! And this is the crux of why I love Hampstead. It is an oasis of calm in one of the world’s biggest cities; formerly a village for hundreds of years, it was engulfed as London prospered and grew in the industrial age, yet still, even in the 21st century, it manages to retain a village atmosphere. The history, the character and the uniqueness that are steeped in the land, the buildings and the people are everywhere to be seen. I consider myself blessed to have spent the majority of my life in Hampstead. T
here’s lots of evidence that exercise can enhance learning, particularly by helping children to plan, focus, remember instructions and juggle several tasks at once. Yet according to the Youth Sport Trust, the time allocated to PE in the curriculum has been cut more than almost any subject. And while the Government recommends two hours a week, it’s not mandatory. Knightsbridge School is at the opposite end of the scale. It runs two games and one PE session a week, despite not having playing grounds of its own. (It uses facilities in the Royal Hospital Grounds, Battersea Park, St. Luke’s Church, Imperial College or at other schools.) There’s yoga on Mondays or Fridays, and a wide range of extracurricular sports clubs, including fencing, lacrosse and karate. Seniors also have the opportunity to try individual sports, like hiking. And the school’s online HIIT sessions during lockdowns were so popular, they’re now part of face-to-face PE lessons. PE is even mandatory for the school’s first intake of GCSE students. The million-dollar question is: is it all working? “Yes!” says Sophie Pace, head of girls PE and
games. “Exercise increases the heart rate, sending more blood to the body and brain. So attention, focus and behaviour are much better during and after PE lessons. And pupils are more productive once they’ve released their energy.” Andy Hall, head of seniors, agrees. “I’ve been doing prefect applications, and one Year 7 girl said that since she’d joined a basketball team, her attention in school had increased, along with her leadership and team skills,” he says. “It reflects one of our founding principles, that striving for a healthy body and a healthy mind improves concentration.” Exercise has a positive impact on mood and behaviour, too. Pupils log their mood on a “mood meter” at the start of every lesson; reds and yellows often become greens after PE or games. And Andy tells children to take a walk around the floor, or to a trusted staff member and back, to solve behavioural issues in a classroom. “They reset by walking and breathing,” he says. As we’ve said, though, not every school offers such amazing provision. If your child needs a boost, Sophie suggests making small changes. “Can you walk to school, or go on your bike to the activities you’ve planned at the weekend? We caught up with a forward thinking teenager investing in property for the first time
Preston born and bred, Hamza was in a school run car accident at just 11. After a drawn out investigation, further complicated by Covid, his fiscal compensation was finally awarded when he was 18. He was immediately advised to invest in a pension. Hamza had a think about that, sought counsel from his parents and was inspired to seek out an alternative, less stilted direction. His mind drifted to thoughts of bricks and mortar… His mum and dad agreed, but were anxious. They encouraged him to look up north –they were familiar with the neighbourhoods and could even be his tenants. Hamza wasn’t so sure, and after a swift consultation with Mr Google up popped Buy to Let Hunter. Hamza met Adrian and Alex and found them relatable, trustworthy and they spoke the same language. Hamza tentatively asked for some advice and with some sensible guidance, he investigated all of his options with his new chums. “I was sold.” He sighed with relief.
There were a few struggles finding a mortgage broker, a scuffle with solicitors but eventually a loan was secured, an offer made and accepted, walls painted, furniture purchased and his two-bedroom semi was ready for the first guest. Buying his little house in Hitchin was a great move for Hamza: “I realised that I don’t want to buy up north: the returns are too low and anyway my parents would be able to reel me in on a thread if I bought near them.” His father argued that the money Hamza spent in Hitchin would buy him a mansion closer to home – but Hamza, his eye focussed on the future, stayed strong! Hamza feels confident in his decision to eschew a pension and take his place on the first step of the property ladder instead. “I can always sell it in a few years if my situation changes – or if I get married…” he added, eminently sensibly, understanding the flexibility of his choice.
Asked if he had any advice to anyone else considering speaking to the team at Buy to Let Hunter, Hamza said: “Adrian and Alex were very responsive to all my phone calls and emails throughout. Trust the process – even though other people might doubt you.” Hamza felt very supported throughout; a student studying PPE, Hamza plans to use the income from his property to help pay his tuition and living expenses. It will enable him to go on and pursue a master’s degree in environmental consultancy. “Working with the BTLH team was a very positive experience. I cannot imagine doing this on my own – but look! Now I am on the property ladder and a lot of the credit goes to Adrian and Alex!” Unlike most of us twice his age, Hamza has a clear view of his future, and has eschewed the usual options for a young lad with money in his pocket. Dealing with the loss of a loved one is difficult enough from an emotional standpoint, without having to negotiate the legal and financial processes, known as probate. When applying for a grant of probate, you are required to pay inheritance tax due on the estate at the same time. Knowing the value of the estate is essential for calculating the amount of tax due, so one of the main tasks of an executor is to produce a list of the deceased’s property and possessions at the time of their death, and a valuation for each. This is where expert help is invaluable – your loved one’s possessions are undoubtedly priceless to you, but knowing their monetary worth requires expert knowledge. Perry Field, owner of Simply Sold, is an antiques valuer who regularly helps clients to navigate these requirements. “Because of the nature of my work, when people employ my services, it is often at difficult times – having to clear the home of a loved one is always emotional,” he says. “Dealing with the practicalities can be challenging, which is where expert guidance can be invaluable – I can provide this on a discreet one-to-one basis. What’s your design ethos? I treat every project with the same meticulous attention to detail as if it were my own home, but I create spaces that are uniquely tailored to each client’s ‘story’ and what moves them. How did the London market fare in a turbulent 2021? Remarkably well: a desire for larger houses with outside space, fuelled by record low interest rates, resulted in a steady flow of transactions, and some locations have seen a surge in values by up to 15 per cent for certain categories of property. The third and fourth quarters of the year have seen an acute shortage of good quality inventory in both the sales and rental sectors, and with international buyers beginning to resurface in large numbers, everything would point to ongoing strong demand in 2022. Due to a shortage of labour and increased material costs, the demand for ‘turn key’ properties has extended from international to domestic purchasers, all favouring instant gratification and, in most instances, willing to pay the associated premium for the privilege. My advice to vendors is to transact simultaneously as it certainly doesn’t feel like the right time to be out of the market – continued strong demand along with the aforementioned labour shortages and increased material costs will surely result in further property inflation in our most desirable residential areas.
Period property or new build? Definitely period; Georgian or Edwardian. Take one person, dead, alive or fictional, out in London – who and where? The late, great Bobby Moore. We’d go back to Wembley to relive the 1966 World Cup final. Aliens attack – which London landmark would you save? St. Paul’s Cathedral – it’s such a gloriously majestic building. Creature comfort? Nothing for sale Professional Property Finder Deborah Stanton explains that despite an apparent lack of property for sale there are opportunities available if you know where to look Rising house prices driven by a lack of property for sale has been fuelling press headlines for many months. This has left numerous would-be homebuyers frustrated and despite ‘stalking’ property portals daily, the situation has shown no signs of improving over recent months. Unbeknown to many house hunters, some of the finest homes changing hands over the last 12 months have been sold ‘off market’. Whilst some buyers are vaguely aware of this method of sale, many hold the false assumption that only high value homes are sold this way, which is not the case, as this hidden element of the London property market has a wide range of opportunities for all budgets. Why do sellers choose off-market? There are no hard and fast rules as to why homes are sold off-market as this is usually influenced by market conditions and a seller’s personal circumstances. However, over recent years delicate and private sales because of death, divorce, debt or being well known locally, are frequently cited as motives for keeping a property sale off-market. With so little property openly available for sale over the last year, some sellers have become wary about selling too quickly and then not having anything to move to. Selling quietly to a patient buyer offers both certainty of sale and confidence to look in earnest for a new home without the usual pressures. As we approach Christmas there is also now the possibility that sellers planning to launch their

property for sale at the beginning of 2022 might now entertain a ‘one-off viewing’ from a serious party, whilst the property is technically off-market, yet to be advertised. Good news for buyers? On the face of it being able to purchase a property off-market sounds appealing for a buyer, as the property will usually be fresh to the market and there is normally less or no competition from other buyers. However, buying off-market can mean that the sellers will expect more flexibility with timescales, as they most likely will not have found themselves yet. The sellers are also likely to be expecting to achieve a full price, to prevent the property from being formally marketed and made available to other buyers. The art is to negotiate a deal where both buyers and sellers are both happy and neither feel outdone by the price agreed.
How do property finders find off-market homes? The key to a property finder’s success, and more importantly the value they offer to a client, is their contacts and involvement in their local community and surrounding areas. Contrary to popular belief it is not just the local estate agents that contribute to the supply of off market options provided to property finders. Interesting and normally discrete information can come from all manner of sources including solicitors, tax advisors, wealth managers, interior designers, or architects for example. Having been offered off-market opportunities, clients of a property finding firm can enjoy ‘preferred buyer’ status. This is due to a seller or their agent taking comfort from the fact that the buyer has chosen to be represented in their search, which further underlines their commitment to a transaction. In situations where a seller only wants to reveal their intention to sell to a select number of people, property finders are usually towards the top of the list to be notified. Whilst finding the right property to purchase is likely to remain challenging, it is by no means an insurmountable challenge, with the right experience, contacts, and access to all options in the market.
