I’m Steve Silveira, Studio Director, a licensed architect in Florida and Massachusetts, and a 35-year veteran of the architecture and construction industry. I’ve worked on various projects in the multifamily, hospitality, commercial, healthcare, and residential markets. As a Studio Director, I work with multiple clients throughout Florida and the Southeast. While my approach is practical, I deliver top-notch, elegant properties. I’m Tezja Panzik, Interior Design Studio Director and Florida-registered Interior Designer. Over the past 15 years, I’ve worked on projects in various markets, including hospitality, student housing, and luxury multifamily. Your project should capture the location’s creative essence through our shared designer-client vision and thoughtful, purposeful finish selections. I take pride in my attention to detail and strong team communications, which are the cornerstones of every successful project.
Fluid, fresh and coastal inspired, The Tides at Waterside is a build to rent community that combines community with a sense of place. Located in Sarasota, Florida, these bungalow style apartments feel more like a single-family home than apartments with private fenced in yards with turf and pavers. This walkable community is conveniently located close to shopping, dining, recreational and entertainment activities.
The unit amenities boast one- and two-bedroom models, full size washers and dryers, pet doors to the patio and yard, stainless steel appliances, dining/work table in kitchens, programmable thermostats, quartz countertops, vinyl plank flooring throughout, spacious walk-in closets, and screened-in patios.

TIDES AT WATERSIDE

Forum’s first BTR community, Estia at Lakewood Ranch, became a blueprint for success for subsequent BTR properties we designed for our client.
Estia’s single-family rental model is a relatively new real estate concept that targets renters who seek long-term housing with the benefits of traditional apartment amenities.
The Florida coastal-style gated community sits on 27 acres and comprises 230 residences: 102 one-bedroom attached duplexes and 128 stand-alone two-bedroom residences. They are all single-story, wood-frame homes with fibercement siding and private fenced backyards. The resident center is approximately 4,700 SF and offers a fitness center, clubroom, pet wash, car wash, coffee bar, yoga room with fitness-ondemand, dog park, outdoor fire pit, and pool with a sun deck.
Arena Villas at Blue Angel is a quaint BTR community of 117 wood-framed duplexes and townhomes in Pensacola, Florida. Each home includes one- and two-car attached garages for the one-story villas and one-car attached garages for the two-story townhomes in a neighborhood setting.
Community amenities include a pool, outdoor kitchen, and pet park, while the units offer open concept floor plans with walk-in closets, modern finishes, kitchen islands, and more.
