Winchester Property; are we in a Buyers’ or a Sellers’ Market?

Are you a Winchester homeowner considering a move in the next six to twelve months? Perhaps you're a buy-to-let landlord weighing up whether to expand or streamline your portfolio? Or maybe you’re a first-time buyer wondering if now is the right moment to take the plunge?

Whatever your position, knowing whether the Winchester market is currently favouring buyers or sellers will help you make informed decisions. The best way to measure whether we are in a buyers', balanced, or sellers' market is to analyse the proportion of properties marked as "Sold STC" or "Under Offer" compared to the total number of properties on the market.

For instance, if there are 300 Winchester properties on the market, of which 100 properties are sold stc/under offer and 200 available properties, 100 as a percentage of 300, equates to 33.3%.

How does Winchester compare?

Looking at historical data from the website, The Advisory, which has tracked this metric for years, we can observe some key trends for each February. (For this exercise, Winchester is SO21/22/23).

• In the years before the pandemic (2018/19/20), Winchester’s market hovered between 32% to 41% (remember the pandemic started in March 2020).

• Demand rebounded post pandemic in the summer of 2020, and continued into 2021 and 2022. In February 2021, the percentage had risen to 53% and in February 2022, it was at 67%.

• However, with the fallout of the ‘Liz Truss and Kwasi Kwarteng budget’ in late 2022, by the time we got to February 2023, it had settled quickly to 48%. By February 2024, the figure had softened again to 46%.

• Now, in February 2025, we see the figure falling further to 44%

Implications for the Winchester Property Market in 2025

The trend is clear. We are moving into a market place that is becoming unbalanced in favour of the limited numbers of buyers currently searching.

Implications for sellers: We are now in a Winchester property market where patience and strategy are essential. Buyers have more choice, meaning sellers must focus on pricing realistically and ensuring their home stands out. Overpricing will lead to extended time on the market (which seriously cuts down your chances of both selling and eventually getting your sale to exchange and completion).

That being said, well-presented and appropriately priced Winchester homes continue to attract solid interest. With mortgage rates stabilising, there is some confidence among buyers—but they are taking their time to make decisions. A proactive marketing approach, including good presentation, strong photography, and digital exposure, will be key to securing a sale in a reasonable timeframe.

Implications for buyers: Those in the market for a Winchester property in 2025 will find they have a little more breathing space compared to the frenzied activity of 2021/22. While desirable properties still attract competition, there are opportunities to negotiate on price or secure favourable terms, particularly on homes that have been on the market for a while.

We cannot stress the importance for any buyer to get your mortgage pre-approved before you start offering, as it seriously strengthens your position when making an offer. Also, consider broadening your search slightly—sometimes the best value can be found just outside the most sought-after areas.

With a new Government settling in and wider economic factors at play, there is much to consider for those looking to buy or sell in Winchester this year. The property market remains resilient, but expectations need to be adjusted to this more stable, ‘normal’ environment.

Last month, I mentioned that Apple was expected to update its entry-level iPhone, the SE. However, instead of an update, Apple discontinued the SE and introduced the iPhone 16e. The main drawback? The price, £599 for an entrylevel iPhone. Apple justifies this by claiming it is “AI-ready,” but what if you have no interest in these new AI features? A great alternative is a refurbished iPhone 13 or 14, both of which offer excellent value. These models start at under £300 for an iPhone 13 and still deliver outstanding performance, including high-quality cameras and compatibility with the latest iOS. The lower price is mainly because they lack AI capabilities, but for most users, that won’t be an issue. I’ve recently set up several of these for clients, and if you opt for one in “excellent” condition, it will feel like new. Contact me for details!

Amazon has also announced Alexa+, a new premium version of Alexa included with a Prime subscription. It promises enhanced features while the standard Alexa remains free to use—at least for now. If you’re unsure what’s included, just ask Alexa! Meanwhile, Apple has launched the latest MacBook Air models. The 13-inch version starts at £999, and the 15-inch at £1,199, both featuring the new M4 chip and a stunning Liquid Retina display. These laptops offer fantastic performance and great value. I’ve set up many for clients and can help you do the same. For the best deal, consider buying from John Lewis, which provides a two-year warranty, double Apple’s standard one-year coverage, and often offers better prices. Finally, this month marks the end of Skype, as Microsoft shifts its focus to Teams. If you’re looking for free alternatives for video calls, you can still use Google Meet, WhatsApp Video, and Apple’s FaceTime.

1. Make the most of pensions

Relying solely on your business to provide for retirement is risky.

Making contributions into a pension could help you save for retirement. As a business owner, you can make your own tax-efficient savings into your pension and make employer contributions that are deductible against corporation tax.

Your accountant can help you make the most of all the personal and business tax reliefs.

2. Protect against risks

Insure not just your business premises and stock, but also what’s arguably your most valuable asset – yourself. Protection against death and illness could be crucial. Also consider key person protection and shareholder protection to minimise disruption should the worst happen to one of your key members of staff or shareholders.

Finally, make sure your will states who will receive your shares or business interest when you pass away.

3. Plan your exit strategy

Planning your exit early could reap rewards. Work with a financial adviser to determine your ‘magic number’ – how much you would need from a sale to achieve your desired lifestyle. The adviser can also help you work out how much your future lifestyle might cost, and whether your finances are sufficient.

Note that from April 2026, the 100% rate of Business Relief will apply to the first £1m of combined qualifying assets. 50% of relief will be available for any assets above this value. This will give an effective 20% IHT rate.

Investments that aren’t listed on markets of recognised stock exchanges, including the Alternative Investment Market (AIM), will no longer benefit from full relief – the 50% rate will apply to the entire sum.

4. Don’t put all your eggs in one basket

While growing your business should be the priority, also consider investing across other asset classes, such as equities, bonds, and cash. This could help to cushion the impact if your company doesn’t perform quite as well as expected.

Wallop Artists Exhibition 2025

Wallop Artists is a group of amateur and professional Artists who share an interest and passion in a wide range of art.

We hold monthly evening and afternoon demonstrations in The Wallops Parish Hall, free to all members, where well known guest artists offer tips and hints, anecdotes and art history, whilst demonstrating in their chosen media. These friendly occasions offer a good opportunity for meeting and making new friends over a cuppa and cake. This time also allows for us to engage with the guest artists, view their works, and sometimes have the chance to buy their merchandise. Members can also invite friends to join them at these meetings for just £5.

We also run several full day workshops each year, where a professional artist leads participants through a very practical day. The individual advice and critique is a good way to be guided and supported, which helps us develop and learn different approaches and techniques. We gain inspiration and build self confidence in a variety of media and styles.

This year we are proud to promote and welcome you to our open exhibition which runs from the preview evening on Friday, 9th and then 10 - 5, Saturday, 10th and Sunday, 11th of May. Members have the opportunity to showcase and sell their work, which attracts visitors and buyers from a wide area.

We are really excited to have Pip McGarry opening the Friday evening Preview. Pip is a well renowned leading wildlife artist, and Artist in Residence at Marvell Zoo. Here is your chance to meet and chat to him.

2 LARGE ONIONS, THINLY SLICED

1 TEASPOON TOMATO PASTE

100G FRESH CORAINDER, CHOPPED

1 TABLESPOON UNSALTED BUTTER

½ CUP SLICED ALMONDS

2 TABLESPOONS CHOPPED CORAINDER

A SQUEEZE OF FRESH LEMON JUICE, TO TASTE

METHOD

In a bowl combine the lamb and salt, work the salt into the lamb and then leave to rest for approximately 1hr. Put the stock into a pan, bring to the boil and then remove from the heat. Place the dried apricots into the water a leave for 15 to 20 minutes.

Pre-heat the oven to 325F/160C/gas mark 3.

Add a few teaspoons of oil to a frying pan and brown the lamb until well browned on all sides, for around 10 minutes. Set aside browned meat on a plate. Use the excess oil in the pan to brown the thinly sliced onions, cook until softened. Do not let the onions burn. Return the cooked lamb and any juices on the plate to the frying pan with the onions. Add the tomato paste, ginger, 1 cinnamon stick, spices and cook until fragrant, around 2 minutes.

Find a suitable oven proof pot with lid. Place the cooked ingredients into the pot with the apricots and stock and half of the corainder. Cover the pot and cook in the oven for 2 1/2 to 3 hrs until lamb is tender, stirring the contents of the pot ocassionally. While the tagine is cooking heat the butter in a frying pan, add the sliced almonds, 1/4 teaspoon of salt and cook until lightly browned. Discard the cinnamon stick after cooking.

Serve in a traditional tagine if you have one. Top with the roasted almonds, and remaining coriander. Drizzle with fresh lemon juice to taste. Serve with couscous.

It’s time for Britain to step up and lead in the world

I’m sure many of you have been following the latest chaos from Trump. Things are moving so quickly that I’m sure by the time you’re reading this, some new major development has taken place. His wild and unpredictable actions like abandoning support to Ukraine, trade tariffs, and withdrawing from international bodies like the World Health Organisation (WHO), will have an effect on us here in the UK and in Winchester.

This delightful village pub has undergone many a change of use in its 600-year history. At one time or another the Inn has been a factory, a school, doubled up as a dentist and a private house. The Inn is so called because way back in history, it catered for the needs of the travelling Brushmakers who used the vale of Upham as their base when they were not touring the countryside selling the brooms which they made from the hazel sticks from the green hedges of Hampshire.

The village’s most famous resident was possibly the eighteenth-century poet and philosopher Edward young (1681-1765), born in the rectory, rector and author of ‘Night Thoughts’ illustrated by William Blake. I like to think he may have been in this very Inn when he penned “procrastination is the thief of time”.

During the English civil war, sometime after the battle of Cheriton (1644), Oliver Cromwell put up at this Inn, used it as his headquarters, thumbed his maps and laid his plans for the roundhead advance on Winchester (1645).

Not only to the seeker of haunted Inns, the Brushmakers Arms is a fascinating pub; it is

to support Ukraine where Trump will not. I know many people here in Winchester have long supported Ukraine and took in refugees. I’m proud of that support and proud to welcome Ukrainians here.

I am pleased to see our government recognise the need to lead on this security threat and work with our more reliable partners in Europe and the Commonwealth. The reality is that we do need to reverse the damage done to our armed forces by the previous Conservative government and begin to rebuild. Unfortunately this government has decided to meet these needs by sacrificing the poorest, with cuts to welfare and disability payments. At the same time, there are hugely profitable companies like the big banks, energy giants and tech industries who find it so easy to avoid paying their fair share.

The threat Trump poses to global public health could have significant repercussions for our health services here. He has withdrawn the US from the WHO, cast doubt on vaccines, and obliterated America’s overseas aid work almost overnight. To then see our own government look at all this and

decide that perhaps the UK should also cut its overseas development programmes is deeply alarming and a costly mistake.

This is not just a humanitarian issue for people overseas. It is a matter of national security. A threat anywhere in the world is a threat to the UK. Disease does not respect borders and with our NHS already struggling to cope each flu season, as our hospital in Winchester did over the winter, we cannot afford to abandon that line of defence which stops diseases taking hold before they spread to the UK.

With Trump taking America down an authoritarian path to our west, and Putin refusing to end his Imperial ambitions in the east, Britain is well placed to partner with democracies in Europe and Commonwealth allies like Canada to take a leading role in this world once again in a stand for freedom in the face of tyranny.

St Swithun’s prep win regional netball title

St Swithun’s Prep School in Winchester were crowned regional champions as they delivered a stellar sporting performance at the IAPS Regional Netball Tournament.

The all-girls squad went unbeaten throughout the whole tournament at King Edwards VI School despite some close games, and claimed a 7-4 victory in a hard-fought final against KES Prep School.

This win secures their place in the forthcoming IAPS National Finals where they will play against the top 20 schools in the country.

Competing against 15 schools from across the South East of England, Chloe E, Hennie E, Lizzie GB, Willow J, Arabella M, Dominique V and captain, Eva H, showed fantastic teamwork and are thrilled to now have the opportunity to compete at national level.

Team captain, Eva, commented, “Although we were nervous going into the tournament, we were also quietly confident as we have put a lot of work into developing our play and have even been practising every break time. We were really proud to be unbeaten in all of our games, especially the game against Newland House which was the toughest. We learnt a lot as a team throughout the tournament and are really looking forward to seeing how far we can push ourselves against new opposition at the Nationals. We are really excited!”

Head of St Swithun’s Prep, Liz Norris said, “We couldn’t be prouder of our prep netball squad for their dedication and perseverance on the netball courts to become regional champions. Not only have they accomplished something incredible for themselves, but as year 6 girls they are an inspiration to the younger pupils in our school. I wish them the best of luck for Nationals!”

The whole St Swithun’s community is incredibly proud of the squad’s achievement, and is excited about their participation at the National finals at Bryanston School.

Charity takes on Great Wall of China challenge

After the success of last year’s trek through the Sahara Desert, a local charity has announced their latest fundraising overseas challenge. And this time, they’re heading to Asia!

Winchester Hospice will be taking on the Great Wall of China is their latest fundraising adventure and they’re now looking for people to join them.

It's definitely not like a jumble sale – it’s cashless and there are even tills at the exit to pay for shopping all together, just like a high street shop.

Nearly New Sales are our biggest fundraising events of the year but they cannot happen without your support. If you have an attic full of preloved items, have you thought about selling them to raise funds for charity and be more eco-friendly at the same time? Anyone can sell at the Nearly New Sale; you don’t have to be a member of the NCT.

Sellers are charged a small registration fee and commission for having goods sold for them by the local volunteer team. These fees go towards the work of the NCT, including the

world, The Great Wall of China features on the bucket list of so many people. This trek offers you the opportunity to explore a little visited part of it, guided by travel experts who help you immerse yourself in the culture of local communities.

Our overseas adventures are designed to challenge you but they are, with a little training, achievable and you’ll be joined by a group of like-minded people which makes this trip perfect for small groups or those who want to try something on their own, all while supporting the care delivered by the hospice.”

The team will depart from Winchester on Saturday 7 November 2026 and head to Beijing where their trek of one of the wonders of the world will begin. Participants will be away for a week, returning on Sunday 15 November 2026.

During the trip, your exploration of the wall will take you through wild and remote landscapes with distant views of green rolling hills and mountain peaks. You’ll stay

local community branch and essential national services.

Sellers price and label all items at home and drop them off at the start of the day of the sale at the community centre; any unsold items are collected after the sale has ended. There’s no need to worry about displaying or haggling, and no need to stay all day – our team of volunteers will do the rest. Places fill up quickly so it’s best to register early – seller spaces for the last two sales sold out!

The sale is run entirely by helpers, so volunteering really does make a difference to the success of the day and to the money that the branch makes for future activity. A small organizing committee and a large team of 40 on-the-day volunteers work together to set up the event, so we’re really grateful for all offers to help out. Helping on the day gives the benefit of early access shopping as well as priority seller booking and reduced commission on any items you're selling – plus, it's a great way to meet other local parents!

You don’t have to be an NCT member to volunteer, and it’s great fun helping at the sale and doing your bit to help support parents both locally and nationally.

What is Legacy Action Week?

Legacy Action Week is the time of year when we smaller local charities come together to remind people that we’re as equally deserving as the larger, more well-known institutions. This year it’s running from April 7 to April 13. We’d like Legacy Action Week to be an annual event that informs people about gift-making, donations and legacy decisions. And we hope more charities like us will sign up each year.

Why is it happening?

Winchester is home to all kinds of charities. But we smaller ones can sometimes struggle to get the awareness and recognition we need in order to help the people who need us. To fund the vital work we do, donations and gifts from legacies are crucial. Together, our charities help people from the moment they’re born all through their life to the moment of their passing - a whole life cycle. And each of us plays a vital part in helping the people of Winchester and the surrounding communities live better lives. Legacy Action Week will help us pool our resources and make Winchester people aware of the help we provide.

When does it start?

It starts April 7 and runs through till April 13. Look out for events and activities during the week and check out this site in the comings weeks for more information.

Which charities are involved?

At present 8 charities are taking part. These are Trinity, Winchester Hospice, Play to the Crowd, St John’s, Friends of the Family, Winchester Youth Counselling, Winchester Young Carers and Winchester Gold.

“Perfect Pitch” Concerts at the Hospital of St.Cross

“Perfect Pitch” Thursday Lunchtime Concerts at The Hospital of St Cross, Winchester, return again this year in April, following a highly successful second season in 2024.

Concert Organiser Graham Davies, one of the Brothers of St Cross Hospital organises and introduces the concerts which take place in the beautiful Chapel. The cream of Hampshire’s young music talent will be performing with Winchester Schools well represented and the Leader of The National Youth Orchestra, Rose Gosney will perform on 1st May. Outstanding students from The Royal Academy of Music and The Royal College of Music will also feature.

The principal aim of the “Perfect Pitch” Lunchtime Concerts is to provide young music students, on their musical journey, with encouragement and a performing opportunity in the beautiful surroundings of Chapel of St Cross.

Exciting Plans for the ‘New’ Chesil

Theatre Unveiled

Chesil Theatre is set for an exciting future as plans for a new extension were announced at a special event for members and invited guests at the Chesil Street theatre. The fundraising campaign aims to support the development of a modern addition to the much-loved historic theatre.

For over 150 years, the Company has been a cornerstone of top-class entertainment in Winchester. Now, Chesil Theatre looks forward to a bright future with a new development next to its medieval Listed Building, which it has occupied since 1962. The planned scheme will feature a light-filled entrance and bar/foyer, studio and community space, improved accessibility facilities, and overall enhancements throughout the theatre. A major fundraising campaign is now underway, targeting £1.2m to complete the project.

“Perfect Pitch” are delighted to be working with Hampshire Music Education Hub in the delivery of the 2025 concert season. This exciting new partnership aims to inspire and nurture young musical talent across Hampshire, providing students with opportunities to develop their performance skills using the concert season in the beautiful chapel of the Hospital of St Cross. Together, we hope to foster a lifelong enjoyment of performing live music, enhance the already exceptional music educational opportunities, and strengthen community bonds through the power of music.

Jo Matthews, with a successful history of fundraising for Shakespeare’s Globe Theatre and past Chairman of Little Theatre Guild, provided inspiration at the campaign launch.

She commented:

“I am thrilled to be part of this transformative journey for the Chesil Theatre. The development will not only enhance the theatre’s historic charm but also create new opportunities for community engagement and artistic expression.”

Chairman Stephanie Danby said: “Starting from spring 2025 onwards, we will begin changing the street scene in Chesil Street for the better. We look forward to the Winchester community – individuals, groups and businesses - joining us on this exciting journey. We’re grateful for the long-term encouragement and support from Winchester City Council and appreciate their grant to kickstart our campaign.”

The 2025 series will begin on 24th April and continue on every Thursday at 12.30 until 30th October 2025. The series will offer variety and the music performed will be accessible and cater for all tastes. They will be free to attend, with a retiring collection to be donated to The Hospital. Examples of the projects for 2025 improvements to The Chapel, include:upgrading LED lighting in the Chapel and new draught proof curtains to the West Door. The opening concert on the 24th April will be given by the outstanding pianist from The Royal Academy of Music in London – Katya Grabova, whose concert last year received rave reviews and is not be missed.

Refreshments will be available before and after all concerts in The Hundred Men’s Hall.
