In Memoriam

Our friend and colleague, Paul Valcheff, passed away on March 18th, surrounded by his family. Paul was a dedicated BOD member serving his second term and was the liaison to the Pool Committee. He made invaluable contributions to our community and continued to serve even as his illness progressed. He will be deeply missed.

Finance

• The Finance Committee has completed our internal audit of 2024 expenditures and confirmed that all audited transactions adhered to Windermere Financial Policies and Procedures.

• Reserve Funds: We have reinvested $210k from a maturing CD into an 18-month CD. Our Reserve Fund is designated for major repairs and replacements of communal areas and assets.

• Our Reserve Funds are held in Money Market accounts and CDs to maximize our ROI, and all accounts are FDIC protected.

Landscape and Maintenance

• Pool Area Revamp: The shrubs and plantings around the pool area are outdated and need a fresh look. This is a primary focus as we head into summer. Russell Landscaping has provided conceptual designs for six areas around the pool to enhance its visual appeal. We have solicited proposals and will have the project completed by May 10th, our opening day.

• We will be installing permanent plantings on the two islands at Trammel and Daves Creek this Spring due to the ongoing deer damage to our seasonal flowers.

• Proposals for repair, crack sealing, and sealcoating of the cart path have been obtained, and we will be proceeding with that project in the coming months. Please note that access to certain areas will be temporarily blocked during these repairs but we will communicate the closures via email.

ARC

• Stacy and Seth at the Lodge are always available

for any questions regarding the modification process. The ARC appreciates your cooperation in helping to keep our community looking its best and ensuring the protection of our property values.

Tennis and Pickleball

• Low-pressure cleaning of mold and mildew on courts 7, 8, 9, and 10 will be performed this Spring.

• Pickleball courts will be resurfaced with crack repairs scheduled for the week of April 28th.

• All court reservations can be made at http://www.reservemycourt.com and can be viewed on the TV at the main tennis pavilion.

• Bennington Courts will be resurfaced with crack repair this Spring.

Pool

• Maintenance work has begun at the pool. We have painted the pergola signage, cupola on the pavilion, pressure washed the pool deck and installed new pool rules signs. We will also be painting the doors and shutters on the lap pool building prior to opening.

• We are pleased to announce that our working relationship with the Windermere Waves swim team has been more formalized, ensuring better coordination and support for their activities.

• Our Windermere community now has an accessible wheelchair to use at our pool. For more details see the pool section of the Newsletter.

Social

• We are always looking for new ideas and recommendations for community events! If you have any suggestions, such as bingo nights, food truck events, or other activities, please let us know. Your input helps us create engaging and enjoyable experiences for everyone.

ARC REQUESTS

Does your home need some work? Are you thinking about renovating?

Section 1.01 Modifications Requiring Approval

Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.

Section 1.02 Submittals

(a) Process

A three-step process as follows:

(i)Complete online Application for Modification form

(ii) Gather required supporting documentation

(iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process

There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.

Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior

to starting the review process. Fees are payable via check or money order.

If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows:

Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission.

Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission.

At the discretion of the Association Manager, certain projects may not be permitted to be rushed.

Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $350. Contact us at windermereactivities@comcast.net if you do not receive a decision letter.

Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

The ARC has implemented a final step in the ARC modification process.You will be required to submit a completion form at the end of the process.Our compliance coordinator will be following up to ensure that the project was completed as approved.Please be aware that any changes from the original request will need to be resubmitted to be approved,and to ensure that our records of the modification are accurate. If the project is not completed as approved,you will be charged with an unapproved modification fine.Additionally,the time frame to start a project is now 45 days and it must be completed within 90 days.

As we approach Mother’s Day on Sunday, May 11, 2025, it’s a perfect time to reflect on the incredible contributions of mothers in our Windermere community. Whether they’re juggling careers, managing households, or volunteering their time, moms are the backbone of our neighborhood.

The Heart of the Home

Mothers are often the heart of the home, providing love, support, and guidance to their families. Their tireless efforts ensure that our homes are places of comfort and joy. From early morning routines to late-night homework help, moms are always there, making sure everything runs smoothly.

Community Champions

Beyond their own families, many mothers in Windermere are active in community events and initiatives. They organize fundraisers, participate in local clubs, and support our schools. Their dedication helps to create a vibrant and connected community.

A Day to Honor

Mother’s Day is a special occasion to show appreciation for all that moms do. Whether it’s a heartfelt card, a bouquet of flowers, or a simple “thank you,” let’s take the time to celebrate the mothers in our lives. Their unwavering love and commitment deserve recognition not just on Mother’s Day, but every day.

The Origin of Mother’s Day

The origin of Mother’s Day is associated with Miss Anna M. Jarvis, born on May 1, 1864. Jarvis was deeply concerned about the neglect shown to mothers by grown children. After her own mother’s death in 1905, she grieved and sought to honor her mother’s memory. In 1907, Jarvis promoted a Mother’s Day service at her church in Grafton, West Virginia, and donated carnations, her mother’s favorite flower, to every mother in the congregation. May 10, 1908, is recognized as the first official Mother’s Day celebration.

Anna Jarvis worked tirelessly to promote the holiday, writing letters to churches, politicians, and city leaders. She enlisted the help of John Wanamaker, a pioneer of marketing and advertising, and Henry J. Heinz of Heinz Ketchup fame to start a movement. Her efforts resulted in a resolution passed by Congress, dedicating the second Sunday in May as Mother’s Day. By 1911, all states in the union had Mother’s Day proclamations. Jarvis was very clear that the holiday should be called “Mother’s” Day (singular) to honor the best mother who ever lived—yours.

To ensure our newly resurfaced pickleball courts remain in excellent condition as peak season approaches and demand increases, please refrain from walking on the courts unless you are actively playing To avoid scuffing the surface, make sure to wear tennis or pickleball shoes Additionally, pets, skateboards, and scooters are not permitted on the courts Serve deep. Out of all the things to be focused on with your serve, this is one of the most important concepts Serving deep does two things: it keeps your opponent away from the kitchen (which is a good thing) and it makes their return serve shot harder since it’s further away Try not to worry about power, just focus on getting it as deep as you can

A Few Notes from the Tennis Committee

• The Committee meets on the Third Tuesday of every month at 5PM.

• Resident Use: The Tennis and Pickleball facilities are for resident use. There is a maximum of three non-resident guests per resident for each reserved court.

• The Pickleball Courts will be resurfaced the week of April 28th (weather permitting) and will be down for about a week.

• Tennis Courts 7/8 & 9/10 will be pressure washed this month. Those Courts will not be available for two days.

• Court lighting is on a timer (6PM to 11PM). Please use the light switches at the courts to turn on lights. Do not attempt to open the fuse box or adjust the timers.

• Please help keep our courts clean. After playing, throw trash away, recycle used balls, reset tables and chairs, and turn off court lights and gazabo heaters/fans.

• Spring is here! With warmer weather, court activity will pick up. Let’s work together to keep the facilities clean, respectful, and available for resident use.

• Resident-Only Courts: Tennis and pickleball courts are for Windermere residents and their guests (up to three per resident). They are not open to the public.

• Pickleball & Teen Play: We love seeing teenagers enjoy the courts! Please remind older kids to be respectful of others and take care of the facility.

• Security Update: Beginning in May, private security will monitor the courts to ensure resident access, prevent disrespectful behavior, and maintain a positive environment.

Golf Cart Laws and Safety on Roadways

The Board of Directors is asking for your cooperation and assistance. We as a Board are very concerned about the rise of unlicensed youths operating golf carts.

In the event you don’t know the Georgia laws in this area, please see the information below that was prepared by the Forsyth County Sheriff’s Office. The bottom line is that no person should be at the wheel of a golf cart unless they have a valid drivers’ license.

In the coming weeks, the Forsyth County Sheriff’s Office will be stepping up enforcement of the Georgia Code. If the situation doesn’t resolve itself, the Sheriff’s Office has informed us that parents may be ticketed for allowing their children to illegally operate these vehicles.

As always, please call 911 or the non-emergency number at 770-781-3087 to report suspicious persons as well as unsafe or illegal operation of a motor vehicle.

Windermere Board of Directors

Per Georgia law, residents are required obey the following rules:

A golf cart, legally defined as a motorized cart, may operate on roadways when all of the following elements of law are met:

1) Operate during daylight hours only (O.C.G.A. 40-6-330). May, however, operate at night if they meet the equipment requirements of 49 Code of Federal Registry 571.500: headlights, taillights, brake lights, and turn signals; 2) Operate only on a roadway with a posted maximum speed limit of 35 MPH or less (O.C.G.A. 40-6-362);

3) Must be equipped with an amber strobe light that is visible for 500 feet to the rear and front (O.C.G.A. 40-6-362)

4) The operator possesses a valid driver’s license (O.C.G.A. 40-5-20 and Coker v. State, Georgia Court of Appeals. June 13, 2003);

5) Slow Moving Emblem (16 inch red/orange retro-reflective triangle) is visibly attached to the rear (O.C.G.A. 40-8-4 (a)).

Other Restrictions:

6) Impeding the normal flow of traffic is prohibited: a golf cart or other may not drive “at such a slow speed as to impede the normal and reasonable movement of traffic” (O.C.G.A. 40-6-184), e.g., operating in a 35 mph zone that prevents a following vehicle from driving the posted speed limit.

7) Occupants: Children under the age of 6 prohibited from riding as a passenger, for “a child passenger restraining system” shall be provided in all passenger vehicles (O.C.G.A. 48-8-76). Occupants must only ride in a proper seat position.

Legal exemptions: Registration (tag) is not required (40-2-20 exempts motorized carts), and Insurance is not required (34-33-2 only registered vehicles require Insurance).

Dear Windermere Residents, we are just around the corner from the official opening of the 2025 season! At this time, we would like to acknowledge all the effort that goes into preparing the pool and planning for a successful and enjoyable season by our Property Manager, Seth, and Lodge Office Administrator, Stacy. Many thanks to our team for all your hard work!

We are very excited about the major landscape rejuvenation project that has been completed this year. Our Opening Day kickoff party will feature music and frozen frenzee! Many more great events and entertainment throughout the season are planned, including the very popular fireworks.

Look for details of upcoming events in the monthly newsletters and through e-mail blasts. Be sure and sign up for e-mail blasts with Stacy at the Lodge Office if you have not done so already, so you can receive up to the minute updates. Please note the following reminders, but most importantly, please carefully review the entire Pool Rules details found in the Pool Information Packet. Amenities Access Cards / Pool Stickers

Access cards with 2025 stickers must be used by residents for admittance to the pool area. 2025 stickers may be obtained in person at the Lodge by the adult homeowner or resident. No children, nannies, or other family members may obtain stickers. You are asked to read and familiarize yourself with the Pool Rules in the Pool Info Packet and bring the signed Acknowledgement form and your two access cards with you when you pick up your sticker. Amenities access cards are available to residents who are current on their HOA dues and fees.

Pool Hours and Guarded Schedule

The pool opens each day at 5:00 a.m. for residents to swim at your own risk. The pool closes each evening when lifeguards go off duty. Lifeguards-on-duty schedule is detailed on Page 4 of the Pool Information Packet.

Pool Safety: ATTENTION ALL RESIDENTS!!

Please be aware that the Pool Rules are intended to ensure a safe environment for all residents. Also, understand that Lifeguards are primarily responsible for life safety. Parents are responsible for monitoring and supervising their children at all times, while in the water and on deck, and ensuring they observe the rules for their own safety as well as that of other residents. We ask that you give your utmost attention to this and your full understanding and cooperation to the Lifeguards. Please immediately bring to the attention of a Lifeguard or Pool Manager, any unsafe situation or behavior or infraction of Rules you observe taking place in the pool or pool area.

Unsupervised Minors

Please be aware of the rules and violation policy (Rule 1.D.) which will be strictly enforced.

OPENING DAY IS SATURDAY, MAY 10!

Water Slide

Weak and non-swimmers are not permitted to use the slide, including all that use flotation devices, i.e., life vests). Also, buckles, metal, ornamental clothing or life jackets are not permitted on the slide (Rule 1.F.iii.c).

The following procedure will be followed by all who wish to access the slide. The line to ride the slide will form on the pool deck at the bottom of the slide stairs. Only ONE person at a time is allowed on each stair platform (meaning one person is allowed on the top platform and ONE person is allowed on the middle platform). Parents accompanying their small children are the only exception. Please see full water slide rules in the Pool Info Packet.

Lap Pool / Lap Lane

One lap lane is available at all times and is to be kept clear for lap swimmers. (Rule 1.H).

Swim Diapers & Covers

Swim diapers and plastic pants that fit snuggly around the waist and legs are required for all incontinent individuals. Parents may be asked to verify that a child is wearing a swim diaper and plastic pants (Rule 1.E).

Rafts and Floats

No rafts, inflatables, or propeller type devices are allowed in pools, as these can create a visual impediment for the lifeguards. To clarify, swim vests, noodles, arm floats, infant tubes and swim aids are the only flotation devices permitted (Rule 1.N).

Proper Attire

Attire appropriate for a family friendly association is required at all times. Please, No thongs or “cheekys” (Rule 2.P)

Registration fees include a team t-shirt (must register by April 30th), team celebrations and treats, end of season banquet and league fees; team and league late fees apply April 16th onward.

The Waves swim team is a recreational team open to all children 5 years or older who can swim 25 yards unas-

sisted. We focus on building stroke technique, team camaraderie and enjoyment for the sport. Swimmers will learn how to do all 4 strokes - freestyle, backstroke, breaststroke and butterfly (freestyle and backstroke only for 6 & under age group). Swimmers will also enjoy fun activities such as treat days, “Fun Skills Fridays”, themed meets and swimmer of the week awards.

Windermere Waves Swim Team and Pool Closures

Practices begin on May 12 and will be held Monday-Thursday 4:30-7:30 pm until school closes May 22.

Beginning May 27, practice schedule Monday-Friday 8:00 am12:45 pm through July 1.

There may additional practices Monday-Friday from 8:00-10:00 am through July21 for GRPA State Meets.

The Waves are hosting two swim meets on two Thursday’s dates TBD. On these two dates only, the entire pool facility will be closed at 3:00 pm for the remainder of the day.

The wheelchair is designed specifically for pool use, featuring durable, water-resistant materials and easy maneuverability to ensure a smooth transition from the deck to the water. This initiative reflects our ongoing commitment to fostering a welcoming environment for all residents of our community. We’ve heard your feedback, and we’re proud to act on it— ensuring that everyone has the opportunity to splash, relax, and make memories by the poolside. The

accessible wheelchair will be available for pool opening, and our lifeguards are ready to assist anyone who needs help getting in and out of the water. So, grab your swimsuits and come enjoy the pool starting May 10th—we can’t wait to see you there!

Which Dogs Shed The Least?

When we think about ALL of the fur our homes have accumulated over the years with our dear precious pups, we could probably stuff thousands of pillows....LOL! My husband and I have always taken in rescues so we never actually made a choice to choose a pup of preference and we loved them just the same!

Every breed sheds at least a tiny bit. In fact, it may be compared to humans...losing a normal amount each day. However, as many of us know, a handful of fur from many breeds may easily appear in our hands with some simple petting. And vacuuming becomes a daily or twice a day chore!

Below are a few breeds who shed the least:

1. Maltese - Small breed weighing 1-8 lbs. Silky smooth white coat that can grow long, but no undercoat, thus shedding is very light.

2. Dachshund - They have one of three different coats - short, long or wired. Those with short or wired hair barely shed at all.

3. Poodle - Have abundance of curly hair, yet shed very little.

4. Havanese - Small breed that has a double coat of thick silky hair that requires grooming, but barely shed at all.

5. Schnauzer - There are 3 types - miniature, standard and giant. Grooming is required, but very light shedding.

6. Komondor - Very distinctive coat that resembles dreadlocks, but minimal amount of shedding.

7. Boston Terrier - Friendly, easily trainable small dog with a very short coat.

8. Italian Greyhound - Petite build with a very short coat.

9. Bichon Frise - Small pup with thick white curly coat yet rarely sheds much.

10. Irish Water Spaniel - Large breed with thick dense curls that need brushing often and are prone to matting.

So those are just a few to consider if shedding is indeed a big issue at your house. However, don’t miss out on a wonderful pup just because it leaves some hair behind!

FREQUENT VIOLATION REMINDERS

We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are:

GARAGE & YARD SALES

Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.

MAILBOXES

Please make sure that mailboxes are not faded and that mailboxes numbers are easily visible.

TRASH CANS

They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.

Rule Update: Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.

Lodge & Fitness Center

Please read all posted signs before entering the gym. Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/ after usage, and employ social distancing. Lastly, please limit your work out to no more than 2 hours when others are wanting to use the facility.

• The fitness center is open to all Windermere residents 7 days a week.

• The center is closed for deep cleaning every Monday, Wednesday and Friday mornings from 9 AM to 10 AM.

• Exercise at your own risk.

• No one under 15 is allowed in the fitness center without adult supervision.

• Supervised children over the age of 12 are allowed to use the equipment.

• You must be current on your dues to access the fitness center

The primary purpose of the Amenities within Windermere are to promote fellowship among property owners. The use of the facility is generally intended to be limited to owners, their families and their personal guests. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday). Reservations are taken on a first come, first serve basis. The reservation occurs upon the receipt of all fees and a signed contract agreement. Verbal holds will not be accepted under any circumstances.
