Introduction Founded in the 1920’s, Hacking & Paterson have been involved in the management of residential and commercial properties for almost a century. As a firm, we specialise in the factoring of modern residential developments and receiving appointments from most national house building companies and local businesses. With a wealth of experience, we have also created departments which deal directly with property factoring and client and contractor relationship as well as building surveying and property insurance.

As a Scottish firm, we take pride in supporting the property industry of our home land; to this day the vast majority of our portfolio remains within traditional Scottish tenements.

With around 120 employees across our Glasgow and Edinburgh offices - each with significant experience in their respective fields - we are confident that we can provide our clients in Scotland with an unrivalled Property Factoring Service.

Despite our incredible growth, honest and high-principled ethics continue remain at the heart of the firm. We are strong supporters of the Property Managers Association (Scotland) Limited - who have a strict Code of Practice for memberships - and are members of the British Property Federation. Throughout 2017, we have focused upon pushing our teams to join the Institute of Residential Property Management; this process is scheduled to run into 2018.

Estimated Running Costs To prepare homeowners for likely running costs, we have provided a list of anticipated charges. It must be noted that the level of service and standards sought by homeowners will have a direct impact on the estimates provided. The input of owners at future meetings will be important in tailoring the level and quality of services to meet their expectations; this is an area where we are willing to adopt a flexible and pragmatic approach.

To prepare the initial estimate, we established a balance between expenditure and service. We assessed a level of expenditure which will provide a reasonable standard of upkeep and a service which seeks to maintain the long term value of a homeowners investment in their homes.

We recommend that all new developments incorporate a requirement for a contribution to be made into a cyclical maintenance fund; this can be used for essential future expenditure. For developments with common structures, play areas and planting, saved funds could be used for replenishment/replacements; this prevents the need to approach homeowners for additional sums. We would recommend an annual contribution of £8.00 per homeowner.

If a cyclonical fund was appointed for an initial set period of time, we would be delighted to deposit £2000.00 in the name of the body of homeowners. This could be used as an additional incentive for prospective purchasers at the development.
