[HOME RETROFIT]

This was a co-housing project. Ms. Oldenburg, 72 owns a house that is now too big for her. She would like to move her 75 year old widowed friend into her family house but need to consider their lifestyle needs. They required substantial alterations/renovations to their home to accommodate their new living arrangement. The design concept was SENSE OF BELONGING + PURPOSE. A home with spaces that foster connection, community, and independence, while empowering and inspiring older adults to continue pursuing their passions and interest. This will be achieved through the implementation of accessibility and universal design features, opportunities for physical and cognitive engagement; support for autonomy, encouraging intergenerational exchange;and promoting social engagement. All within a multisensory and welcoming environment!

Enhanced Insulation: To adhere to code requirements, the project intelligently integrated additional insulation into the current walls. This strategic step ensures that the space not only meets regulatory standards but also enhances energy efficiency and comfort, creating a well-insulated and sustainable living environment.

Underpinning Transformation: The project ingeniously utilized underpinning techniques to raise the basement’s height, converting it into a comfortable living space tailored to the client’s private requirements.

12 BASEMENT GROUND FLOOR SECOND

Preserved Façade: The building’s original façade was thoughtfully retained, maintaining its distinctive character while seamlessly incorporating new elements to enhance functionality.

Modern Metal Siding: A modern aesthetic was introduced through the addition of metal siding, infusing the house with contemporary flair. This choice not only lends a modern look but also complements the existing structure, achieving a harmonious balance between traditional and innovative design elements.

MELBERT HEIGHT

The Melbert Heights, a mid-rise multigenerational condiminium complex located on the Melbert and Rathburn intersection is a one of a kind building that fuses exceptional interior design with the property’s architectural DNA to create a big, bold and beautiful structure that captivates the eye and gives residents a range of perspectives that engages the imagination. The incorporation of an indoor/outdoor design with numerous hangout areas around the building help with communication while still retaining aspects of an apartment complex that draws people to renting the place. The residents are expected to see netural colour schemes such as off whites, squash oranges and lincolin greens. the design also includes liveliness from plants that will be scattered among the complex including green roofs that are designed efficiently to reduce energy use and help residents feel closer to nature.

BMW CAR DEALERSHIP

The design of this project was inspired by the front grill of the 2021 BMW M3. For this design Project we came to an agreement is one of the biggest German car manufactures. They are also the very few manufactures that have fulling electric sedans, SUVs, various amount vehicles that use gasoline. In our Dealership we wanted to have a top view of the show rooms, so we added

agreement that we should use BMW. BMW SUVs, and sport cars. They also have added a mezzanine.

Exterior

For our two-story BMW Dealership, for the exterior walls we chose to use Glazed Curtain walls for the front of our dealership. The Curtain walls are floor to ceiling to get the most natural lighting to show off the cars and Curtain walling has a beautiful aesthetic finish to it. Curtain walling is also rated highly for sustainability.

For the other exterior wall material, we chose to use reinforced Poured Concrete. Concrete is popular for most dealerships because it is highly sustainable, durable, and long lasting with thermal insulation also quick when installing.

For the exterior fast lane, we used Metal tiles and for the other service area we chose to us metal siding. Metal tiles will not chip, scratch, stain, or break which makes it an amazing durable material. Metal siding is also extremely durable, and it also resists cracking in bad weather.

Flooring

For the interior flooring for our Dealership, we chose to use Porcelain floor tiles. Porcelain Floor tiles is used by most dealerships for example Ford located in Windsor the biggest dealership in Canada. Porcelain is sustainable, very tough and it is very easy to keep clean.
