Commercial development is a hot commodity in northern St. Johns County, where thousands of houses are proposed and stores, offices, restaurants and entertainment venues are projected to follow. That’s on top of the existing communities, such as Nocatee. To serve that market, developer David Ergisi hopes to break
ground in the first quarter of 2019 on the Fountains at St. Johns, a 186,000-square-foot retail, restaurant and medicaloffice development north along County Road 210, east of Interstate 95. There also are up to four outparcels. “The vision is for this to be the best synergistic multiuse development in Northeast Florida,”
said Ergisi, president and CEO of Cross Regions Real Estate. He said he hopes to complete the first phase of 30,000 to 60,000 square feet by yearend 2019 and then start on the remaining space for completion by the end of 2020. Ergisi formed DAR Investments One LLC to buy the 23.8 acres in May for the Fountains at
St. Johns and said he has a contract to buy 30 acres to the north to develop as Fountains North. That would be bought under another LLC. Ergisi paid $4.34 million for the property, according to St. Johns County property records. He declined to estimate the total SEE MATHIS, PAGE 2

The Millennia Companies, new owners of Eureka Gardens and three other low-income Jacksonville apartment communities, assured its residents Thursday it will invest $44 million to renovate the neglected properties. Cleveland-based Millennia Housing Development
Ltd. closed on its purchase of the four low-income Jacksonville apartment complexes Oct. 24 for almost $51 million from Global Ministries Foundation. Millennia held a groundbreaking at Eureka Gardens at 1214 Labelle St. in West Jacksonville attended by CEO Frank Sinito, Mayor Lenny Curry, City Council member Garrett Dennis, other city leaders and residents. Curry, who spoke with and posed for pictures with residents before and after the groundbreaking, said he previously witnessed conditions inside many of the Eureka Gardens units that were horrific. Above Athletics to add wellness building Above Athletics, a sports and recreation facility at 14797 Philips Highway, plans to complete a more than $8 million second phase in May to comprise a three-story, 26,000 square-foot building. Tenants will include Rainbow Pediatric Center and Blue32Jax, which offers cryotherapy. Current tenants are First Coast Gymnastics, Above Basketball Academy, 5 Tool Training, MaxFit and BASL Soccer.
