Burlington, Five Below and Jana Japanese Steakhouse are among five new tenants announced Tuesday for The Pavilion at Durbin Park, the shopping center under development in northern St. Johns County.

Also coming are CareSpot Urgent Care, Heartland Dental and Hand & Stone Massage and Facial Spa. The project’s partners, Gate Petroleum Co. and Gatlin Development Co., said that 80 percent of the development’s 650,000-square feet of commercial space has been leased.

The businesses are part of the first phase of the shopping center at Race Track Road and the recently completed State Road 9B extension. Gate and Gatlin announced 17 tenants in February that included Walmart, Home Depot and several restaurants and services. Restaurants include Tropical Smoothie, Salsas Mexican Restaurant, Smoothie King, Kazu Sushi, Keke’s Breakfast Cafe, Your Pie and Firehouse Subs.

Services include Lee Nails, Great Clips, Korial Cleaners, Baptist Primary Care, Verizon, Sprint and Chase Bank. Gate also is building a convenience store and car wash that will open this winter. A 12-screen Cinemark movie theater was announced this month. Walmart is scheduled to open Nov. 7, according to a company spokesperson. Opening dates for the other

stores have not been released. Durbin Park will be built over 1,600 acres in four phases, with up to 2.4 million square feet of retail spaces entitled for the development. Bass Pro Shops has been announced as the anchor for the second phase of the project.

Financial services company taking more fourth-floor space at Riverplace Tower. Macquarie Group, with at least 145 Jacksonville employees, is expanding in the 28-story Riverplace Tower on the Downtown Southbank. The city is reviewing plans for the Australia-based company to renovate 12,826 square feet of space on the fourth and fifth floors at the 1301 Riverplace Blvd. tower. Dav-Lin Interior Contractors is the contractor for the $685,625 project. Macquarie Holdings USA Inc. also applied for a certificate of use for the space.

Melissa McNamara, senior vice president of corporate communications and investor relations for Macquarie Group in New York, said the company declines to comment. The financial services company opened in Jacksonville in February 2016 on the fifth floor of Riverplace Tower and leased the fourth story in anticipation of growth. Macquarie initially leased about 17,500 square feet on the fifth floor, which was set up for 125 employees, but could fit more. The fourth floor is a similar size. In 2017, Macquarie Group filed plans to move into half of the fourth floor. Brasfield & Gorrie LLC was the contractor for the $602,778 project to build-out the interior of 8,650 square feet of space. That permit was approved in June 2017 and the fourth-floor space officially opened Aug. 14, 2017, according to the city. Plans indicate the company now will occupy all of the fourth floor. Macquarie’s new plans show that it will renovate 5,184 square feet on the fifth floor and 7,642 square feet on the fourth floor. SEE MATHIS, PAGE 2

Visitors and prospective tenants and buyers at eTown could soon have a place to check in for more information. Carlton Construction Inc. is set to build the eTown Welcome Center at the southern entrance to the residential and commercial development off Interstate 295. The city is reviewing a permit application for Carlton Construction to build the singlestory welcome center at a cost of almost $1.7 million at 11003 E-Town Parkway. Plans show the center will comprise 4,020 square feet of interior space and 1,363 square feet of unenclosed space. ELM Inc. is the architect and interior design is by Design Cooperative LLC. Construction permit issued for hotel The city issued a permit Monday for construction of the 93-room TownePlace Suites by Marriott at 13741 Beach Blvd., near Hodges Boulevard. Compass Group Inc. will build the six-story hotel next to the Hampton Inn & Suites at a construction cost of $7 million. SNS Hotel Group Inc. owns the property. Bank OZK issued an almost $7.44 million mortgage Oct. 27. Plans were filed for the hotel in 2016. SNS Hotel Group is led by Kirit Patidar, who is the manager of Beaches Hospitality LLC. That group owns the Hampton Inn & Suites on the adjoining site at 13733 Beach Blvd.
