Owner LLC bought 17.09 acres, including a pond, from members of the Skinner family for development of a 276-unit apartment complex. It paid $6.7 million for the land. First Coast Energy LLP paid $3.286 million for 2.85 acres for a Daily’s store.
Hawkers Asian Street Fare in the Riverside neighborhood will undergo a major renovation, according to a building permit issued Tuesday. The city approved a $415,518 permit for Hawkers Five Points LLC to remodel and expand the location at 1001 Park St. “ We ’ v e listened to every bit of feedback from our team and guests, Harrell and we felt it was time to make a few enhancements,” Hawkers CEO and co-founder Kaleb Harrell said. He said the work should begin in February or March and is expected to be completed this summer. In a follow-up email, Hawkers Communications Manager Esther McIlvain said it was too early to know if the restaurant will close during construction. “If we do have to have any closure, it will be minimal,” McIlvain said. “We know people want their noodles.” The project will expand Hawkers’ footprint for the first time since opening in Five Points in 2014.

The hotel is one of three projects planned at the Kernan West site that include the Bainbridge Jacksonville apartments and a Daily’s gas station.
A Courtyard by Marriott is proposed along Kernan Boulevard, south of the University of North Florida, completing the Kernan West site the Skinner family has been selling for development. The city issued a conditional capacity availability statement last week that shows Impact Properties Inc. wants to develop a 121-room hotel on 2.23 acres at northwest Kernan and Butler boulevards. The five-story, 73,409-squarefoot hotel will have 123 parking spaces. Impact Properties posted on its website that it anticipates a 2020 opening for the Courtyard by Marriott at Butler and Kernan boulevards. Jatin Kanji, Impact Properties asset manager for North Florida, said the site is near UNF, St. Johns Town Center, Mayo Clinic and Skinner land south of Butler Boulevard expected to be developed.

Shutdown: Federal courts set a new deadline The Administrative Office of the U.S. Courts says it can sustain funded operations until Jan. 31. The judiciary previously said it would run out of money Friday because of the partial government shutdown. According to a news release from the courts, the extended deadline was achieved by deferring operating costs and using court filing fees and other available balances. If funding runs out before Congress enacts a new continuing resolution or full-year funding, the judiciary would operate under the terms of the Anti-Deficiency Act, which permits mission-critical work.
