This magazine is for anyone interested in becoming a manufactured homeowner, whether it’s your very first home or you currently live in a site-built dwelling. FMHA’s mission since its inception has been to promote the benefits of modern manufactured home living, and it is our hope through PorchViews that we’ll introduce you, and others, to everything that factory-built homes have to offer in 2025.

Manufactured Home Sizes
COZY, SPACIOUS, AND EVERYTHING IN BETWEEN
When you’re shopping for a manufactured home, you may see them referred to as a single-wide, double-wide, or by some other terms. But what do these names mean, exactly? Well, they refer to a manufactured home’s size, which has to do with the nature of the home’s construction. Here’s what you need to know about the different types of manufactured home sizes:
Single-Wide
A single-wide is the smallest type of manufactured home. They are almost always a rectangular shape and are usually two or three-bedroom homes with one or two bathrooms. Homeowners often add a porch to create more living space, square footage, and curb appeal. You may also see them referred to as "single-section" homes since they’re built as one singular, complete unit.
• Width: 12 to 18 feet
• Length: 40 to 80 feet
• Square Footage: 480 to 1,440 square feet
Double-Wide
Double-wides are one of the most popular types of manufactured home. They provide substantially more space than single-wides while remaining affordable. Double-wides are usually moved in sections and attached together at the homesite. They offer many floor plan options that single-wides can’t, including the open manufactured home floor plans popular with many of today’s buyers.
• Width: 20 to 36 feet
• Length: 32 to 80 feet
• Square Footage: 640 to 2,560 square feet
Triple-Wide
Triple-wide manufactured homes come in three sections and have the greatest variety of options for home configurations. These include many that give the appearance of a site-built home. Triple-wides offer the greatest amount of space among common manufactured home sizes. And, they're great for large families, folks with lots of pets, or anyone who simply needs more space.
• Width: 30 to 54 feet
• Length: 32 to 80 feet
• Square Footage: 960 to 3,600+ square feet
And for EVEN LARGER homes, quadruple-wide manufactured homes offer many similar benefits of triple-wides on a greater scale. While these are more rare than the other sizes of manufactured homes that we’ve mentioned, they’re a great option for those looking for a large home.

These can add considerable square footage, as well as potentially increasing the value of your manufactured home. There are many manufactured home communities in the Sunshine State that offer waterfront or near-coast living at an affordable price. Some offer a lake in the heart of the

But, there’s plenty of work and preparation involved, particularly when it comes to the financial side. How can you best prepare financially to become a homeowner? Research Market Prices
Both your budget and your search will need a baseline—a set of prices that will give you a good idea what manufactured homes are currently selling for. A great way to do this is to research market prices in your local ZIP codes (if you want to stay in your area) or the ZIP codes of cities across the state.
You’ll quickly discover that market prices vary greatly across the Sunshine State. This is why the phrase “location, location, location” is so important when it comes to buying a manufactured home; the more desirable the area is, the more of a premium you’ll pay to live there. Finding current home prices is a great way to set a realistic budget right off the bat!
Single-Wide Homes Are a Good Place to Start
You may find during your research that manufactured homes are described as being a “single-wide,” “doublewide,” or as larger multisections. In fact, we have an article in this edition of PorchViews about the different
sizes of manufactured homes on the market today! These terms refer to how many sections the home has. The more sections to a home, the larger and more expansive the home will be.
Single-wide homes, which are made up of just one section, are by far the most affordable type of manufactured home. Manufactured homes in this size meet the needs of the vast majority of people, making them a great option even if you’re bringing your family with you.
Consider Renting
In addition to being able to search for manufactured homes for sale, you can look for homes for rent near you. This can be a great option if you’re looking to move into a manufactured home without paying a down payment.
It’s easy to rent a manufactured home in communities, too. Many communities offer manufactured homes for rent where you can access all of the amenities that they have to offer.
These are just a few ways that you can find budget-friendly manufactured homes for sale. The reality is that everyone’s financial situation is different, but there are great manufactured homes in Florida for anyone with any budget.

ManufacturedHousing Terms You Need to Know
This term refers to any factory-built house made after 1976 that is constructed entirely in a factory, and then moved to the homesite. Why 1976? Well, that’s the year when the U.S. Department of Housing and Urban Development enacted the “HUD Code” that defines strict safety and quality standards for manufactured homes.

Mobile Home
This term refers to any manufactured home built prior to the HUD Code being enacted in 1976. Many use “mobile home” as a catch-all term for all factory-built homes, but that’s not an accurate definition.

Modular Home
Similar to manufactured homes, these types of homes are also built in a factory. However, they are brought to the homesite in sections and then assembled there. Additionally, modular homes do not follow the federal HUD Code, but instead are built to state and local guidelines.
4 RV
An RV is a trailer or motorhome with basic amenities meant for leisurely travel. These are not in the same family as manufactured homes. Many tiny homes are considered to be RVs because they sit on permanent wheels and are often built to the RV building codes.

Tiny Home
A tiny home is a manufactured home that is generally less than 400 square feet. These are rarely used as permanent residences, unlike manufactured or modular homes.

This is a type of tiny home that’s no more than 400 square feet, and is meant for long-term or permanent placement in RV parks.

Accessory Dwelling Unit
A secondary home added to a residential lot to expand living space or generate rental income. Like park models, these are almost always 400 square feet or less.

Interior design trends for manufactured homes, just like all trends, come and go. The important thing is being on the cutting edge today to have your home turn heads! Here are some design trends to use that should keep your home fun, fashionable, and "oh so Florida" in 2025!
Bold, Eclectic Flair
The era of subtle, understated colors when it comes to paint and furniture is on its way out. Today, homeowners are finding increasing freedom selecting loud, bold colors that not only make a statement, but reflect their personality. Beige, sage, and taupe are making way for orange, green, and purple as homeowners embrace eclectic, often unconventional color pairings.
The trend towards bold and loud design choices doesn’t just cover color choices, though. We’ll keep this one brief, since we have an entire article in this magazine dedicated to the eco-friendly benefits of manufactured homes. But, it’s worth underscoring that eco-friendly everything, from appliances to home models, are still on the rise years after they first became prominent. Is living in an energy-efficient manufactured home a priority for you? If so, keep an eye out for models that offer modern insulation, low-energy mode appliances, and other innovations. These will help save money on your electric bill. A home for sale that mentions a high “Energy Star” rating is another good thing to look out for.
Functional Tiny Spaces
This trend has been going strong for a few years without signs of slowing down! Manufactured homebuyers are looking for functional tiny spaces in their homes that they can turn into home offices, mudrooms, easy-access storage, and more. These spaces can be as simple as a nook inside a wall or as large as an exit hallway leading to your back door. They can even be used for things like laundry appliances or pet supply storage/ dog washing stations, too! The possibilities with a functional tiny space are limitless, and really comes down to a homebuyer’s imagination.
Nature’s Beauty
Homebuyers are bringing the outdoors indoors to spruce up their home with some of their favorite greenery. Whether it’s a hanging plant, floor plant, or even some veggies that you grow on your windowsill, there are loads of benefits to bringing nature into your home in 2025. Lots of studies have shown that plants inside the home may improve the quality of your indoor air. They’re also reported to have benefits relating to stress relief and productivity.

In Florida, just like any other state, you’ll find that manufactured homes are sold in either a community, or on private land. But what are the pros and cons of each? Which option should you, as a prospective manufactured home buyer, consider? Let’s take a look at manufactured home living in both a community setting and on private land!
Community Living
Amenities and Utilities Included
Two of the biggest perks of living in a manufactured home community are on-site amenities and the possibility of utility costs included in your lot rent. In a majority of cases, community amenities will be included at no extra charge, and utility coverage in your lot rent will make monthly bill management easier!
While amenities will vary from park to park, some of the most popular amenities found in modern communities include:
• Golf courses and putting greens
• Pools and spas
• Clubhouses
• Athletic facilities, such as pickleball courts
• Boat and RV Storage
• Walking trails
• Dog parks
• Libraries
• Fitness centers
• BBQ areas
You may also find that some communities cover certain utilities in your lot rent. These can include trash pickup, water/sewer, and more recently high-speed internet. Check with a community you’re interested in to see which amenities, if any, they cover.
On-Site Management Team
Many manufactured home communities are staffed by an on-site management team. These staffers make sure the park is clean, secure, and ensure smooth day-to-day operations. Your park management team is available to you should you have any questions regarding your rent, amenities, or community guidelines.
Easy MoveIn Process
Nine times out of ten, if you’re moving into a manufactured home community, you’re moving into a manufactured home that’s already been sited there. If so, then the normal preparations needed for move-in (water hook-up, electrical access, land-leveling) have already been taken care of, making your movein process a smooth one.
Living on Private Land

The most obvious benefit of owning a manufactured home with the acreage included is the freedom that comes with owning the property outright. By owning a manufactured home on private land, you have nearly limitless possibilities when it comes to landscaping your home. Whether you decide to build a fence, plant some bushes, or do something else with your land entirely, you can take advantage of having your own land with more flexibility to do what you want with it.
More Financing Options
When you reach the financing part of the process, there are different loan types that allow buyers to finance a manufactured home with land at the same time. The most common type of loan for something like this is called a “land-home loan.” These are loans that, true to their namesake, bundle the land and home together in one easy package.
There are also “construction to permanent” loans, too. The constructionto-permanent loan, also known as a “C to P mortgage,” includes the ability to purchase land with a manufactured home. From there, “draws” or payments are available for site improvements. While these types of loans aren’t as common as land-home loans for private land, it’s another way to finance your home that wouldn’t be at your disposal if you bought a home in a community. At the end of the day, we’re not here to tell you whether buying a manufactured home in a park or on private land is better.
Both options are incredibly popular among manufactured homeowners and have incredible benefits that stand on their own. The decision to either live in a community or buy a home on private land is dependent on one’s personal preferences. If you prefer owning your
own plot of land, private land is the way to go. For those that enjoy the amenities of a manufactured home community as well as the extra security, the lifestyle of a manufactured home community, staff management, and peace of mind, that may be the preferable option.

Manufactured homes are more energy efficient than site-built homes because they are factory-built. Since they're built inside of a factory and then shipped to the home site, the building process is streamlined for quality. Factory-built homes are built to a specific, usually pre-set floor plan and often produced in multiples. So, there’s less leeway needed during the building process for unforeseen issues, delays (weather or otherwise), and
errors. Such an efficient building process in a factory also means less waste and less pollution overall—truly giving you a home that is constructed in a more environmentally-friendly fashion.
Low-Energy Appliances
Energy-efficient appliances are becoming the norm in both new and pre-owned manufactured homes. They not only work faster and quieter than ever, but promote even more energy savings than in years past. For instance, washers and dryers now offer “low energy mode” that wash and dry your clothes using far less energy than normal. Dishwashers can now work similarly, too. Modern manufactured homes may include these appliances as standard.
