s fall begins, South Floridians enter into a time of year when we genuinely love living here. As heavy afternoon rainstorms give way to slight decreases in temperature, we’re reminded why we’re the envy of the country for our year-round beach weather and cooler evenings that beg for outdoor entertaining and hang time. And with the advent of new technologies that make our home more efficient, smarter, and automate processes that used to be chores on a weekend to-do list, we have more time to cultivate, thrive, and ultimately create aspirational spaces that welcome us home. In this issue, we’ve rounded up a few of the newest apps, software, and hardware that make our everyday lives just a little bit more, dare we say … luxurious? THE LOOK OF LUXURY What does a show stopping champagne-hued living room in Hamptons and the Penthouse of Miami Beach’s Ritz-Carlton have in common? The magic touch of Britto Charette. The award-winning Wynwoodbased studio is responsible for the luxurious interiors of today’s most discerning global clients. But with the rising demand for tech integration and “smart homes,” has timeless luxury lost its luster? Brito Charette’s Principal David Charrete doesn’t seem to think so. Speaking from the forefront of Miami’s greatest interiors, Charette weighs in on his signature style. the meaning of luxury, and the relationship between good design and emerging technology.

The “Britto Charette look” is instantly recognizable. How do you define your signature style? The look has changed—we have a lot of neutrals now in a warmer tone/palette with brass, gold, stone. We use materials that are “luxury quality.” Our response to a project in LA, Aspen, NY will be different because we look at context. But what gives it the Britto Charette look is due to continuity: texture, layering, lighting. We keep elements simple so they don’t compete with each other. We often have one dynamic element that everything pivots around. What has been your biggest source of inspiration this year? I love how technology has made stone pieces much more accessible—from coffee tables to accessories. We’ve been experimenting with stone in our own industrial designs. I’m also inspired by the way it is becoming more acceptable for designers and artists in general to do a variety of things. Anything goes. You aren’t relegated to one way of looking at anything and that’s truly inspiring. How do you balance emerging technology with timeless design? We rely on tech but we make it subservient to the design. We don’t design rooms where the tech is obvious or unsightly. We encourage clients to hide the tech—whether in a headboard or within furniture. And we work with some incredible vendors who help us accomplish this.

How does virtual staging play into your process of creating a space? We don’t do virtual staging. We do photorealistic renderings and they’re a critical part of our process from the very beginning. They help us to manage our clients’ expectations because they allow us to show an actual product within the layout. This keeps clients from being disappointed in the room/layout/ specification, etc. What are the biggest luxury trends emerging from Miami right now? People want the full floor. That’s luxury. You have a private elevator and you own the entire floor. What does a “smart home” look like to you? Simply put, a “smart home” is one where things that are there when you need them and disappear when you don’t. Most recently, we worked with Premium Digital Control on a Penthouse at the Ritz-Carlton in Sunny Isles. Their team did an extraordinary job with the AV equipment and together we provided a really beautiful and “smart” design for the clients. What’s the most exciting project you’ve created this year so far? Right now I’m working on a PH at the Ritz-Carlton in Miami Beach. The project is absolutely incredible. There is an equal amount of interior and exterior spaces and incredible views of downtown—actually, incredible views of everything. And there are high ceilings which open up so many design possibilities. Our clients are fantastic to work with and we’re loving creating a lot of custom pieces and features for them. What is luxury to you? Luxury is quality in terms of expert design and the life cycle of that design. Certain things, like tech, have a lifespan—there will always be something developing. But a commissioned painting or sculpture, industrial design, or an heirloom piece of jewelry is luxury because of its legacy. Designing something you think will inspire or empower future generations. WHAT IS A WHISPER LISTING? It’s the secret real estate tactic sweeping Miami’s luxury market. A whisper listing is when a property is listed for sale without (or before) sharing the listing with the general public. Liz Hogan, a leading agent with Compass, explains, “With the velocity of sales and bidding wars becoming common, there is increased demand from buyers to know ahead of time what properties may “secretly” be for sale.” Liz recently sold 4161 Woodridge Road in Coconut Grove for $970k in an offmarket deal and advises realtors to have a great relationship with fellow agents so they will disclose their off-market inventory.

HOME IS WHERE THE SMART IS

When you think of what goes into creating a smart home, it’s easy to jump feet first into what kind of gadgets deck out your kitchen or the luxurious way your driveway lights up at the motion of your car. But for all this automation to occur, a thoughtful manual process has to happen first. That’s where ioty comes in. The Miami-based home automation company connects the dots between smart devices and systems to create a seamless experience from start to finish. From the nitty gritty foundations of prewire and A/V to the final touches on a private home theater, ioty’s dedication to creating reliable and easy smart home solutions has made the company a standout in the industry. Getting Started with Home Automation What questions should you ask yourself when deciding which parts of your home need automation? The most important questions come down to your lifestyle and the experience you are looking for. Some of the questions we like to ask our clients are: Which is the most commonly used room in the house? Would you like your technology hidden or visible? Are there any rooms that need more privacy than others? How many people in your household stream movies and music? In which rooms?

What is a simple home automation routine for beginners? Depending on the system you use, routines are relatively simple to set. Set your desired setting, give it a name, and save it as a scene. Then, at a future date, you can recall the same exact scene with the push of a button. The most common routines are “Good morning, good night, welcome home, and party time.”

Is there such a thing as too much automation? Absolutely! In our minds, we can come up with dozens and dozens of different scenes but in real-world usage, most people end up with much fewer, but more helpful and lifestyle-fitting scenes. When thought out and set up properly, you can spend time enjoying your home with a small amount of input to achieve the technology settings that are required.

What are the emerging trends among ultra-luxury buyers? I’m seeing a renewed focus on enjoying treasured moments with friends and family. Buyers are also putting more value on the ultimate luxury: privacy. And that’s where high-rise residences, waterfront, and equestrian properties are thriving more than ever. People are choosing properties that offer amenities they find in the world’s top hotels, as well as smart home tech, green living, and the latest design trends.

What’s your favorite feature in the MLS update? One of the best features of this software is the ability for an agent to text their client the mobile app and their client will have an agent branded version of the app on their phones so they can find the homes they are looking for and keep their agent in the loop. Agents know what their clients like and dislike and are able to communicate back and forth very easily.

What other exciting tech products give your agents an advantage in the market? MLS Beaches provides top-of-the-line products and services for their members backed up with product promotion, training, and support. Agents are vital to the real estate transaction as there is still a huge demand for human

It is no longer about just looking for the number of bedrooms and square footage. It is now helping consumers find homes based on what fits their lifestyle. With advancements in mapping and photography including 3D modeling, virtual tours, and mapping layers that include things such as flood zones, we are able to give visibility not only to a home, but everything around it and the hidden dangers as well.
