In 1995 Steve Fitzpatrick established Fitzpatrick and Brian Fitzpatrick joined the company to manage the construction, technical, procurement and quantity surveying departments. They integrated their knowledge, experience and expertise of the built environment to institute a family of companies, tailored to work collaboratively and convey highly dynamic developments.
Steve structured unique standards which have equipped us with the means to delivery signature projects, ranging from new build mixed use developments through to the re-construction of listed buildings. Steve’s foresight and ingenuity laid the foundations of the company and set the ethos of the company today to design and create refined spaces which satisfy the needs of future occupiers, stakeholders and meaningfully inspire communities.
As developers, Fitzpatrick have over 38 years of construction experience and have delivered developments in the commercial, transport, chemical, education, local authority, MOD, prison services, aviation, affordable housing and private residential. With engagement and specialist knowledge in the construction, contracting and development sector most of our signature projects have been delivered using our sophisticated in-house services from start to finish.
Over the years Steve cemented an incomparable approach to property development which not only considers sustainability, space, time and budget, but equally meets the unique needs of the community and plans for its’ future.

Steve passed away in 2012 leaving us his legacy to develop buildings that strive to reach a brighter tomorrow. Today, Fitzpatrick strategically acquire and execute exquisite, contemporary developments across London and the South East of England.
It is our ambition to keep Steve’s aspirations at the heart of what we do.
Our developments are selected according to our acquisition criteria. We search for opportunities to acquire under-utilised land and buildings to create a development with a new purpose beneficial to its wider community. For each site we acquire we carry out local research to help determine its future purpose.
Each site is unique and therefore requires specialist input to help ensure the finished development meets our high quality standards. We therefore undergo a rigorous tendering process through which we employ like minded professionals with relevant experience to help us deliver the best possible concept for each one of our developments.
We are committed to testing technology and pushing the boundaries of off-site fabrication to reduce on site construction durations and to produce engineered products. We have an in-house team of Design Professionals to help manage and deliver architecturally sophisticated structures.
We engage with the local community to test our proposals and to obtain the views and suggestions of the local residents. This helps us ensure that our concept truly delivers to the needs of the stakeholders and the wider community.
Following Public Engagement we revise our concept by incorporating public views and preferences into our planning submission. Each development we commit to is unique in size, location and purpose. Our motive is to gain planning permission for developments which are appropriate and add value to their surroundings.
The employment of individual specialists is seen as one of the most important tasks in the development process. We appoint experienced professionals who collaborate with our team to deliver high quality developments. We devise a procurement process relative to the developments unique challenges to eliminate risk and maximise the quality finish.

Chelmsford, Essex
The site was purchased in 2014 with the intention to build a new future for the retired Dukes Nightclub which closed in 2012.
Planning consent has been obtained for a mixed use development comprising of 118 residential units, of which 19 are affordable housing units, a 300m² commercial unit, together with parking, public realm and footpath improvements.
The development is quietly tucked away, yet a comfortable walking distance into the heart of the City.
In 2012 Chelmsford was granted a city status and offers something for all, from acres of beautiful green scenery through to its vibrant retail and commercial centres. The city offers effortless transport links and thus is a commute haven for the London worker.
The estimated completion for the development is likely to be 2023.
Fitzpatrick acquires sites and add value with increased asset appreciation and regenerates the developments purpose for brownfield and greenfield sites. We re-generate communities by creating new lifestyle opportunities, particularly within the South East of England and London.
For over 38 years Fitzpatrick have delivered a variety of projects across multiple sectors including commercial, residential, education, heritage and transport. Each project was approached with a unique process that has allowed us to achieve outstanding results.
To follow are a few of our recently completed signature projects across a variety of sectors.
Sitting on the edge of the River Thames, Pacific Wharf is a new build development with a total of 80 residential units and a commercial unit built on a 3000m2 plot. Fitzpatrick developed the design to consume the benefits of its’ location, allowing for spacious layouts and mesmerising views of its’ surroundings. The development comprised of three blocks of seven, five and six storeys, including underground parking. In 2012 Fitzpatrick converted the commercial unit into six ground floor residential apartments.
The project consisted of the part demolition of two bonded warehouses, keeping the characteristics of the original façade and conversion of the site into a residential development. The Grainstore is located directly opposite the Royal Victoria Docks, which dates back to 1855. Fitzpatrick acquired the 2950m2 site with planning approval for a low number of residential units. Following an extensive redesign Newham Council granted planning for a total of 104 residential units (26 social housing and 78 private residential units) and 6 commercial office units.
A new build development in London’s St. Katherine’s Dock with a total of 14 residential units built over five storeys with two levels of underground parking. Built on a 740m2 site, which was originally a tea warehouse, with easy access to transport and central London.
Southwark, London. Mixed Use Development RESIDENTIAL, SCHOOL, COMMERCIAL AND COMMUNITY
The former London Fire Brigade site partially sits on a conservation area and consisted of multiple Grade II listed buildings.
Planning consent was obtained for the redevelopment of the site including alterations and extensions to listed buildings for a mixed use scheme to provide a new secondary school with 6th form (up to 1150 pupils), 199 residential units in buildings up to 10 storeys, 234m2 of flexible commercial or community use, a 139m2 gym, associated landscape and public real works, cycle parking, disabled parking and the redevelopment of the land at Grotto Place for the provision of a new sports hall and external multi use games facility and landscaping.
The site dates back to 1750 and stands as a monument in the heart of the local community. The fire station supported the needs of London for over 135 years, an aspect which forms the blueprint of the newly designed development.
Royal Victoria Dock, London. Mixed Use Development RESIDENTIAL, AFFORDABLE HOUSING AND COMMERCIAL.
Completed in 2012, The Oxygen is an innovative new build development located in the up and coming London Royal Victoria Docks. The Oxygen was built on a 3235m2 site and is serviced by Royal Victoria Dock (DLR) and the Emirates Cable Car; Cross rail is currently under construction. The site was acquired with planning consent for a ten storey hotel. Following a full redesign and planning/Section 106 negotiations a new planning approval was granted.
The Fitzpatrick team designed, planned and built this innovative complex with ground floor commercial units and a total of 241 residential units. The building incorporates 59 housing association units and 181 private residential units, built over 22 storeys with two levels of underground parking. The two commercial units are currently occupied by Tesco and an Estate Agency.
The developments location offers its residents captivating views of the London skyline. A prime location for City workers.
Brian has been involved in the development and construction industry since 1976. Brian began his career in construction as a Project Manager for Regalian, a major private property company. Since then Brian has worked as a Construction Director for both national and international construction companies. From 1989 until 1995 Brain was the Managing Director of Fitzpatrick Building Limited and also a main board director of Fitzpatrick Contractors Ltd. Brian has experience in a vast range of different types of projects, including:

In 1995 Steve Fitzpatrick started the Fitzpatrick development company and Brian joined the company to manage the construction, technical, procurement and quantity surveying departments. Brian has experience in preparing and submitting planning drawings, design access statements, planning applications, S106 negotiations with Local Authorities and the GLA.
Brian also has experience in development funding negotiations with banks and funding institutions. Brian has extensive knowledge in the design and installation of bathroom/kitchen pods, renewable energy systems and building management systems.
Throughout his career Brain has always strived to push the technological boundaries within the construction industry and has always focused on delivering quality buildings, within agreed time frames and to budget.
Lucy commenced her extensive knowledge in the property world in 1986 as an estate agent.
In the 1990’s, due to the impending repatriation of Hong Kong to the Chinese government, there was great demand from the Chinese to purchase UK property. Lucy spotted the gap in the market and decided to set up her own international business.
Lucy’s main core business strategy was to establish offices in Hong Kong and London specialising in marketing and selling prestigious London residential developments to the Chinese. Lucy’s plan was successful and the company was subsequently instructed by many of the largest UK house builders and developers .
Lucy was responsible for entire marketing campaigns, including the design of brochures, TV advertising and interior design and space planning of the apartments.
Having spent an extensive amount of time in Hong Kong, Lucy created one of the largest international sales agents in Hong Kong. Lucy knows exactly what the market requires in terms of layout and room management and with her successful lettings, management and furnishing company she could offer the buyer a full investment package.
Lucy’s experience in advising numerous development companies during her time in Hong Kong was an important and invaluable contribution to the group.
Lucy’s keen eye for detail and appreciation of how market trends and demands can quickly change. Lucy rigorously enforced a philosophy of bench marking our homes against the competition. This simple but effective strategy ensures and we constantly focus on the quality in every aspect of our product.
Lucy’s vast experience was and continues to be a fundamental factor in the successful design and marketing of so many superb projects which amounted to hundreds of apartments and houses.
