INNOVATING SINCE DAY 1 Firmo Construction’s mission is to create inspiring, memorable structures, elevating each project to its fullest potential.Established in 2003, Firmo was formed with the purpose of approaching construction in a collaborative, forward-thinking, and sustainable manner. Innovating since our first project on day 1, transforming an abandoned assisted-living facility into a revitalized, award-winning Homewood Suites by Hilton, we’ve always remained at the cutting-edge of our industry. Firmo is a licensed, insured, and bonded general contractor and construction management firm with experience managing large-scale projects

across diverse markets. Our team of experts offer guidance across all construction phases, from initial development to completion, to deliver a safe, quality structure that is built to last and inspire. An early adopter of USGBC’s LEED system, we began implementing sustainability and efficiency practices into projects when the program was still in its infancy. Our team built the first LEED CS Silver Office building in Sarasota, FL as well as the first LEED Hampton Inn and Suites Hotel in the world. Today, our portfolio reflects award-winning commercial projects spanning adaptive reuse, infill developments, tenant improvements, healthcare and hospitality projects, and ground-up builds. Our project management team is required to complete OSHA 30 Hour training and continuing education courses designed to provide up-todate construction industry safety practices. With decades of experience in the development, construction, and hospitality industries, Eric’s achievements have spanned from the the youngest person in all of Florida to earn his GC license, to recipient of the Hilton developer of the year award, and building award-winning hotels across the southeast. As a LEED Accredited Professional, national commercial building contractor, and a licensed real estate broker, Eric has overseen a development pipeline of more than $250 million in the US and Europe as well as more than $275 million in commercial construction projects. As a developer, he qualified for a $12 million Recovery Zone Bond Federal project and successfully partnered with 123 Venture, a €1.15 billion investment fund specializing in hotels.

FAIRFIELD INN BY MARRIOTT TAMPA, FLORIDA

SCENIC HOTEL IN THE TREES. Our team, in partnership with HOS Management and Elevate Architecture Studio, will deliver this Marriott model just a few minutes away from downtown Alpharetta. The future five-story Fairfield Inn will feature 166 guest rooms, a fitness room, bike racks, and electrical vehicle charging stations. At a little over 78,000 square feet, the structure will be situated on a six-acre lot. This is our third project in partnership with the Savannah-based HOS Management team.

GROUND-UP BUILD BY BUSCH GARDENS. The future Marriott model will be a 51,000 sf, five-story ground-up project with a fitness center, and an outdoor pool and patio area available to guests. Situated on a 2-acre lot, the site is located on North 30th Street off East Fowler Avenue, across the street from the popular Tampa amusement park, Busch Gardens. An infill lot development that will take 2 years to complete before it opens, our team will collaborate with architect Abhay Pradhan from AP Architecture to bring this turnkey hotel to completion. DOWNTOWN INFILL HOTEL, FROM THE GROUND UP. This 4-story, 65,000 sf ground up Hilton build is located on downtown Fort Myers’ main traffic artery. It will feature 118 rooms, an outdoor pool and patio, a flexible boardroom, and a fitness center. Situated on a two-acre lot, the building will be an infill lot development that will open in late 2022. Building Information Modeling (BIM) capabilities were applied to the entire design, meaning virtual reality (VR) and 3D LiDAR scanning are being used to review designs throughout construction.

TAPESTRY COLLECTION BY HILTON HISTORIC DOWNTOWN FORT MYERS, FLORIDA

LUXURY, FULL-SERVICE HILTON CONVERSION. Our team was hired to transform downtown Fort Myers’ Hotel Indigo into a Tapestry Collection, Hilton’s newest upscale brand, within 6 months. The top-to-bottom conversion of the 8-story property will feature 72 unique guest suites, a fully renovated rooftop pool & bar, a new commercial kitchen, and a lobby bar for expanded food and beverage offering. We’re applying a phasing technique during construction so different floors are always open to guests, allowing the full-service hotel to remain fully operational throughout renovation. HAMPTON INN & SUITES AT THE SARASOTA-BRADENTON INTERNATIONAL AIRPORT SARASOTA, FLORIDA

FIRST IN THE REGION. The first of Hilton’s newest brand to be built in the Florida Gulf Coast region, we implemented VR technology to build this infill development, 3-story, 81-room hotel from the ground up. Utilizing the VR tool prior to breaking ground, our team was able to reduce cost and potential delays throughout construction. We worked closely with development entities to mitigate land-use issues while ensuring the hotel was delivered safely, on budget, and on time.

EARLY ADOPTER OF SUSTAINABILITY + DESIGN-BUILD PARADIGM. Our team designed, engineered, and constructed the first LEED Certified hotel in Sarasota and first ever LEED Silver Certified Hampton Inn in the world. The 65,000sf, 108-room hotel features modern and efficient architectural design, photovoltaic panels to generate electricity, EV charging stations, and hot water solar panels. As a result, we were successful at minimizing environmental impact, reducing emissions, and decreasing the overall energy use of the hotel. USGBC LEED Silver Certified HOSPITALITY • 22

CONVERSION IGNITES REDEVELOPMENT. An abandoned, incomplete assisted living facility sat vacant for seven years. The structure was redesigned and retrofitted, incorporating modular methods, to meet the newest Florida Building code and Hilton Standard. The 100-room adaptive reuse project completely revitalized the area and went on to receive many awards. Hilton Conversion of the Year Award • Sarasota County Beautification Award • GE Capital Hotel Development Award • City of Sarasota Mayor Citation.

NORTH OF THE TRAIL REVITALIZATION To maintain the architectural integrity of the surrounding neighborhood our team gathered community input to best navigate the relaunch of Regency Inn to entice new travelers and visitors. From organizing community charettes to designing and constructing new Suites with custom FF&E, we helped the owner form the building’s concept and design, and guided the hotel’s branding and marketing.Today, this redesign not only celebrates Sarasota’s mid-century heritage, but retains the local identity of an Old Florida destination - which increased guests and visitors by 10% the first year after renovation. AFTER

PROPERTY IMPROVEMENT TRANSFORMATION. Our team worked closely with the hotel’s new Owner on their Property Improvement Plan (PIP) investment to bring to life a fresh, welcoming lobby. We constructed a new tray ceiling complete with efficient LED cove lighting, guided the Owner in designs and selecting updated, custom FF&E, and stripped the Lobby down to its studs to reconfigure the space, including bringing the MEP and HVAC up to current, energy efficient standards. Throughout this construction phase, we ensured the hotel was able to remain open and operational.

NEIGHBORHOOD REDEVELOPMENT PROJECT. Our team was tapped for its extensive expertise in hospitality development and navigating government funding processes to guide the Owner in redeveloping their property. Our team was successful in obtaining a generous grant from the South St. Petersburg Community Redevelopment Area (CRA) Commercial Revitalization Program to fund the property improvements. CLASS A TENANT IMPROVEMENTS. Our team designed and constructed interior improvements and tenant build-outs in Sarasota’s premiere eleven story Class A office tower, located in the heart of downtown. The project included improvements to the building’s common areas as well as improved suites for New York Private Bank & Trust, Weichert Realtors, Stewart Title, Allegiant Private Advisors, and Lebcorp.

CORPORATE TENANT IMPROVEMENT. The rebranding corporate financial firm relocated their new headquarters to one of downtown’s Class A high-rises. Through coordination with the tenant, commercial broker, building owner, and manager, our team executed a design-build project featuring unparalleled finishes. The project included extensive, customized entry and terminal millwork, intricate lighting design, and high-end finish material to give the space a modern, sophisticated feel and create a functional corporate environment. LOCAL LAW OFFICE BUILD-OUT. The Firmo team remodeled and upgraded a series of 70’s styled office suites into a modern workspace for Loftus Law’s new location in the heart of downtown Sarasota. Starting with a full demo of the out-dated office spaces, our team was able to transform the property into a functional, renovated workspace that was ready to use in under 9 weeks. This fully customized new location included an open lobby and waiting area, 5 executive office suites, 2 conference rooms, and a seating area, and was on time and within the Owner’s budget. FINANCIAL FRANCHISE REFRESH. Firmo has been hired to construct multiple build outs for the Edward Jones franchise. With an established partnership with the brand and its standards to create new office spaces for its widespread web of financial advisors, our team has worked alongside Cushman & Wakefield to transform and revitalize multiple spaces into bright and modern buildouts. Keeping the vision of each advisor’s franchise at the forefront, we worked to make it each build a cohesive and comfortable workspace delivered on time and within budget.

RENOVATION FOR A RECONFIGURATION. Giving careful consideration to the needs of their rapidly growing business, we transformed Revcontent’s 22,000SF interior office space into a dynamic, productive layout. Including new conference areas, executive spaces, and an efficient reworking of their extensive HVAC equipment, the project was carried out through efficient scheduling, allowing the business to remain fully operational during construction. GULF COAST EYE CENTER SARASOTA, FLORIDA

COMPREHENSIVE MEDPSYCH SYSTEMS MULTIPLE LOCATIONS, FLORIDA

A MID-CENTURY MEDICAL TRANSFORMATION. This design-build project includes the complete renovation of a 4,000SF commercial building, that was updated to meet current hurricane code regulations. The project was also a restoration of a modern style, Sarasota School of Architecture era building. Additional footings and steel reinforcements were welded to the building’s existing structure and the AC system was redesigned to improve the indoor air quality and energy efficiency. State of the art interior design elements were used, including an Axiom Edge Armstrong ceiling, and enhancements were made to the exterior, including a stainless-steel fascia and T&G cypress wood siding.

DESIGN-BUILD FOR MEDICAL FACILITY. Our team designed, engineered, and remodeled multiple medical office locations for Comprehensive MedPsych Systems, including their Headquarters in downtown Sarasota. The design-build project included extending the existing space, a customized interior design, and a complete remodel of the newly acquired Headquarters. Special consideration was also given for sound mitigation and unique medical equipment to meet HIPAA regulations. HEALTHCARE • 30

CENTER FOR SIGHT SARASOTA, FLORIDA

FIRE AND ASBESTOS MITIGATION. To accommodate the unique needs of this treatment facility, our team executed a design-build program that included complex, detail-oriented preconstruction services. Special considerations were made to accommodate high oxygen content in the space, such as the installation of special piping, two-hour fire rated partitions, and a sprinkler system fitted with Tyco-B quick response heads. Relying on our development and expertise, we obtained approval from the Florida Department of Environmental Protection to mitigate asbestos.

MAXIMIZED EFFICIENCY. After delivering the best value for the project in a competitive bid, our team was selected to develop a new 3200SF build-out for Center for Sight. This location identified specific design guidelines and will become the model for standardizing all future Center for Sight locations. The renewed medical center features a modernized façade, a strengthened infrastructure, an updated patient center, a resurfaced parking lot, and increased accessibility for patients. Shell and core build-outs included the Sarasota Ballet, Pura Vie Spa, and Wondercake’s Make it Swirl concept, designed by Solstice Planning & Architecture. Each Owner had unique needs that were met with careful attention to design and technology implementation.

FROM SHELL TO INSPIRING DANCE STUDIO. The Sarasota Ballet approached us needing a new studio space for their expanded educational programs. Our team worked to create an ambitious project schedule with a push in production to get the buildout done on time and on budget. Finding innovative building solutions tailored to our clients is important to us, which was implemented when we utilized suspended ceiling sound-proofing technology to prevent sound transmission between the studio and an adjacent unit. CUSTOM BUILD-OUT. The custom tenant build-out in the new Rosemary Square Development features a yoga studio, massage and treatment rooms, as well as a retail area. COWORKING COMMON AREAS. Located in the heart of downtown, this3-story structure used as a manufacturing hub was transformed under Firmo’s development and design-build expertise into a Class A office building - meeting the demands of an evolving downtown market. AN ULTRA FAST EXPANSION. Our team stepped into Ultrafast’s plans for expansion to execute its million-dollar improvement as efficiently as possible. The expansion included: adding a second floor of 7,000 square feet to the existing Ultrafast warehouse, doubling its spatial capacity; creating an addition consistent with the building’s current appearance; and enhancing the insulation to ensure a temperature-controlled work environment. Firmo’s partnership with Ultrafast Systems on its expansion took a total of 5 months and helped mobilize the company for its rapid development within half a year. INDUSTRIAL • 39

PRECONSTRUCTION DEVELOPMENT. Seeking to expand their operations to include 8,000SF of additional industrial production area and an additional 2,000SF of executive office space, this global technology supplier had multiple obstacles to overcome. By utilizing our extensive development and preconstruction expertise, our team guided the Owner through the government approval process and zoning restrictions while executing an environmental site assessment and site analysis. To enable the most efficient process, we developed a conceptual design and construction documents, proposed value engineering solutions, coordinated civil engineering services, and refined the schedule and budget.

A NEW LOCATION. Our team’s design-build expertise was implemented to accommodate the company’s physical expansion to the Sarasota market. Working closely with them to understand the needs of their growing business, we performed design and construction services for this additional location that included retail and office space. CAKE DECORATING CONCEPT EXPANDS. Firmo completed an interior build out for a well-known wedding baker who sought to expand their operation to offer a unique, hands-on cake decorating experience. This concept establishment compliments a broader revitalization effort in downtown Sarasota’s Rosemary District.

A SHOPPING CENTER REJUVENATION. Firmo offered construction and design services for this growing franchise’s location at Westfield Siesta Key’s “restaurant row.” The 4,000SF space features 30’ high ceilings, an indoor/outdoor dining and entertainment experience, complete with the installation of overhead rollup doors with impact glazing and a custom complex air filtration and treatment system. CORPORATE GROUP EXPANDS. Our construction management expertise was retained to execute multiple projects for this quickly expanding occupational medical group. Taking advantage of the latest in construction management technology, we effectively coordinated the project with their national corporate team. Working under a carefully planned project schedule, our team successfully implemented national brand standards for the growing network in the region.

NEWEST FRANCHISE STANDARDS. Our team performed work on multiple DQ locations for the same Franchisee, who required extensive interior and exterior improvements for multiple franchise structures in Florida. MULTI-FAMILY CONDO DEVELOPMENT & MASTER PLANNING. Our team, in partnership with Lunardi Architecture, was hired for development, master planning, and owner’s representation services for what would be known as The Paloma at Pompano Beach. The multi-family condo project consisted of 14 three-story townhomes ranging from 2,400 - 2,900SF. The townhouses featured modern architectural designs, canal views, 2 public bicycle racks, a common pool and patio area, and pedestrian access to a scenic canal.

MULTI-FAMILY PROPERTY IMPROVEMENT. Cove Communities creates manufactured, multi-family communities nationwide. Our team lead a Property Improvement Plan (PIP) and clubhouse renovation for one of their communities in Sarasota. With a phasing approach, Firmo revitalized and renovated the outdoor pool, fitness center, and gameroom on time and within budget, ensuring less disruption for current residents and an operational front office. Finally, Firmo worked with the property management team to plan a refurbishment strategy across the multi-family communities to create a longstanding partnership with the company. MULTI-FAMILY • 46


WARM MINERAL SPRINGS RESORT NORTH PORT, FLORIDA

MULTI-USE DEVELOPMENT AT NATURAL MINERAL SPRINGS. Our team provided expertise in guiding the master planning process, offering development support in land-use law, and securing financing for this holistic wellness resort. The 17-acre, mixed-use development implemented a three-phased approach that would include medical offices, a wellness center, a boutique hotel, an assisted living facility, multi-family residential dwellings, a commercial hub of businesses and retail, and a public plaza for gatherings and socializing. To preserve the environmental integrity of the springs, we implemented sustainable building methods so open green spaces will be left untouched by development. MULTI-FAMILY • 47

EARLY ADOPTER OF SUSTAINABILITY + DESIGN-BUILD PARADIGM. Our team designed, engineered, and constructed the first LEED Certified hotel in Sarasota and first ever LEED Silver Certified Hampton Inn in the world. The 65,000sf, 108-room hotel features modern and efficient architectural design, photovoltaic panels to generate electricity, EV charging stations, and hot water solar panels. INNOVATIVE SOLAR PARKING SOLUTION. Insufficient parking was hindering the club’s ability to support an increase in size and membership. In a collaborative effort, Firmo constructed a unique solar photovoltaic (PV) panel-powered hydraulic lift parking system.
