KEY FEATURES

Tree Tops

Set in grounds of just over four acres, Tree Tops is an absolutely splendid example of a 1920’s built family home, originally built for the Commander of Halton Camp.

A delightful pond spans across the front of the plot and is home to Mallards, Couts, Moorhen, Egyptian Geese, Canadian Geese and Swans.

This substantial four bedroom home is set well back from the road, so much so that it is virtually impossible to see the house when passing. The property offers wellbalanced living and entertaining space across two floors and has the added benefit of a self contained annexe.

The house opens into an entrance reception hall with tiled flooring and providing access to the sitting room with an attractive Inglenook fireplace and solid wood flooring and benefitting from good natural light. The spacious dining room boasts a log burner and solid wood flooring.

To the rear is an impressive kitchen/dining/family room offering a wonderful multipurpose living space. Fitted with an excellent range of bespoke solid oak units and a walk in larder and looks out on to beautiful manicured lawns. A fully fitted utility room is conveniently located next to the kitchen and benefits from its own outside access. The property also benefits from a guest shower WC on the ground floor

An oak staircase leads to the first floor where you will find a principal bedroom with fitted wardrobes and a dresser and an en suite bathroom. There are a further three double bedrooms and a contemporary family bathroom and all four bedrooms have air conditioning.

The self contained annexe offers two double bedrooms, a sitting room, fitted kitchen and a bathroom.

Outside, the grounds really are a delight and boast a variety of flowers and shrubs, fruit trees and, of course, the Tree Tops Miniature Railway. There are multiple sheds, a stable, an oak framed double garage and a second garage with storage space above. Additional parking is within the carport and there is a self contained bedsit above it.

SELLER INSIGHT

The moment we first walked up the drive I knew we had found the house we had been looking for. The view across the pond (original name John Dashwood Pond) was stunning and we fell in love with it. The pond is shown on the 1793 map of Halton Parish now held in the County Records Office.

The plan then was to provide accommodation for elderly parents. The whole house was renovated and a 2 bedroom annexe built.

Originally built for the Commander of the RAF in 1926, the house has only had 3 owners. It’s the kind of house that you don’t want to leave but I am now moving to be nearer my son and my new grand-daughter.

I have two favourite rooms. One being the kitchen and garden room. I practically live in this room and the view of the garden is wonderful. The second is the main bedroom and with its dual aspect it feels light and airy.

The house is situated in the middle of the 4 acre plot, well away from the road. There is farmland on 3 sides of the garden so it is very private.

The orchard has several varieties of apple trees which we have juiced most years to provide apple juice throughout the year.

The garden is also home to the Tree Tops Miniature Railway. A dual 5” and 7 ¼” gauge track runs around the circumference of the plot and even across the pond at one point. There is a steaming bay and turntable to safely transfer trains from vehicles to the track. There have been many fun days running the steam trains and for 6 years we ran the Halton Village Fete from the garden with the train being one of the main attractions. The track, which is all at ground level and non intrusive on the eye, will be subject to separate negotiation if the buyer would like it left. If not, it will be removed prior to completion.

I sat on the bench the other day overlooking the pond and thought, you never really own a place like this, you are just custodians of something special.”*
