DESIGN SCENE

STAGING YOUR PROPERTY: HIGHER PRICE,QUICKER SALE STYLING A PROPERTY SHOULD NEVER BE CONSIDERED A LAST RESORT OR ADDED EXPENSE. DESIGN EXPERT JOSIE LYWOOD FROM FINE & COUNTRY INTERIOR DESIGN EXPLAINS THE BENEFITS OF STAGING AND HOW A SMALL INVESTMENT CAN RETURN THROUGH A HIGHER OFFER AND A FAST SELLING TIME. There are times when property owners and developers struggle to understand why their reasonably priced, welllocated property is not getting the offers or the value they expected. It is easy to forget that buyers are looking for their dream home. Buyers can’t always see the potential of a property through the blur of the current owner’s taste or the blank canvas of an empty apartment. A small investment in staging and styling your property can be the difference between months on the market and a quick sale. Although home staging is not a new concept to the property market, over the past few years it has continued to grow in popularity as more and more homeowners recognise the benefits. For a property to sell for the best possible price within the shortest time frame, it needs to appeal to the largest number of potential buyers. Much like a retail shop window uses mannequins to display items in a manner that allows people to picture themselves wearing the clothes or using the products, staging showcases a home’s best features, creates appeal and entices potential buyers to see themselves living in that home – it creates aspirations.

This shows a little style can go a long way, with the homeowner reaping the rewards of their investment. Casting an expert eye over the property, professional stylists look at the layout, atmosphere and style and dress each property to suit the target market. Properties are transformed through small touches, allowing each home to be represented in the best light, with the sole purpose of ensuring owners receive more than they put in.

Fine & Country Interior Design staging and styling professionals work collaboratively with Fine & Country agents, who can offer this service included within their fees, to make the sales process as stress‑free as possible. Fine & Country Interior Design is a network of top designers around the UK. For more information on interior services, contact +44 (0)208 251 8813 or email interiordesign@fineandcountry.com.

Staging alone leads to listed properties selling 73% faster, with sales typically reaching higher prices, according to the Real Estate Staging Association. As an example, we saw one property on the market with two different agents for 417 days, with the highest offer sitting more than 11% under the asking price. With a little over 1% investment in staging and styling, combined with the Fine & Country selling strategy, the property exchanged contracts in just 57 days. This resulted in a net saving for the owner of £37,270 when investing in staging the property.

FINE & COUNTRY OPENS IN VALENCIA, SPAIN

INCREASED PRESENCE IN WALES

A new office will be opening imminently in the heart of Valencia. The Fine & Country Valencia North office will be opened and run by Spanish football player Santiago Cañizares and his wife Mayte García, who will continue a family business and expand the network of high-quality real estate services to the Valencia area. With their extensive experience, local knowledge and the support of a premium brand, clients will receive the best possible customer experience.

With an already strong presence in the Welsh property market, Fine & Country has opened a new office in the cathedral and university city of Newport in southeast Wales. Moving into Merlin House in September, Fine & Country Newport is well positioned to provide a premium estate agency experience to the growing, fast-paced property market in Newport.

The office is situated in a prime location within the city of Valencia, in one of the integral arteries that connect the main avenues with the city centre – an impact of more than a thousand people per day.

Chris King from Fine & Country Newport says that in recent years, the area has seen a substantial amount of development and higher demand in the housing market, creating the need for a further office. The area has been identified as Britain’s fastest-moving property market, with the average house selling in as little as 52 days.

THE FARMHOUSE

IN THE FOREST NESTLED IN THE VILLAGE OF CLEARWELL, TUDOR FARMHOUSE IS THE PERFECT BASE FOR EXPLORING THE FOREST OF DEAN AND THE WYE VALLEY. GISELLE WHITEAKER DISCOVERS GLOUCESTERSHIRE’S BEST-KEPT SECRET.

Beams of late afternoon sunlight stretch their fingers through the skylight-style window angled on the side of the timber-beamed A-frame ceiling. A bronze chicken stands guard on another windowsill, gazing at the comfortable lounge space. A duo of doors at the end of the room opens to reveal a claw-footed bathtub prowling by a glass panel protecting the monsoon shower. The little touches whisper of understated elegance; a curved glass coffee table, Bramely bathroom products, the Nespresso coffee machine. This is one of Tudor Farmhouse’s spacious suites, where my boyfriend Elio and I are holing up for a few days reprieve from the city. We’ve only just arrived, and we never want to leave.

ESCAPE

As the name suggests, Tudor Farmhouse is a former working farm, converted into a stylish boutique hotel with 20 characterful rooms, cottages and suites. Set in 14 acres of ancient grassland in the Gloucestershire village of Clearwell in the Forest of Dean and Wye Valley, it’s been lauded by the likes of Conde Nast Traveller and Tatler and it’s easy to see why. Tudor Farmhouse is the definition of laidback luxury, with the sheep, ponies, chickens and runner ducks out in the fields throwing in a dash of personality for good measure.

Despite being determined to make the most of our time in the beautiful part of the country, the sun is up well before us the next morning. After a hearty breakfast washed down with cups of suitably strong coffee, we take a short drive to the Forestry Commission’s Beechenhurst picnic site, where we locate the start of the Forest of Dean Sculpture Trail. The four-mile trail meanders gently through ancient forest, punctuated by contemporary sculptures created by artists to interpret the Forest environment and the history of this unusual landscape.

It’s not only the accommodation that punches above its weight, as we discover at dinner. Provenance is taken seriously here, with Head Chef Rob Cox championing local suppliers whenever possible and incorporating foraged elements into the perfectly presented plates. The spiced duck leg ragu with cep veloute and crispy duck skin is lightened with shaved rhubarb, while the light Dorset crab with apple, coriander and fennel hints at summer. The Longhorn beef sirloin and braised short rib served with carrot and onion and drizzled with red wine sauce is richly satisfying and the Old Spot pork belly with cauliflower, charred baby gem and marjoram jus is simply divine. Our repast is complete with vanilla cheesecake with rhubarb sorbet and poached rhubarb and a platter of artisan British cheeses.

Dappled sunlight filters through the trees as we make our way around the circuit, using the map we purchased at the café. Some of the artworks take more imagination than others. Several blend into the surrounds so well they are hard to recognise. Others are more obvious and more arresting, including The Iron Road, installed along a stretch of disused railway embankment deep in the Forest. Images carved into 20 evenly spaced railway sleepers bring the Forest’s industrial past to life.

“There are sheep on the curtains,” Elio points out as we pull away from our window table. “It really is a farmhouse.”

The penultimate work, Cathedral, is perhaps the most evocative. A single stained-glass window, 15 feet high by 10 feet across, is suspended above the path. There is no religious iconography, but rather, a pastoral scene is sketched out in the coloured glass. Despite being manmade, it seems to belong here amongst the trees, providing an ideal venue for self-reflection. We pause for a moment, silent, before we complete the last section of the trail.

ESCAPE

Our legs well and truly stretched, we head for our next stop, Symonds Yat Rock, a limestone outcrop rising high from the banks of the River Wye, offering superb views of both the river and valley. Further on, down a treacherously winding, single-lane road, Symonds Yat East and Symonds Yat West stare at each other across the river, the only immediate means of crossing an old hand pull cable ferry. On another day, with more time to spare, we’d hire a canoe to paddle down the river, but now, the day is drawing to a close and there’s a chill in the air. It’s time to return home, to Tudor Farmhouse. Feasting on a full English breakfast at Tudor Farmhouse on our final day, we have to make decisions. There’s much to see in the area, but we’re running out of time. We could explore the old mine system at Clearwell Caves, pair a visit to the spectacular remnants of Tintern Abbey (the best-preserved medieval abbey in Wales) with time at Chepstow Castle, or play a round of golf at one of the numerous courses on the doorstep. There are tree-top adventures, the gardens and Roman ruins at Lyndsey Park, Hopewell Colliery Museum and Cyril Hart Arboretum. As closet Doctor Who fans, though, we can’t resist seeing where the eleventh Doctor, Matt Smith, filmed both his first and final episodes. The strange rock formations, secret caves and ancient trees of Puzzlewood, an atmospheric ancient woodland, have attracted many a film crew and wandering the pathways with their tangle of trees and rocks, we imagine goblins and fairies hiding in its nook and crannies. We have just enough time for a stop at Goodrich Castle. Standing in open countryside above the River Wye, this is one of the best-preserved of all English medieval castles. It towers over the surrounding countryside, offering spectacular vistas. “It’s beautiful here,” I sigh, gazing over green and yellow fields to the horizon. “We have to come back,” Elio states. He won’t get any argument from me.

Rooms at Tudor Farmhouse are available from £99 per night based on two sharing a double Hatchling Room on a B&B basis. Book via www.tudorfarmhousehotel. co.uk or call 01594 833046.

A timber framed property originally built as the Guild Hall in Barking and then taken down and re-erected in the high street in Needham Market. First used as a school and there is a blue plaque on the building confirming the dates in which the property was formerly Theobald’s School. It later became a bank and the utility room still has the heavy iron door which originally led to the strong room. The house is full of character and much of the timber frame is exposed internally. Unusually for a timber house, the ceiling heights in the rooms are lovely and high and the drawing room is a particularly well-proportioned room. The accommodation is presented and comprises: entrance hall, drawing room, dining room, kitchen/breakfast room, rear hall, utility room and shower room on the ground floor. On the first floor there is an extensive landing, master bedroom with en suite bathroom, three further bedrooms and a family bathroom.

The House was built in 1898 and provides family accommodation spread over two floors with an additional benefit of an extremely useful cellar. It is understood that the original drawings of the house showed three further bedrooms on the second floor although this was never carried out. The access to the loft from the box room on the landing of the first floor suggests that there would be considerable scope for additional accommodation subject to the necessary consents. The house is full of character throughout with many original Victorian features such as the cornices and picture rails as well as the beautiful fireplaces including a marble fireplace in the sitting room; another ornate fire surround in the dining room and a most pretty cast iron fireplace in the morning room.

Iain McInally, Head of European Tour Properties, is rightfully proud of the network’s achievements. “Our network features some of the most prestigious golf and lifestyle resorts in Europe, the Middle East and Asia, and this ranking underlines our position as the world’s premier golf and real estate brand,” he said. Looking at the venues, there are a number of ingredients that add up to a recipe for success.

The recently refurbished on-site hotel accommodation has some rooms with breathtaking views over the last four holes of the Albatros course. Coupled with the location in Guyancourt, 20 kilometres southwest of central Paris and 10 kilometres from Versailles, the venue is also committed to the promotion of nature, conservation of resources and engagement with local communities to ensure its sustainability.

Le Golf National Paris It is not surprising that Le Golf National Albatros course was selected to host the 2018 Ryder Cup. The course was designed jointly by Hubert Chesneau and Robert von Hagge and is ranked amongst the top 100 courses in the world. Chesneau says his goal was to create a course that could host major events with conditions that enhanced the spectator experience. He certainly achieved this.

Lighthouse Golf and Spa Resort Bulgaria Lighthouse Golf and Spa Resort in Bulgaria was also ranked in the top 100. Situated five kilometres from the Bulgarian town of Balchik at the heart of Cape Kaliakra, the Lighthouse course provides stunning cliff-top views of the Black Sea. As part of the resort’s 10th anniversary, the venue hosted the 2018 European Tour Properties Senior Classic. It was fitting that the tour was led by Ian Woosnam, a previous US Open winner and designer of the championship course.

Le Golf National has been home to the French Open since 1991 and will be hosting the 2024 Olympics. The Albatros is one of three courses at the venue. The Aigle course, with its undulating fairways and flowing roughs, provides a true links feel and is a little less challenging, but can provide a great warm up before tackling the Albatros. Operating more as a training course is the shorter, nine‑hole Oiselet course.

The on-course facilities with five-star accommodation and a state-of-the art spa are essential in attracting such an important golf event. In addition to the hotel, guests can rent villas and apartments dotted across the golf course. George Tchouklev, Owner and CEO of Lighthouse Golf and Spa Resort, said, “We are very proud to have been

chosen to host the 2018 European Tour Properties Senior Classic. It is amazing to see how fast golf has grown in Bulgaria over the past six years and to be given this opportunity gives us confidence, knowing that we are on the right track.” Black Mountain Golf Club Hua Hin Thailand Accolades in 2018 were not restricted to venues based in Europe. Black Mountain Golf Club was selected as one of the 12 best golf facilities in Asia. It has been included in the prestigious Asia Pacific Order of Zenith, the highest industry recognition accorded to a golf club. As one of the most challenging and memorable layouts in Asia it is the only course to be included in Golf Digest’s Best 100 Courses outside the United States. The location, just 10 minutes from the beaches of Hua Hin, was selected by Swedish entrepreneur and avid golfer Stig Notlov, who wanted to create a world-class golf course supported by excellent facilities. Today, his vision has resulted in a highly sought-after 27-hole golf course with course-side villas, townhouses and condominiums. Additional lifestyle facilities include a spa, tennis courts and one of the largest water parks in Asia. Iain McInally summed up the importance of these golfing accolades, saying, “It affirms that golf travellers worldwide can put their trust in our brand when booking a golf break, able to rest assured that any venue in the European Tour Properties network will deliver first-class facilities and tournament-quality golf.”

REGAL CONNECTIONS A SIGNIFICANT 16TH-CENTURY MEDIEVAL PROPERTY, SHURLAND HALL HAS PLAYED HOST TO ONE OF

ENGLAND’S MOST NOTORIOUS ROYALS – KING HENRY VIII. WESLEY BARNARD EXPLORES THIS UNIQUE HISTORICAL HOME ON THE ISLE OF SHEPPEY.

Situated on an elevated plot in Eastchurch, a village on the north-east side of the Isle of Sheppey off the northern coast of Kent, is Shurland Hall, a 16th-century gatehouse. The home was constructed by Sir Thomas Cheyney, prominent courtier, landowner and Knight of the Garter, who is said to have played host to Henry VIII and Anne Boleyn in October 1532 at Shurland Hall. The property fell into ruins after being abandoned by the army, which requisitioned it during the Second World War. In 2006, it was acquired by the Spitalfields Trust, who, with the aid of a grant from English Heritage and a loan from the Architectural Heritage Fund, undertook a five-year restoration project. Exhibiting octagonal towers and battlements, Shurland is reminiscent of the great Tudor Palace gatehouse at Hampton Court and St James's. Wrought iron gates give way to a sweeping tree-lined driveway, passing a beautiful boating lake on the route to a parking area at the foot of the formal entrance door. The mullioned, aged oak, iron-studded front door opens to an impressive entrance hall with a doubleheight ceiling and leaded windows. This room bisects the north and south wings and provides access to a downstairs cloakroom housed within one of the two octagonal turrets. The grand, formal, double-aspect dining room features wood-panelled walls, exposed timber floorboards and a marble open fireplace, inset

with a metal basket set upon ball and claw feet. The triple-aspect kitchen/breakfast room offers beautiful views of the gardens and access to a tranquil terrace. Upstairs, the largest of the three bedrooms boasts farreaching views and luxurious en-suite facilities, including a walk-in shower enclosure and freestanding roll-top bathtub. This bedroom provides convenient access to the south wing via an interconnecting hallway. From the entrance hall, the adjacent room within the south wing is currently a study. A stone fireplace provides a focal point and a door from the study leads to the great hall. This sizeable room has high ceilings, a quarry tile floor and further stone fireplace. Steps at the far end of the room lead to a delightful orangery with panoramic views of the gardens, orchard and boating lake. Cleverly, a trapdoor within the floor reveals steps leading to a wine cellar. Two further bedrooms are reached via a spiral staircase housed within the second octagonal turret. The master bedroom enjoys double-aspect views through the stone-framed leaded windows. The remaining bedroom shares equally impressive views, and has a feature stone fireplace and its own cloakroom housed within one of the turrets. This room provides access to an interconnecting hallway leading to the north wing bedrooms. Reached by means of a spiral staircase within one of the octagonal turrets, the roof affords breathtaking panoramic views and the ability to further admire the three paired stacks of decorative brick Tudor chimneys, rebuilt by Emma Simpson. A large, fully renovated barn boasts a kitchen, bar and W.C. facilities. With an alcohol license, this versatile space is perfect for hosting wedding receptions. The enchanting formal gardens are beautifully arranged and complement the house perfectly. In the front, a long driveway bisects a lawn flanked by a stone wall and boating lake with a timber jetty, with the lake itself enclaved by mature trees. Beyond the lake rests a meadow with a row of Whitebeam trees. The rear gardens comprise of two interlinking courtyards and an orchard. Perhaps the most noteworthy aspect of the gardens is the historical remains of the formal entrance to the once grand house that stood to the rear. Shurland Hall retains enormous character and striking evidence of its past, exuding an equal measure of historical charm and period elegance.

CUISINE

BOWLED

OVER

IT IS SAID THE WAY FOOD IS PLATED INFLUENCES OUR PERCEPTION OF CULINARY CREATIVITY. GISELLE WHITEAKER TESTS THE THEORY THAT COMFORT FOOD IS BEST IN BOWLS. “Whenever I travel, I bring a bowl home with me,” explains Russian-born, Le Cordon Bleu London-trained Zarifa Ragimova, indicating towards the bowls now hanging on the wall at BOWLS Soho. My boyfriend Elio and I are sitting in Zarifa’s restaurant, which opened its doors a few short months ago, admiring the bright hues. It’s fun, it’s funky, and it’s already packed with punters. Food bowls have been trending on Instagram for some time now and Zarifa is clearly riding that wave, focusing on the comfort foods that don’t quite work on plates. She describes the choices of cuisine as being “dishes to hold, to pick from and pass around, packed with layered flavours and unique ingredient combinations.”

Living in Japan many years ago, I developed a phobia about food in small bowls. These often contained pungent, intensely flavoured, oddly textured foodstuff, unidentifiable to the Western palate. It’s time for me to overcome my foodbowl fears. A glance at the menu confirms an eclectic origin; South East Asia, South America and the Caribbean have all made their mark, with flavours ranging from jerk to pho and poke. The list is divided into “To Start With” Starters and “Greedy Bowl” Mains and we order a broad selection. Then there’s the tempting cocktail list, with intriguing takes on old favourites, like the Bloody Marley, a mixture of Sagatiba cristallina, cannabinidiol cnb Botanical Tea, bloody mary mix, lemon

and tomato juice that packs a punch; and new favourites like the Painkiller Slush, with Gosling’s rum, Koko Kanu Original Jamaican rum, orange, pineapple and coconut; or Bitter ‘n’ Stormy, with Gosling’s rum, Campari, passion fruit, lime, and Pimento ginger beer. We’ve had merely a few sips when our first dish arrives, a side of truffled courgette fries, the golden batter light and crisp. We dip each stem into tangy Romanesco sauce, licking the salt from our fingers. Just as we finish, our BBQ Jerk chicken wings arrive, three full wings in a neat stack, served with slivers of mango and spring onion. They’re marked with a chili on the menu, so we take delicate nibbles to test the heat, rating the spice level as minimal, but the deep, smoky flavour as maximal. Our fingers sticky, we both reach for a BBQ glazed pork belly bao, the soft bun melting around the tender meat, BBQ sauce threatening to dribble down our arms. This is not firstdate food; this is food you consume with someone who will forgive the smears of sauce on your face. Our two big-bowl dishes arrive together. Served in a simple white bowl, the portion of braised beef cheek is generous, sitting on a mound of sweet potato mash, with slender pickled carrots and a measure of sauerkraut. It’s a simple dish, yet immensely satisfying, the beef cheek melting in the mouth. Like the Jerk, the Jamaican goat curry, served with rice ‘n’ peas in a glazed blue bowl, is marked as spicy, but a few days later I notice it’s been relegated to the mild category, where it belongs. It is though, delicious, its popularity testament to its flavourful impact. The dessert menu is a work in progress, with new dishes currently under development. We’re happy with the chocolate truffle cake with mixed berries. It’s gooey and rich – everything a dessert should be – and rather dramatically plated on a shallow blue and white bowl that’s almost an optical illusion, drawing the eye to the food in its centre. But that may just be the cocktails talking. BOWLS touts the idea that the best things come in bowls. They might be right. I’m already planning a return visit to try the Bibimbap, a spicy rice dish from Korea. There may even be a DJ on the decks on my next visit – BOWLS is that kind of place, part restaurant, part party and all fun.
