We look at transactions that happened in the most recent month for which HM Land Registry has a complete dataset. The ‘top 5%’ figure is the price of the sold property that sits exactly 95% of the way up from bottom to top, otherwise known as the 95th percentile. The ‘top 1%’ sits 99% of the way up the distribution and is the 99th percentile. We aim to avoid big month-to-month variability by using a big sample size (i.e. an entire region), but some volatility is inevitable, owing to the fact that we are only looking at a small subset of the whole market. ENGLISH COUNTRY CHARM COMBINING DREAM INTERIORS WITH LISTED BUILDING RESTRICTIONS CAN BE TRICKY. FINE & COUNTRY INTERIOR DESIGN’S REBECCA HUGHES INTERIORS EXPLAINS HOW THEY RENOVATED A GRADE II LISTED GEORGIAN STATELY HOME.

We knew from day one this project would require thinking outside the box. For me, a successful renovation of a historic building always looks to the past while moving forward. It is a myth that it is impossible to make changes to a home with a strict listing status, but we did need to compromise on some of our design choices. The listed building status stipulated we could not touch or disrupt the original fabric of the walls. Therefore, with the help of John Cullen, a company specialising in lighting design, we sat down and mapped out which areas we should highlight and the best method. We created boxing for the light fittings to sit along the walls, designed to mimic the original architectural elements. For

example, we extended the bases of the columns and painted them to appear as though they had always been there. It didn’t touch the original fabric, instead sitting alongside it, meaning no damage or alterations impacted the original walls. In other rooms, rather than stripping the walls back and repainting them, we built walls in front of the original structure. This meant the dado, picture rails and original wallpaper were not touched in the process, so the room could easily revert to exactly how it was originally intended to be. It also ensures the original plan, form and appearance of the building isn’t lost forever. The need for a fresh and more up-to-date look and feel in these rooms was imperative for our client, who wanted to bring the property sympathetically into the modern day.

INTERNATIONAL EXPANSION Fine & Country has opened a new office in the capital of Romania, Bucharest. The office hosted a glittering opening party at a former embassy in June. The event included a press briefing with local journalists, a presentation on urban development from the World Bank, and a drinks reception as the sun went down. The office is already active within the city, working with large new developments. RECRUITING FOR NEPAL

GOLD CUP SUCCESS

Do you have what it takes to trek through Nepal? Would you like to build a house for a family who have been living in temporary accommodation for 3 years since the earthquake?

The 10th anniversary of the Fine & Country Gold Cup was a huge success, raising £2,386.12 for The Foundation.

The Fine & Country Foundation is recruiting volunteers to join them on their next trek to Nepal. They have already raised funds to build over 35 houses, and now the aim is to complete the village. Each house costs £1,800 to build, so each trekker has a target of funding an entire house.

Hundreds of people headed to Dallas Burston Polo Club to enjoy the beautiful British summer weather on 7th July. Attendees sipped on Pimms and Prosecco in the sunshine, while enjoying an exhilarating game of polo. The coveted Fine & Country Gold Cup was claimed by C.A.N.I., who stormed to victory in a captivating match.

The trek will take 10 days and cover incredible Nepalese landscapes high in the mountains. It will be a walk from Kathmandu to the village of Thangpalkot1 to meet the people who are being helped by the project. Contact foundation@fineandcountry.com to find out more.

MARKET OUTLOOK STATISTICS SHOW GREEN SHOOTS OF RECOVERY EMERGING ACROSS THE UK. The April edition of the RICS residential market survey reveals things are starting to improve. While there are surveyors reporting a fall in the number of buyer inquiries, the number reporting a rise has significantly increased, with expectations for further growth in the coming months. In London, this is the first time in 12 months a rising number of buyer inquiries has been reported. Currently, the Government’s main housing priority is making housing more accessible – a sure-fire vote-winner. It appears to be working; the rising number of first-time buyers is the most interesting part of the mortgage market data we look at. This is relevant to the prime market because heightened activity at the lower end will filter upwards. Each sub-market of UK residential is inextricably intertwined, from the first-time buyer market at the bottom of the property ladder to the premium market at the top.

We are confident the ice is starting to melt in the prime property market. However, we must all bear in mind that the meteoric rise in prime prices experienced by many parts of the country after the credit crunch will probably not be seen again. These gains came on the back of global financial turmoil that caused high-net-worth individuals around the world to move their money into the safe haven of central London residential assets. We are going to see a positive upswing, but it will be in the context of the ‘new normal’. While there is still some volatility in the prime UK property market, it is clear there are myriad opportunities to be taken advantage of now, and the best way to maximise the potential of these opportunities is by working with a local market expert. STROLLING THROUGH

THE CENTURIES

SET WITHIN THE NORTH WESSEX DOWNS AREA OF OUTSTANDING NATURAL BEAUTY, THE DUNDAS ARMS AND THE YEW TREE INN HAIL FROM DIFFERENT CENTURIES, YET THEY SHARE MUCH IN COMMON. GISELLE WHITEAKER EXPLORES THESE COUNTRYSIDE RETREATS.

Perched on a spit of land between the Kennet and Avon Canal and the River Avon in West Berkshire, moments from Kintbury train station, the Dundas Arms is akin to a cool drink of water. The eight-room, 18th-century, Grade II Listed inn, named after Charles Dundas, the first chairman of the Kennet and Avon Canal Company, has recently had a £500,000 makeover, which has served to enhance its ample charms. My mother Judy gives a sigh of satisfaction as we check in to our lovely room overlooking the canal. The colours hint at autumn, with moss, beige and bronze, a teal wardrobe on one side adding a splash of colour. Regal, leather-framed headboards hang from brass hooks on the wood-panelled back wall and a duck-footed freestanding mirror adds a dash of personality. “This will do quite nicely,” Judy says, popping the kettle on for a cup of tea before we head outside to make the most of the sunshine. “We were thinking about going for a wander,” I explain to the receptionist, who hands us a leaflet for a two-hour circular walk. Not once have Judy and I managed to follow ABOVE

walking directions, so it is with some trepidation that we set off along the left bank of the towpath. We walk past a sign offering horse-drawn canal boat trips, the boat moored further down the path. Dragonflies flutter past and ducks forage in the reeds on the edge of the murky green water. Time slows down to match the flow of the canal, fish sending ripples across the surface as they feed. We cross an old stone bridge arching across the canal and hike up Irish Hill, turning to admire the far-reaching view of the Kennet Valley. We stroll through fields and over stiles, past farmhouses and wooded copses. Two hours later, we find ourselves approaching the Dundas Arms, not a footstep misplaced, courtesy of the well-written landmarks included in the flyer. We have just enough time to freshen up before dinner. It’s a balmy evening, allowing us to make the most of the riverside terrace, already dotted with punters in the know. The food here is superb. We feast on a River Kennet crayfish cocktail with a creamy home-made Marie Rose sauce; rare roasted beef with gem salad, Parmesan crisps and salsa verde; pressed ham hock, chicken and parsley terrine; and pan-fried duck breast with saffron risotto, runner beans and sautéed yellow courgette. For dessert, we indulge with vanilla cream, summer fruit compote and crumbled shortbread; and Valrhona dark chocolate mousse and honeycomb, topped with a handful of halved raspberries. It is a deeply satisfying meal. The next day, post-breakfast, we meet up with a friend from Newbury who guides us to Heaven’s Gate, a folly on the hill above Highclere Castle that offers superb views of Highclere’s 1,000 acres of sweeping parkland. The sprawling Jacobethan property is the residence of Lord and Lady Carnarvon and was the primary filming location for Downton Abbey, now drawing visitors from across the globe.

Like Highclere Castle, the Yew Tree Inn was built in the 17th century, although it is a more modest affair, a few short miles down the road. We check in to one of the eight cottage-style guest rooms, each of which is named after trees found in the surrounding forests and woodlands. The back wall is dressed in fabulous, floral William Morris wallpaper, the bed wears a tartan throw and a deep burgundy headboard, and the window is framed by attic-style sloping walls. It screams cosy comfort and we kick off our shoes and settle in. Just as the rooms exude character, so does the two AA-rosette restaurant, with artfully mismatched tables and chairs and cosy nooks designed for two. Inspired by Hampshire’s rich tradition of farming, fishing and shooting, the undeniably British menu features fresh fish, game, meat, fruit and vegetables sourced from surrounding fields and streams. We dine on black pudding Scotch eggs; crab on toast with pickled cucumbers; and a fishermen’s board, with prawns, smoked mackerel, bruschetta, mussels and a delightfully crunchy-coated crab arancini. Unable to decide on dessert, the chef offers us a taster plate of everything: vanilla crème brûlee with boozy peaches and shortbread; treacle tart; a vegan chocolate brownie; and white chocolate mousse with peanut butter lollipops, honeycomb, chocolate soil and cherry glaze. It looks so good the table next to us orders the same. The Yew Tree Inn may be from a different century than the Dundas Arms, and in a different county – we have slipped from West Berkshire into Hampshire – but the inns share much in what they offer: a welcoming countryside retreat and food worth travelling for.

There’s little doubt the golf courses that are part of European Tour Properties offer players numerous challenges, but on the flip side, the event venues face challenges of their own. Take Le Golf National in France, home to the HNA Open de France at the end of June and the 2018 Ryder Cup at the end of September. Hosting two events in a relatively short space of time keeps the pressure on. “We are busy, but organised,” says Paul Armitage, Director and General Manager of Le Golf National. “We are following a detailed plan that has been plotted out with European Tour agronomists, Ryder Cup officials and our team of specialist greenkeepers, headed up by Alejandro Reyes.”

The weather is not a factor Dubai’s Jumeirah Golf Estates has to worry much about – the year-round warm climate is a major factor in attracting golfers to Dubai. “Driving greater golf tourism is one of the key goals we set ourselves. That’s why we work as closely as possible with our key stakeholders and have a coordinated approach to ensure Dubai’s golfing experience is the best in the world,” says Souzane Abou Eid, Head of Marketing for Jumeirah Golf Estates, which hosts the DP World Tour Championship in November, the season finale of the European Tour’s Race to Dubai.

It’s not only facility and course maintenance that keeps everyone on their toes – Armitage cites other challenges in keeping all stakeholders happy, including current course customers, which isn’t easy when construction is in progress and occasional closures are necessary. Staff members also need to be kept focused and motivated, as they are the face of the venue and ambassadors for the sport in France.

Jumeirah Golf Estates has welcomed the world’s top 60 golfers annually for the past nine years, attracting over 65,000 visitors. This year, an increase in spectator numbers is expected. “The Race to Dubai is a positive contributor to raising the profile of golf in the Middle East. As we welcome some of the game’s greatest players to Jumeirah Golf Estates, we also get the opportunity to showcase our Greg Norman-designed Earth and Fire courses to audiences on a global scale,” says Abou Eid.

Naturally, preparation spans a long time frame – Armitage says they have been working on this for more than five years – but there will always be some things that can’t be controlled, like the weather. If the weather now is anything to go by, though, the 2018 Ryder Cup is set to be a roaring success. It’s all good practice for Le Golf National, which will also welcome the 2024 Paris Olympic Games Men and Women's golf competitions.

“We prepare the course throughout the year for next year’s event,” says Antonio Castelo, Golf Director at Verdura Resort in Sicily, Italy, which hosted the Rocco Forte Sicilian Open in May. “There has been a programme in place to bring our golf courses to the highest standard. As the Rocco Forte Sicilian Open is played on a composite course from the West and East courses, it means we have to prepare a 36hole course for an event that is then played on 18 holes.”

London Golf Club is well-versed in hosting events of this nature. “Since the beginning of our partnership with the European Tour, we have had the pleasure of hosting many professional tournaments, such as the 2008 and 2009 European Open and the 2014 Volvo World Match Championship,” says Chief Executive Stephen Follett. THE DEFINITION OF FUSION IS “THE PROCESS OF JOINING TWO OR MORE THINGS TOGETHER TO FORM A SINGLE

ENTITY.” IF FUSION WERE AN ART FORM, CHEF JAMES COCHRAN WOULD BE ONE OF THE GRAND MASTERS. GISELLE WHITEAKER TANTALISES HER TASTE BUDS AT JAMES COCHRAN EC3.

Just like the chef’s heritage, the menu at James Cochran EC3 in London is a mix of things. Dishes like the muchlauded Jamaican Jerk buttermilk chicken with scotch bonnet jam, maize and coriander make it evident that Cochran tips his hat to his Jamaican-Scottish heritage in his dishes, but the flavour fusions crafted in the restaurant’s kitchen go well beyond unusual pairings. They are magnificent creations; things of beauty, both visual and sensual. James Cochran EC3 is set on the rather oddly named street Bevis Marks, sandwiched between office blocks. Open only on weekdays – and nights – it caters for the eastern fringe of the City crowd. Lunch is a busy affair, while evenings are quieter – for now. Once word gets out, that’s likely to change. Cochran’s pedigree is testament to his talent. He honed his skills with a lengthy stint at the two-Michelin-starred The Ledbury and played with pop-ups in Soho, Hackney

and Camberwell before putting his name above the door here. And while the décor is simple, the food is far from it. It’s a Thursday night when my friend Dionne and I settle into a cosy corner, ready to tackle the seven-course tasting menu. We prepare our palates with an East London Spritz, a fusion cocktail in which Aperol Spritz meets Pimms, and a shot of blood-orange Cointreau livens up the party. Then the real entertainment arrives. First up is sea bass tartare with blood orange, sesame, thinly sliced lychee and a hint of chilli. “That’s not a dish I would have ordered if I read it on a menu, but I would drink that in a glass,” says Dionne, spooning up the juice. “Just bring me a splash of rum.” I’m of the same mind. The fish and lychee are tender and sweet, the sesame gives it a nutty edge, and the chilli adds a dash of intrigue. It’s light and refreshing, a perfect summer dish, and a prime example of mixed influences.

The next plate looks something like an artist’s palette, with pink cubes of compressed watermelon, matcha tea, mint, shimeji mushrooms and a thick smear of green pistachio puree, not a combination that naturally comes to mind. Individually, the elements taste alright; together they turn into something fabulous. The third course sees smoked Cornish mackerel paired with a deep chorizo marmalade, fennel and the most surprising element of the evening, bisque ice cream. The scent is mouth-watering and the flavours are dark and sultry, with a sudden cold breeze courtesy of the bisque. In this dish, France joins Spain and the UK, to make an international headline worthy of worship.

Much to my delight, the tasting menu comes with two sweet dishes. The pre-dessert is a deliciously crispy Kataifi pastry roll, filled with sweet lemon cream, with almond crumbs and yoghurt sorbet. I could have stopped there, I should have, but I can’t resist anything with white chocolate. The finale is walnut parfait, white chocolate, sesame toffee and frozen raspberries. It resembles one of those paintings you make as a child, where you dollop paint onto paper then fold it in half to make an abstract butterfly. Naturally, it tastes far better, with the berry tang lifting the creamy parfait to the heavens.

One of the highlights is a pan-fried fillet of brill, a firm, slightly-sweet fish, served with orbs of cantaloupe melon, lemongrass and ginger, and girolle mushrooms. It is the melon that makes the dish, lifting it from the sea to the land and into the realms of legend.

So where does this food come from? While James Cochran EC3 has Britain at its core – Cornish mackerel, Ragstone goat’s cheese, Herdwick lamb, British courgettes – the rest of the world is knocking on the windows, with hints of Spain, France, Greece, Jamaica and Asia. If there’s such a thing as localised global fusion, James Cochran EC3 is it.

The final savoury dish is a roast loin of Middle White pork, plated with a dollop of red pepper puree, burnt feta, baked sweet potato and a Roscoff onion. A thin layer of crispy crackling adds height to the plating and a satisfyingly crunchy texture to oppose the tender meat.
