LAKELAND LIVING GETTING AWAY FROM THE HUSTLE AND BUSTLE OF DAILY LIFE IS ALWAYS WELCOME. LISA PREECE HEARS HOW ONE DESIGNER TRANSFORMED AN ORDINARY HOME INTO A MODERN GETAWAY TUCKED IN THE ROLLING HILLS OF A NATIONAL PARK.

In the heart of the Lake District, an award-winning interior designer is giving waterside homes and sprawling mountain-top mansions a complete makeover. Sarah Jane Nielsen is known for creating incredible bespoke spaces for residential and commercial clients from their base in Staveley, Cumbria. Sarah and her team were recently invited to ‘Rosewood by the River’, a charming four bedroom timber chalet nestling amongst woodland on the banks of a tumbling river in the Lake District National Park. The owners, a young professional couple from London, wanted to renovate and update their Lakeland retreat. Conservatory The team aimed to coordinate an eclectic collection of furnishings, dressing items and local artwork, as their clients requested.

At the same time, they maintained a connection with the home’s Lakeland surroundings. “From the moment we saw the large bay window overlooking the front garden, we knew this was the ideal spot for a window seat and wasted no time in commissioning an integral seat to run the full length of the area,” says Sarah. “A selection of high quality tweed, herringbone and linen fabrics were used collectively on all upholstery in the room, providing a super-smart tailored look, yet hardwearing and easy to maintain. It has been another great year for Fine & Country. CHARITABLE AGENTS It was a record breaking year for the Fine & Country Foundation, with over £100,000 raised to fight homelessness in 2016. Fine & Country agents around the world have been busy fundraising. In London and Warwickshire, agents gave up their beds for the night and slept outside to raise awareness of homelessness. The Cambridge office organised their annual Christmas carol concert, which raised money for three local homeless charities. Fine & Country Brookmans Park donated money to help disadvantaged children in Sri Lanka. Also, Fine & Country South Africa launched the Foundation in their country in 2016. They started their fundraising efforts with a charity fashion show near Cape Town. The Fine & Country Gold Cup polo event raised thousands of pounds, and is returning for its ninth year in 2017. The family event will take place at Dallas Burston Polo Club in Warwickshire on Sunday 9th July between 11am and 5pm. Last year’s event saw 3,500 attendees watch C.A.N.I. claim the Gold Cup title. All proceeds from the £10 car parking fee will be donated to the Fine & Country Foundation. MARKET ROUNDUP WITH THE BREXIT VOTE AND STAMP DUTY CHANGES, 2016 WAS A

DIFFICULT YEAR TO PREDICT. LISA PREECE TALKS TO ESTATE AGENTS ABOUT THE YEAR AHEAD.

1. South East Dominique Scott Brighton and Hove The market in Brighton and Hove has been stable in terms of value, buoyed by a good level of first-time buyer activity at the lower end of the market that filters through to the top. Uncertainty remains, but movers in our region are eager to buy. Our city offers such a wonderful lifestyle – fantastic state and private education, a cosmopolitan mix of people, seaside and countryside, theatre, arts and music, designer shops, bars, and restaurants. Brexit has had very little impact, but stamp duty is a concern, with the higher rates on properties over £1,000,000.

2. South West Richard Douglass, Bideford, North Devon The referendum created uncertainty throughout last year because many of our buyers come from the EU. This delayed activity in the middle and upper end of the market, including in the traditionally busy spring and summer markets. Interestingly, we sold more middle and higher value homes in the last third of the year, with a big uplift in demand. We remain optimistic for 2017 as people continue to need to move whatever the economic circumstances. 3.London Paul Kirby Canary Wharf There are many unknowns in the London market now. I predict the exponential growth that property here has enjoyed over the last decade will pause in 2017 and fewer people will move. Recently, homeowners want to test the waters by discreetly marketing their property for a few weeks. If they have significant interest, they will add their property to the open market. It’s a clever way to minimise risk and we are happy to use our network of buyers to secure a great deal.

4. East Simon Bradbury St Neots, Cambridgeshire St Neots in Cambridgeshire experienced a strong end to 2016, with exchanged sales units up by 20% compared to December 2015. Increased sales activity is continuing in 2017. Whilst the impact of Brexit has been negligible, the high level of stamp duty is causing buyers to be more cautious. Modern homes in good condition are currently in highest demand and buyers are increasingly interested in fast internet connections. We are registering larger numbers of buyers who work in London, which is an hour away by rail, but with the relaxed lifestyle that living in Cambridgeshire offers.

The Lakes and North Lancashire region has a high proportion of second homes and stamp duty changes impacted the market. Overall, we had a good trading year through good practices and strong brand representation. We also have an influx of people looking for a lifestyle change to raise their children in a beautiful environment, leaving the city life behind. Transactions and prices in the Lake District continue to hold firm. Buyers are now emerging at all levels, and our unrivalled marketing strategy and exemplary local knowledge ensure we can get the best price for our clients.

Rugby saw a 6% increase in house prices in 2016. The local economy has been bolstered by the expansion of Jaguar Land Rover, which has attracted high-net-worth buyers. We are seeing many buyers in their 30s, who are using Rugby as a commuter base for Birmingham and London. The local state and private schools have excellent reputations, which attracts out-of-town buyers. The turn of the year has seen a steady rise in buyer numbers. We expect prices to continue to rise over the next 12 months. 9.Wales James Skudder Pembrokeshire, Wales

6. East Midlands Stephen Binder Stamford, Lincolnshire Overall, 2016 was a healthy year, initially driven by the announcement of increased stamp duty on second purchases. We had a rush of local purchases through the spring and into summer. The slide in the value of Sterling post-Brexit vote has made London more attractive to foreign buyers and this may sustain a flow of purchasers to the East Midlands in search of better value for money alongside good schools and excellent road and rail links. In 2017, price growth is likely to be subdued so sensible pricing and good presentation will be key to success.

Despite continued economic and political challenges, the market in West Wales has remained remarkably buoyant. Political changes have not deterred those thinking of moving down the M4 to Pembrokeshire and the surrounding areas. Coastal areas, such as Tenby, Saundersfoot, The Havens, and St. Davids, remain the most sought after for both full-time properties and second homes. The all-important sea view remains at the top of buyers’ lists. We have noticed that properties offering secondary accommodation are increasing in popularity as they can be used for extended family or as holiday lets. Property Feature

Yorkshire and the Humber James Stock Bawtry, South Yorkshire Yorkshire experienced a positive end to 2016 and a very confident start to 2017 with agreed sales, but fewer new properties are coming to the market. I think changes in government, both locally and internationally, have created some unease in the property market and this has led to fewer properties for sale in our region. Figures show the market has risen by around 6% in the last two years and we are hopeful for a good year of sales in 2017.

INDULGING IN THE

NEW FOREST FROM WELCOMING WILDLIFE TO DELECTABLE DINING, LISA PREECE DISCOVERS THE CHARMS OF THE NEW FOREST NATIONAL PARK.

A place with such a charming country atmosphere should not be on a direct train from Waterloo, but somehow Brockenhurst has managed to retain a rural feel, while remaining accessible. Maybe it’s the friendly locals that make it feel special, like the barman in The Snakecatcher who minds our bags while we explore, or perhaps it’s the wandering wildlife. Cattle grids mark where animals are welcome to roam and we soon spot two calm ponies standing like peaceful sentries in the driveway of a period home. It's upon leaving this large village, though, that the New Forest National Park comes alive. The taxi journey is infinitely more enjoyable than driving in central London. We pass through the forest, spying a few deer peering brazenly at us from the side of the road. We rattle over another cattle grid and the landscape transforms. Open grassland stretches into the distance, and spotting pockets of horses becomes a game.

We turn off the main road into picture-perfect Beaulieu. The Montagu Arms hotel is right in the village centre. The cosy warmth of the entrance hall is a welcome respite from the chill outside, a wood fire popping and crackling in the grate. Exploring our room turns into a treasure hunt. Firstly, there’s a welcome letter leaning against a box of local handmade chocolates. Next to the Tassimo coffee and tea-making facilities, we discover delicious local biscuits hidden in a tin. The welcome material contains more surprises. Did we know we could leave our shoes to be shined overnight? Or have a tray of loose leaf tea delivered to the room in the morning? The night is starting to draw in, so we set out to explore the village. The setting sun looks magical across the river. A few people mill around sharing tips on the best spots

to capture a sunset photograph. It feels like we’re in on a beautiful secret. We make the most of the moment, discovering the ancient church and peeking at the historic Palace House, confined behind stone walls. Back at the hotel, wild ponies pose perfectly outside. We steal a few photos and a dapple-grey pony develops a fondness for my coat. They’re friendly animals and eagerly search for hidden food. We don’t have anything for them, but they let us reach out to gently stroke their muzzles. The quiet hotel has come to life when we arrive at The Terrace Restaurant, which boats a 3AA Rosette menu. We order cocktails relaxing in the lounge before we are escorted into the restaurant. The layout is clever, with everyone facing the same direction. It means each table feels private and intimate.

The food arrives in perfect intervals. My taste buds are immediately delighted by a pickled mushroom amuse-bouche, signalling good things to come. The main course is generously proportioned – my plate is covered with small slices of honey-roasted duck, with a tarte fine of caramelised endive. The highlight, though, is dessert. I find salted caramel irresistible and the fondant is simply stunning. Caramel oozes onto my plate as I slide my spoon in, heralding the perfect end to the meal.

feels like a different world. Hidden within a labyrinth of stairs and corridors is a series of relaxing spaces, a gym, pool and world-class hydrotherapy facilities. There are plentiful treatments to choose from, from traditional Thai massage to manicures and facials. Add in saunas of varying temperatures, steam and ice rooms, and experience showers and the senses are sated. We laze at one end of the hydrotherapy pool while the jets bubble away. It’s a revelation.

We are treated to more delectable food in the morning. Full English breakfasts are cooked to order, and there is a tempting spread of fruit, cereals and preserves to accompany the fresh pastries brought to the table.

All too soon, it’s time to catch the train. Work feels like a world away after a peaceful weekend of relaxation here. As soon as I’m swirled into the frantic pace of city living, I start planning my return – I’m already dreaming of salted caramel at the Montagu Arms.

The façade of Middlethorpe Hall in York is somewhat imposing, but inside, the welcome is warm, matching the crackling fire in the parlour. My friend Alex and I climb the cantilevered oak stairs and enter our gorgeous four-poster room, overlooking the south lawn. “Wow,” breathes Alex, admiring the antique furniture and fine paintings on the wall. Shortly afterward, we enter the panelled dining room, ready to put the skills of Head Chef Ashley Binder and his team to the test. We have no doubts they’ll pass with flying colours – there’s a reason Middlethorpe Hall has twice won Restaurant of the Year in the Visit York Awards.

The menu presents a dilemma. Should we succumb to the delights of the tasting menu, make a selection from the winter seasonal menu, or commit to the a la carte options? The hand-dived scallops make the decision for me. A la carte it is, and there is a plethora of temptations to choose from. The waitress returns, delivering an amuse bouche in two parts – chicken liver pâté with port wine and orange jelly with a clementine segment and gingerbread; and gravlax with dressed cucumber, lemon pudding and crispy salmon skin. Both are melt-in-the-mouth delicious. “This is to die for,”mumbles Alex through the crumbs.

The scallop starter ups the ante. A large mollusc sit opposite a cube of maple-glazed belly of pork, a ball of crispy potato hash between, with dollops of fragrant satay sauce and artfully scattered coriander. Each morsel dissolves in the mouth in a satisfying burst of piquancy. Alex is delighted with his breast of home-smoked duck, paired with duck liver, sauerkraut, quince and Sauternes jelly, and all we can talk about are the exquisite combination of flavours. “Would you like to cleanse your palate with sorbet?” the waitress asks. We nod, and two glasses of Kir Royale sorbet topped with blackcurrant are placed before us. “I could eat this as a dessert…daily,” I tell Alex. After a short pause, our main courses arrive. Alex has opted for the roast turbot with cauliflower, caviar and Champagne veloute.

“This veloute is so delicate it could float off the plate,” he comments. “It’s the perfect complement to the fish.” Meanwhile, I’m savouring my rich loin of venison with pickled blackberries, parsnip, smoked potato and a haggis bon-bon, given height by two slender honey-glazed carrots. All too soon it’s time for the finale. The chocolate orange recommended by the waitress tastes like a deconstructed Jaffa cake, the petit gateaux topped with orange slices and chocolate orange ice-cream. The Yorkshire Rhubarb is a visually appealing dish, with bright pink poached rhubarb, white chocolate and a scoop of mint-green pistachio ice-cream topped with a white chocolate twill. It’s light and tangy, the sweet chocolate moderated by the zingy rhubarb. “Wow,” Alex repeats, as we move to the parlour for tea and petit fours before bed. Wow indeed.
