Working to a deadline is always challenging, but when that deadline is the arrival of a new family member, it can become even more stressful. Interior designer Amelia Carter discovered this for herself when she took on her most ambitious renovation and design project to date. Amelia established her interior design company over five years ago, with a commitment to designing elegant and individual interiors that reflect her clients' lifestyles. Born in Canada, this Londonbased designer is now supported by a skilled team of designers and architects. They create bespoke interiors with durable elegance, balancing beauty, comfort, value and practicality. Finding equilibrium was particularly important when the team was set the stimulating task of working with a Chelsea home set in communal gardens. As a family home, it was crucial to make

practical, as well as beautiful, spaces. The property was vast, with 4,500 square feet of living space, and the history presented challenges. It wasn’t a listed property, so special permission was not required, but the home was built in the early 1800s and remaining aware of the heritage of the building was crucial. With children already at the heart of the house, and a baby on the way, the clients were eager to integrate their family throughout the space. “They enjoy entertaining friends, but wanted all areas of the house to feel welcome to children. It was important that the entire property was elegant in atmosphere and hard-wearing for young children,” explains Amelia. In June, Fine & Country simultaneously launched two new offices in two different countries, Fine & Country Bedford in the East of England, and Fine & Country Mijas in Spain.

Fine & Country’s first overseas International Conference took place on 9th June in sunny Estoril, Portugal, with over 70 attendees from 10 countries, including participants from as far afield as Australia and Nigeria.

MARKET OUTLOOK With so much going on in the property world it’s harder than ever to differentiate between the transitory and the transformative factors at play. The uncertainty caused by the unexpected election and Brexit are occurring at a time when foreign buyers are finding a less accommodating tax environment and domestic demand has been dampened by stamp duty changes. Overarching all of this, however, is the fact that we’re at the end the economic cycle which started with the credit crunch in 2008-09 and has now reached its closing stages. So how have prime markets across the country been faring? All markets have their own personalities and nuances, but at a high level it’s certain that many prime markets outside of London are outperforming the capital and this has been the case for a good few years now. If there’s one single factor responsible for this, it’s probably the tax changes to foreign buyers who used foreign debt in home purchases, and prime central London obviously was most affected by this. But we believe

this change reflects a change in the structure of the UK property market where the country becomes less London-centric. The main driver is employers’ growing comfort with people working from out of the office a few days a week, which means it is less crucial for people to work within the ninety-minute commute zone of London. The big question is ‘what’s in store for the UK property markets after Brexit?’. We are very optimistic for a number of reasons. Firstly, we expect the increased visibility on the outcome of negotiations to coincide with an economic upturn as the next economic cycle kicks into action. Naturally there are threats to some markets, the London markets’ dependence on financial services jobs being a good example. However, opportunities will arise as we forge our new future, and we expect the UK housing market to thrive. The UK economy has proved itself to be very flexible in the past at adapting to new realities, so there are many reasons to be cheerful.

SOME CITIES HOLD MAGICAL ALLURE. MICHAEL REED FINDS A SPELL AT THE GRAND HOTEL & SPA IS AN ENCHANTING EXPERIENCE.

An excited five-year-old boy on a steam train bound for York watches as the engine sends out puffs of white cotton wool into a blue sky. The memory surfaces as I arrive equally excited at The Grand Hotel & Spa, the city’s only five-star hotel, for a weekend break. The suited and bowler-hatted doorman and porter quickly unencumber me of my car and bag while I check in. It’s an easy stroll to my room on the fifth floor, thanks to the genius of the shallow helix staircase, ascending in a boxed spiral as it passes through the stunning, marbled, octagonal, central hall on the first floor. My suite is tastefully decorated in shades of chocolate and red, with a separate lounge area holding comfortable armchairs and sofas, perfect for a Nespresso break. Diving into the twin shower in my suite, I slather myself in Molton Brown’s Pink Pepper Pod body wash. Gazing through the panoramic bathroom window reveals a jigsaw of roofs. York Minster – clearly a corner piece – and a windmill’s white sails slicing the horizon entertain me as I towel dry in beams of sunshine. ABOVE

The dinner gong of my complaining stomach leads me to Hudson’s, where I am mollified by a harmonic of chocolate notes that resonate from room to table. This three-AA rosette restaurant within the hotel is a bit like Wimbledon Centre Court. It seems large at first, but is pleasantly intimate when seated. A new 130-seat restaurant, The Rise, a terrace brasserie, recently opened and 101 new bedrooms will be added later this year. The waitress brings a complimentary glass of Prosecco and a squid-ink cracker as a canapé. The creamed ink cod’s roe, compressed apple and dill leaves a lingering taste of the sea. She then advises me to dig deep with my spoon to capture all of the flavour of the soft Duke of York potatoes that follow, with shallots, lovage and roasted chicken skin. Her guidance though each dish heightens my experience. Favourites are the North Atlantic Stone Bass with fennel buckwheat and langoustine bisque and the Meadowsweet running through the frozen mousse with plum and almonds. It lies on my tongue like a snow angel. My verdict is that Chef Craig Atchinson is an absolute wizard. Bearing in mind the building’s railway heritage as a 'palace of business for the North Eastern Railway Company', and a revelation by the porter, who shows me where signalling is still controlled from a couple of The Grand’s hidden rooms, I find myself wondering if

J.K. Rowling’s recently retired Hogwarts Express might have made unscheduled stops here, ferrying exhausted wizards home for half-term break. The next morning, my spa experience takes place in the suffused aquamarine glow of the 14-metre pool, complete with Roman statues, a whirlpool sauna and a lemon-fragranced cloud in the steam room. I leave feeling as if world peace has been declared and peeled grapes have been popped into my mouth at regular intervals. A multitude of services are available here using ESPA products and a Cybex gym caters for the energetic. Breakfast is overseen with panache by the Afternoon Tea Supervisor, Sahib, and later I follow his directions to the Roman wall path. Two miles of the mostly medieval walls, complete with slits for archers, encompass the city centre, with York Minster marking the northern boundary and York Castle the south. I join the wall next to The Grand Hotel & Spa and walk as far as Barker Tower, where a chain was slung across the River Ouse at night to deter toll dodgers in the 14th Century. At York Minster, £12.50 buys me a year’s visiting rights and a head full of facts from a fascinating guided tour, where I learn the magnificent cathedral is held together by gravity alone. York city centre is a magnet for many performance artists and I find an eclectic and multicultural mix.

The remainder of the day is consumed by exploring the Roman ruins to the soundtrack of a pianist, singing farmers, and Ecuadorian pan pipes and the aromas of fish, chips, caramel and coffee. It’s a delicious combination. Next to the Golden Fleece, said to be York’s most haunted pub, and where the York Terror Trail starts, is Lady Peckett’s Yard. The Lord Mayor around 1702 owned the pub and his wife, Alice, is said to haunt the corridors and stairways. I suspect she wanders further afield, after I have an attack of goose bumps in the narrow alleyway, my hairs puffing up like a sparrow on a frosty morning. It’s a stark contrast to the bucolic scenes I witnessed yesterday at James Herriot’s Thirsk, 40 minutes North of York, and Sutton Bank nearby, with its astonishing views. Past yellow rapeseed, gorse and sun-celebrating dandelions I’d meandered, stopping at Castle Howard, a mere half hour away, before my arrival at The Grand Hotel & Spa. The Grand Hotel & Spa is the perfect place to explore the historic walled city. York's exquisite architecture and tangle of quaint cobbled streets exude mystery and inspire awe. Hamburgers may well be America’s favourite food, but what is perhaps less known is that some of the staple dishes at high-end restaurants across the world are American additions. What would we do without eggs Benedict, oysters Rockefeller, and the Waldorf salad? While there are still plenty of places offering low-cost lashings of food, I’m heading to the Midwest – Illinois, Wisconsin and Minnesota – traditionally known for its unpretentious, hearty, locally-grown cuisine. The 'breadbasket of America', with its agricultural bounty, seems the perfect place to see what’s cooking. Chicago, America’s third-largest city, has long been recognised as a gourmet dining epicentre, so it’s a fine place to start. At GT Prime, seasonal, local produce is not only on the meat-centric menu, but also on the walls. The incredible photographs taken by Jeff Kauck look like still-life paintings, whetting the appetite for simply seasoned, delicious fare. And if you’re keen to sample the local game, bison, venison and rabbit are all on the menu. Cindy’s Rooftop Restaurant at the top of the Chicago Athletic Association Hotel is another eatery representing evolving American food preferences. This light-filled observatory boasts spectacular views over the city, as well as a menu that rethinks American favourites – the New England favourite, the lobster roll, is reinvented with lemon-tabasco remoulade, peas shoots, and old bay chips. More international-style fare is also on offer, like duck confit with lavender honey, lentils, cipollini aigre-doux, pickled mustard seeds, orange and watercress. It’s also worth heading to the North Loop area, even if it’s just to dine. Revival Food Hall, which opened last year, sets the standard here, with an all-local dining concept spotlighting the best of Chicago’s food scene. The 24,000 sq.ft. marketplace is within a beautifully restored, 1907 Daniel Burnham – designed building and while you’ll find hamburgers here, there’s also Hawaiian poke, Tokyo-style ramen, charcuterie and artisan gelato, to name a few. Chicago’s food scene is rocking, but how about smalltown America? Galena, on the western edge of Illinois, is home to less than 3,500 people, yet I discover it’s packed with good food, perhaps due to its popularity as a tourism hotspot. Log Cabin Steakhouse may not be the most creatively named restaurant, but the wet-aged prime ABOVE Cindy's Rooftop Restaurant, Chicago.

steaks here are superb. Ask for “Greek Style” and the steak comes drenched in a mouth-watering sauce with a subtle hint of garlic and herbs. Just down the road, Fried Green Tomatoes is another winner, but here the fresh seafood narrowly takes the lead over the beef, with dishes like lobster ravioli, crab cake salad, and cedar-planked walleye hitting the mark. For day dining, Otto’s Place over the river is the pick. Making the most of fresh produce, the food here is hearty, country-style fare although the portions head towards the overly generous side. I also test out small-town fare in Wisconsin Dells, another popular tourism spot. Here, Del Bar, once a six-table roadhouse, serves up to 500 covers a night. What’s the draw? It’s all about the food – although the architecture is interesting too – with a little bit of everything, all done well. My pick is the seared sea scallops with a Moscato reduction that is so more-ish you’ll find yourself consuming every last drop with the crusty bread provided. My final meals are in Minneapolis, which has less than a fifth of Chicago’s population, but all of its foodie flair. Whether dining at Cedar and Stone at the JW Marriott, Mall of America, which prides itself on local provenance, or newcomer Tullibee at the Hewing Hotel, inspired by the bounty of Minnesota’s lakes and woods, the cuisine is on par with the top restaurants in London. The humble hamburger will always have its place in the American diet, but the nation’s tastes are changing. Local produce and cooking styles are being creatively combined, portions pared down, and more natural flavours allowed to shine: food evolution in progress.
