Seller Insight

Rose Cottage, built circa 1750, is a traditional looking two storey home which has been renovated and extended to a high standard while retaining original features such as beamed ceilings and attractive leaded windows. Set in a peaceful location with the surrounding houses sharing the same character and an abundance of trees and shrubs in what is a manageable sized garden, the cottage sits centrally in the Northamptonshire village of Eydon. ‘The property has lots of charm; one can see and feel the history, especially in a working stone well,’ say Richard and Karen, who have lived here for twenty-six years. ‘The cottage sits mid-way on Blacksmiths Lane with no vehicular access from the High Street and no through access from Lime Avenue making it quiet, safe and a great place to socialise with neighbours. It’s also wonderfully safe for children and pets.’ Eydon is ten miles from both Daventry and Banbury and three miles from Woodford and Byfield, both villages with good amenities including shops, schools and sporting facilities. ‘Eydon and the area offer plenty of culture and history; Eydon Manor is in the village and the National Trust owned Cannons Ashby and Sulgrave Manor are close by.’ They add, ‘there’s something lovely about Eydon which feels like time has stood still – many of the issues that we all read about and see in the news simply don’t seem to happen here.’

‘Eydon has a strong community spirit and is the type of village where you can get involved or keep yourself to yourself. There are a good number of clubs and societies as well as allotments, a pub, a farm shop, a wine shop and playing fields. Numerous social functions take place in the village hall.’

‘Rose Cottage has a garage for two cars plus additional parking for a further two cars, so parking is never a problem.’

‘We love the garden room for its wood construction, warmth, light and views over the garden – we use this room more than any other.’

‘Being located part way up a hill means all three bedrooms enjoy a view over the surrounding countryside – this can be slightly obscured in the summer months but restored with a bit of annual pruning.’

‘With an enclosed garden, the garden room and an open plan hall/dining room the property lends itself well to entertaining.’

‘Our neighbours are all good friends and are very kind and helpful.’
