MALVERN COTTAGE

KEY FEATURES

This very pretty detached, double fronted Victorian family house has the extra benefit of a large beautifully presented self-contained annexe ideal for guests or dependent family. Malvern Cottage is located in this sought after village and in a conservation area. It has been modernised and improved to create a very welcoming home with much character as it retains many original features.

On the ground floor is a welcoming hallway with the original tiled floor, the sitting room is a lovely room with a bay window, fireplace and wood floor. The separate dining room is again full of character with a bay window and a wood burner. The hub of this home is the kitchen/ breakfast room which has a country feel with stone floor and exposed brick walls, this leads through to a lovely snug/family room with doors opening to the sun terrace. There is also a period style family bathroom and a utility room.

Upstairs is split into two areas with a large main bedroom suite to the rear of the house with its own dressing room and modern en-suite wet room with views towards the village church. To the front of the house are a further two double bedrooms and another modern shower room. The self contained annex completes this superb home and has a modern feel with a large open plan reception with fitted kitchen and a separate double bedroom with bathroom.

To the rear is a large private garden with sun terrace, lawn, vegetable garden and masses of shrubs and trees, to the front is an off road parking space which leads to the attached garage.

Grendon is a popular village and benefits from a public house, primary school and a nursery. Local shopping facilities are available in the surrounding villages of Yardley Hastings and Wollaston with a wider selection of shopping, schools and leisure amenities available in Olney, Wellingborough, Northampton and Milton Keynes. Main line stations are located in Wellingborough and Northampton with London only 55 minutes away. The A45 and M1 are also very accessible making this ideal for commuters.

SELLER INSIGHT

We love the picturesque village of Grendon and in terms of Malvern Cottage itself, we immediately fell for the big windows and the beautiful wisteria that frames the whole frontage. The property has many original features, including the tiles in the hallway, as well as a spacious kitchen which was important to us. The annexe was also a big bonus and the idea of hosting family and friends in comfort was very appealing,” say the owners.

“The local pub, The Half Moon, hosts regular events, including an excellent pub quiz, and there’s also a weekly fish van with fresh fish from Grimsby every week. The village community come together for street parties, such as the recent Coronation, as well as the annual Daffodil Festival in March and the Grendon Show later in the year. There are numerous walks around Grendon and nearby Summer Leys Reserve. Castle Ashby is local to us and we enjoy spending time there in the gardens, shopping yard, and open water swimming.”

“The garden is well established with trees and shrubs, as well as a raised bed area where we’ve grown flowers and our own vegetables. It’s not overlooked and is a very private space to relax and enjoy the birdsong. We also have some hens who like to scratch around the undergrowth. It’s a wildlife haven where we have seen hedgehogs, a wide range of birds, (including bats), and we regularly hear owls at night. The large patio is a great space where we entertain and have barbecues; it’s a real suntrap and we regularly watch the sun set at the foot of the garden.”

“The large dining room is made for formal entertaining and we leave with fond memories of family Christmases here with our tree beautifully framed in the bay window and the wood burning stove making the space warm and cosy. The master bedroom is a real sanctuary with exposed walls which frame the bed perfectly and the attached dressing area has generous wardrobe and cupboard space which keeps the bedroom free of clutter and clothes, so it remains a peaceful and tranquil space to relax and sleep. The window in the dressing area faces east, so we have a lovely view of the whole garden and the sunset. It lights up the whole room.”*
