Step inside The Old Wardens House
Steeped in history, The Old Warden’s House at the entrance to North Barracks in Deal is a real charmer. Built around 1800, it still retains characterful features including doubleglazed multi-pane sash windows and an attractive paved front veranda where you can sit and enjoy glimpses of the sea with a morning coffee.
The period front door opens directly into the delightful, dual aspect lounge with oak flooring that flows through most of the ground floor. There is a recently installed staircase to the first floor. There is an arched side window, a tall wine display cabinet and a modern raised log burner, providing a cosy focal point from the moment you walk into the room.
The stunning double height vaulted ceiling contemporary kitchen/diner is awe-inspiring. It includes high Velux windows, bespoke Farrow and Ball Stiffkey blue shaker style units with oak and stainless steel worktops housing built in and stand-alone appliances. There is an oak-topped breakfast bar and plenty of space for a dining table and chairs. This is semi open plan to a stunning orangery with tiled flooring and a wall of impressive full height windows and doors opening onto the charming walled courtyard. The orangery includes a useful storage cupboard.
Also on the ground floor is a double bedroom with sliding door wardrobes that could be used as a study/snug and a large contemporary family wet room, a utility room and a boiler cupboard with a modern boiler.
The oak and glass staircase with a feature brick wall leads to two double bedrooms with antique pine flooring and high vaulted ceilings with cross beams. One includes an en suite wet room style shower room and the other is dual aspect with views to the sea, a feature brick wall and an electric log burner style fire. Currently this room is mainly used as a study/ music room but it has a pull-down kingsize double bed and a built in cupboard. When the bed is pushed up the underside is white and acts as an excellent film screen and there is built in wiring for a projector for any cinema enthusiasts.
There are designated car parking spaces and a gate to the charming courtyard garden with shrub borders and where you can enjoy barbecues and al fresco dining. There is also on street parking to the front of the property.
An option is available to also purchase the Grade II Listed Old Post Room on the opposite side of the entrance to North Barracks, so this could create a unique, combined property, ideal for multi-generational use or as an income generating holiday let. It includes a living room/kitchen with stand-alone appliances and a fascinating original brick wall and an electric log burner. There is a large double bedroom and an en suite shower room as well as a garage, which is a real bonus.

Seller Insight
We moved here five years ago and refurbished the property from top to bottom, with new wiring and new plumbing as well as installing the staircase and creating the orangery. We have been very happy here and love the ambience but our needs have changed although we are going to be moving close by. We were also able to purchase the Old Post Room which we initially purchased to provide additional living accommodation but, in recent years, we have used it for holiday lets and it produces around £22,000 gross income per annum.
The property is in a wonderful location, only a short distance from the seafront and useful local shops, and Walmer Green where regular events are held. We can walk into Deal town centre in about 10 minutes and enjoy the wonderful shops, restaurants, seafront and famous pier as well as the Saturday market. Walmer Lawn Tennis & Croquet Club is a 5 minute walk and Tides swimming pool complex is not far away.”
The fast train from the mainline stations at Deal and Walmer can whisk you to London in under an hour and a half, and excellent educational facilities are available in the vicinity. These include the nearby Deal Parochial and The Downs primary schools, Goodwin Academy and first class grammar and private schools in Dover, Sandwich and Canterbury. There are the Kingsdown & Walmer and the Royal Cinque Ports golf clubs for golfing enthusiasts and, if you want to go slightly further afield, there is also the championship course at Royal St George’s as well as Princes, while other sports clubs include rugby and bowls.*
Historical Note:
North and South Barracks were originally constructed around 1794 with the Royal Naval Hospital added in 1800. From 1930 the buildings housed the Royal Naval School of Music and renamed the Royal Marines School of Music in 1950.
