Moor Lane | Marsh Green | Kent | TN8 5RA
Moor Farm is without doubt, one of the very finest examples of a traditional, period house that we have marketed over the past half a century of selling premium properties.
The combination of the extensively retained historic character and the exceptionally practical and superbly maintained and presented accommodation, all benefitting from bespoke, modern enhancements leads us to unreservedly and wholeheartedly recommend that interested purchasers make early arrangements to view.
Buyers will be highly impressed by this truly remarkable Grade 2 listed family residence which has been painstakingly upgraded by our clients, who have employed highly bespoke historic conservation specialists, Steadberry Restoration, to ensure that the very high specification of fittings is entirely in keeping with the property’s original character. It is little wonder that the house was a finalist and ‘Highly Commended’ in the Surrey Heritage Awards.
Every detail is in harmony with the overall historic palette, balancing the period charm to be found throughout with the dazzling array of modern comforts that have been so carefully integrated into every area of the extensive accommodation which enjoys wonderful garden views from every room. There is also an extensive outbuilding that houses the garage, a plant room, utility room, WC and outside shower plus a fabulous cinema room for all year round entertainment.
High specification features include 3 phase electricity installed for ‘future proofing’, a car charger for electric vehicles, ‘Starlink’ internet, AV system throughout, hardwired security system with the outbuilding flat roof designed to allow for the option of future installation of solar panels.
The property enjoys a very private setting, surrounded by fields yet within convenient reach of local shops and with a walk to a nearby pub. Approached via electric security gates that lead to a long driveway with extensive parking, the house enjoys glorious gardens to all sides, extending to about two and three quarter acres with delightful boating ponds, an extensive patio that links seamlessly with an inviting natural swimming pool, a discreetly placed woodland fire pit for social gatherings and idyllic, picturesque rural views.
Back inside the main house, rooms are highlighted by an almost endless array of period details that includes superb examples of traditional timbers to windows, walls, ceilings and floors, timber doors with ironwork latch handles and hinges plus some very fine fireplaces and traditional column radiators.
The ground floor features a hallway with quarry tiled/terracotta floor and an impressive turning staircase leading to the first floor and a conveniently placed and spacious ground floor cloakroom with WC.
The grand triple aspect main reception room has wonderful garden views with double doors leading to the side with a serene boating pond beyond. A cosy fireplace with a masonry stove adds a warming glow to this spectacular room. The sitting room also benefits from a really outstanding exposed brick fireplace with a masonry stove.
The spacious snug has a herringbone terracotta tiled floor and a relaxing garden outlook. The triple aspect breakfast/dining room extends from front to rear and is open plan to the superbly appointed custom fitted ‘Plain English’ kitchen with doors leading out to the side patio and natural pool and also to the rear garden.
When we began our search for a house in the countryside, we were looking for something truly special—somewhere that offered peace and privacy, but without sacrificing convenience or connection. From the moment we arrived at Moor Farm, we knew we had found it. Nestled in the beautiful Kent countryside, it felt like a hidden gem: completely secluded, yet just a short walk to a village pub and only a five-minute drive to local shops. Being so close to London while feeling a world away made it the perfect balance.
One of the things we’ve loved most about living here is the ability to step straight out of the door and into nature. The surrounding area offers miles of scenic walking routes. Some of our favourite local attractions include Penshurst Place, Hever Castle, and Standen—each with its own rich history and charm. Just down the road is the Falconhurst Estate, with its delightful farm shop, gardens, and year-round calendar of pop-up restaurants and community events. Another local highlight is Kingdom in Penshurst, a unique wellness destination where you can enjoy yoga, pilates, cycling, forest walks, and a vibrant café—all set in a spectacular woodland environment. It’s so great to find a location that offers so much, all in one place.
When we purchased Moor Farm, it was clear the house had been much loved by its previous owners, who had lived here since the 1980s. While it needed significant updating, we were also keen to preserve all its character, its one of the finest examples of a half tiled farmhouse in Kent. Working with Steadberry Restoration, we undertook a thoughtful renovation that blended the charm of the original building with the comfort and efficiency of modern living, all of the original features have been restored and many new ones revealed. Our aim was to future-proof the home for the next generation and we have very much achieved this. We worked with a sustainability expert, conservationist and ecologist on the project to make sure every box was ticked, following the restoration we were a finalist in the Surrey Heritage Awards and highly commended.
For us Moor Farm has also been a wonderful home for entertaining. We’ve shared countless weekends and holidays here with friends and family, creating unforgettable memories. The natural swimming pond has become a particular favourite with guests, along with the outdoor sound system and cinema room. With six spacious bedrooms—five of them en-suite—our visitors often say it feels like staying at a boutique spa hotel.
Leaving Moor Farm will be a bittersweet moment for us, it has been a place of joy, peace, and connection, we hope the next owners will fall in love with it just as we did*

Upstairs to the first floor the landing leads to four very good sized bedrooms, three of which feature really excellent en suite facilities whilst the other benefits from very convenient access to the luxurious family bathroom. All the bedrooms overlook the garden with lovely countryside views beyond whilst the ‘Lefroy Brooks’ bathroom fittings throughout are of exceptional quality and beautifully presented with the opportunities to while away some time in elegant roll top baths.
Another staircase from the first floor landing leads to the second floor with two more bedrooms both enjoying en suite facilities and rural views. The larger of the two bedrooms is a true master suite with ample wardrobe space and an amazing ensuite that offers an irresistible invitation to spend some relaxing ‘downtime’.
Outside, the gardens offer varied spaces in which to unwind and relax. Two quaint boating ponds add to the appeal whilst the expansive patio blends serenely with the natural swimming pool. A discreetly tucked away fire pit is a great place to spend time with family and friends, with the allure of the cinema room in the substantial outbuilding being equally appealing and an alternative rendezvous when the weather turns. Garden illuminations allow extended enjoyment of all that the grounds have to offer. The outbuilding also hosts the excellent utility/laundry room and a very useful WC and external shower, perfect for a wash down after a dip in the natural swimming pool. Please contact us to arrange your appointment to view this genuinely outstanding home.
