TAN YR ALLT

KEY FEATURES

If you’re seeking a home with stunning sea views, look no further than Tan Yr Allt. This remarkable property features a detached 4/5 bedroom house set in beautifully landscaped gardens, complete with ample parking and a garage, all in a prime location. The current owners fully renovated the property when they first acquired it, and it has been meticulously maintained ever since, making it ready for a new owner to enjoy as their primary residence.

Inside, the accommodation is versatile, offering a hall, WC, kitchen breakfast room, utility room, dining room, living room, sunroom, four bedrooms, a study, and two bathrooms.

The house is positioned centrally on a spacious plot, with gardens that cater to all tastes, including a level lawn, a patio perfect for alfresco dining, a stream, wellestablished flowerbeds, greenhouse and summer house. Additionally, the recently tarmacked driveway provides generous parking and turning space, offering easy access to the road. A garage and cellar further add to the storage options.

However, it’s the awe-inspiring, panoramic sea, mountain and estuary views that truly set this property apart, making it one of the most desirable garden views in Wales. This is a unique opportunity not to be missed—early viewing is highly recommended!

STEP INSIDE

Upon entering through the front door, you’ll step into the hallway, where you’ll find the Utility / Cloakroom on your right, with the original oak staircase to your left, with generous storage under. The spacious L-shaped living room is bright and airy, with dual aspect windows that capture the stunning views. A feature fireplace with a cozy multi-fuel stove adds to the charm. Double doors lead into the sunroom, a perfect place to unwind while enjoying the sea views. The sunroom opens directly onto the sun terrace, creating a seamless connection between indoor and outdoor living.

The dining room features a striking semi-circular window, enhancing the beautiful outlook and adding character to the space. Next, you’ll find the well-equipped kitchen breakfast room, which boasts a range of wall and base units, an integrated oven, with combi microwave above, hob and extractor, sink and drainer, integrated dishwasher, fridge-freezer, and space for a dining table and chairs. The kitchen also provides access to the side entrance, where there’s plenty of room for coats and shoes, and leads into the downstairs WC.

Upstairs, there are four bedrooms, a study/home office, and two bathrooms. Three of the bedrooms are doubles, with the fourth being a single. Each room offers lovely views, whether over the sea or the surrounding countryside. The study offers a great space for working from home, but could easily be converted into a fifth bedroom if needed. The main bedroom and study both have access to a balcony, which offers truly stunning views of the Ll^yn Peninsula, Snowdonia, and the beautiful Mawddach Estuary. The first bathroom upstairs features a free-standing bath with a shower over, a WC, wash basin, and heated towel rail. The second bathroom is a shower room with a shower cubicle, WC, wash basin and heated towel rail.

SELLER INSIGHT

We moved to Tan Yr Allt 13 years ago, drawn by personal connections to the area, the breathtaking location, and the unique features of this lovely “Arts and Crafts” house. The coastal setting and stunning views were an immediate attraction, but we also valued the convenience of being close to essential services, with Birmingham just 3.5 hours away and London around 5 hours by train.

When we first bought the property, it needed some care, so we undertook a complete renovation, designing the space to suit our needs. Now, as we look to downsize, we’ll certainly miss the warm local community, the excellent nearby amenities, the comfort of this home, and, of course, the incredible views. We truly hope the next owners will enjoy this place as much as we have.*

STEP OUTSIDE

Accessed via a recently tarmacked, gated driveway, there is plenty of parking and turning space, with easy access to the garage.

The gardens, which surround the house, have been beautifully maintained by the current owners, creating a peaceful and inviting space to enjoy. The tiered garden features a stream that flows from top to bottom, adding to the tranquil atmosphere. Pathways wind through the garden, leading to various areas, including an ornamental pond. There are established trees and hedges, well-stocked flowerbeds and borders, as well as sections dedicated to growing, such as fruit trees and soft fruit borders.

Patio areas throughout the garden provide perfect spots to relax and take in the spectacular views, while the sun terrace outside the sunroom is ideal for alfresco dining on a summer’s day, where the truly outstanding views over Cardigan Bay can be fully appreciated.

The renovated 1930s summer house, currently used for storage, could be easily converted into a relaxing retreat or a home office if needed.

The gardens and grounds offer versatility, catering to a variety of needs, and can be adapted depending on what the next owner desires.
