LAPLAND FARM

A unique opportunity to purchase a Grade II listed 17th Century farmhouse, with three guest apartments, an indoor pool, garaging, set in beautifully landscaped gardens, and paddocks extending to 8.5 acres, all nestled in a tranquil location. Lapland Farm was listed in 1982, being at the north end of Brill Parish with the boundary to Ludgershall Parish about 40 metres away. Previously its land was within the medieval Royal Forest of Bernwood where a hunting lodge dates back to the reign of Edward the Confessor. A map dated 1590 clearly shows Lapland Farm. The name ‘Lapland’ shown on a map from1779 seems to mean at the ‘edge’ of Bernwood Forest. On the basis of old maps, Lapland Farmhouse may date back to the 16th Century rather than the 17th. A former owner was the Most Noble Plantagenet Temple Grenville who was the second Duke of Buckingham and Chandos from 1797 to 1861. Offering in excess of 8,400sq ft of accommodation including the garages, and being close to excellent commuter links and well-regarded schools there is much to offer with this fabulous period home.

Brill is an extremely attractive hilltop village with panoramic views over rolling countryside, an historic windmill on the Common and a village green. There is a general store, newsagents, butchers, post office, pubs, sports & social club, highly regarded primary school, doctor’s surgery, plus ease of access to the M40 and mainline railway stations (Haddenham & Thame Parkway & Bicester North and Village, fast train approx. 35 mins London/ Marylebone). Oxford City centre approximately 12 miles. For day to day shopping the market town of Thame offers a selection of supermarkets and independent shops and the property is within catchment for the secondary Lord Williams’s School in Thame and selective (Grammar) schools in Aylesbury More extensive facilities are available in the City of Oxford, and also within reach is Bicester, which has the world-famous Bicester Village with 170 luxury boutiques. For those with equestrian requirements, there are plenty of bridleways and for the keen walker, there are walks over the common and views to enjoy over miles of the local countryside. Buckinghamshire is particularly renowned for its state school system, having retained the selective (Grammar) secondary schools, with the local Co-Ed prep school Ashfold and Brill school, of particular note. The M40 is about 15 minutes by car, providing excellent access to the M25, Heathrow airport, London and the M4. Train services to London run from Haddenham, Bicester North Station and Bicester Village station. (London Marylebone is approximately 45 minutes).
