SELLER INSIGHT As soon as we saw the property we thought it would be perfect as a family home with plenty of room for friends and family to come and stay. The space flows through very happily and it is an immensely attractive house built using a lot of reclaimed materials, especially the brickwork. It was built to a very high standard in 1995 and we have so enjoyed living here for about the last twelve years.” “The addition of the orangery five years ago has been a real boon. We use it from April through till October as the sun warms it up so well and it is the ideal environment for growing tender and tropical plants such as our lemon and orange trees along with a bougainvillea. It was designed with automatic ventilation to maintain healthy plants, and we also fitted manually operated, pull-down metallised blinds which moderate the temperature in high summer.” “The natural swimming pond was created three years ago and attracts so much wildlife – moorhens, newts and frogs – and needs very little maintenance. There is a diving board and it is between 10 and 12 feet deep at its deepest point, as well as a sloping shallow end. It is heavenly to have a very early morning swim; likewise, when it is gently lit through the reeds, it is a real treat to swim late on a summer’s night with bats darting overhead.” “The whole site is 1.5 acres and it’s a very quiet, tranquil spot and very private with the mature woodland area at the bottom which shelters and protects the garden. We have double timber gates onto the drive at the top and more access onto the road at the bottom amongst the trees.” “Previous owners converted the garages that had once been part of the neighbouring farm, into a into a self-contained annex. It has a large bedroom in the eaves and living spaces on the ground floor. We used it for Airbnb for a while and the previous owners used it as a discrete granny-annex.” “There are two sets of solar panels. Eleven years ago we put in the first set which still brings in an income of just over £1,000 per year tax free, and about a year or so ago we introduced another set which has its batteries in the loft. It’s a very efficient system which produces significant savings on our electricity bills especially when using the EV charging point.” “The village is very friendly and busy with a vibrant village shop and post office and an active church that regularly hosts pop-up pubs. We share the village hall with West Keal where there are always lots of activities, and some money has been put into developing a new community facility in the church building so there are plenty of new things about to happen! There are some excellent schools in the area with school buses that pass through the village and a public service bus comes through every hour from Skegness to Boston and Horncastle.” “It’s a dog-friendly place with walks from the village in all directions and about half an hour in the car will take you to some beautiful, dog-friendly beaches. We have just loved living here - it has been an idyllic home for all our friends and family to enjoy!”* * These comments are the personal views of the current owner and are included as an insight into life at the property.
