Despite the property giving the impression of being enormous from the outside, one of the lovely things about it is that as soon as you go inside, it feels manageable, comfortable and homely. I am proud to have been asked to find a new owner who will look after and care for this extraordinary property and utilise all that it has to offer. It truly is one of the finest country homes in the South West. A Domesday Manor, Canonteign was given to the canons of St Mary du Val in Normandy circa 1125 and later conveyed to the Prior and convent of Merton, in Surrey. After the Reformation it was granted to Lord John Russell and then passed through a series of owners. It was garrisoned for the King during the Civil War and taken by Fairfax in 1645. According to Lysons it belonged to the Davy family in the 17th Century. Today it is a comfortable and workable family house, combining the best of its 400 year old origins with the conveniences of modern technology. It is a beautiful property which has been sympathetically cared for to ensure it continues to stand proudly for decades to come.

Welcome to West Prawle House, a truly exquisite period property set at the top of a 10 acre plot overlooking wonderful South Hams countryside. The property is situated in the pretty hamlet of West Prawle, just 1.5 miles from East Portlemouth and the beautiful Salcombe Estuary. The property is approached from a private road and is nestled in an attractive valley with commanding and far reaching views. Despite its size, the property has a warm and homely feel to it. This historic home, parts of which we understand dates back to the fifteenth century, offers comfortable family living with light and spacious rooms. We understand that it had been split into two properties at some stage and prior to the current owners, was returned to a single dwelling. West Prawle House sits in ten acres of land including beautifully manicured formal gardens with superb views over grazing land and a stream-fed freshwater lake. The property also has a substantial stone barn and stable complex which has planning permission to be converted into a five bedroom residential property.

This Grade II listed farmhouse dates back to 1647 and was originally thatched. It is in need of updating throughout to bring it up to modern day living, which gives a new owner the opportunity to create something really special. The house and outbuildings sit nicely in the centre of the land. The hallway is a through passage from one side of the house to the other. On one side of the passage are the utility/storage spaces and on the other side is the accommodation. There is a generously sized kitchen breakfast room which has a large fireplace with original bread oven to the side and a wooden beam over the Rayburn. The beam was initialled by the previous owners using their own branding irons! The living room is also a good size and has an open fire. On the first floor there are four bedrooms and a bathroom. The land at Kendon farm extends to approximately 67 acres over 22 fields, with hedgerow or fence boundaries and all with metal access gates. The land here would be perfectly suitable for equestrian (potential change of use required), or agricultural uses.

Our clients say it best...

Without doubt the best agent I've worked with. James is great at keeping people working together, is honest, frank, efficient, and exceptionally helpful.

He was in constant communication with me, my solicitor, and buyer, to ensure the seamless flow of information throughout. Always readily available to answer all the 'anxiety provoking' questions - of which there were many.

I will be using Fine and Country once again shortly as they truly are one of the best agents in the area.

J

ames was brought up in South Devon and lives in Torbay with his fiancé Sarah and their 15-month-old, Oscar. James is a director of Fine & Country South Devon and is now in his 18th year in the industry. Over that time, James has established himself as the consummate property professional, showing absolute dedication to his clients and always going the extra mile to achieve perfect outcomes for his vendors and buyers. James freely admits that his success as an estate agent is largely the result of having a superb mentor in his early years in estate agency. Mike Hart would be the first to admit that his methods were ‘old-fashioned’ yet those qualities of attention to detail, personal respect and maintaining empathy and understanding with both buyer and seller have stood James in very good stead. Combine those with a comprehensive knowledge of modern, innovative marketing techniques and you’ll understand why he has been so successful in his chosen career. There is no compromise on quality of marketing for James. Every home is marketed to ensure it looks its very best and attracts the right buyer. With experience in selling properties in Dubai early in his career, James has since made high value property his domain. Since 2009, he has personally managed and supervised the sale and completion of hundreds of homes in the upper quartile of the market across South Devon. What’s more, his marketing ability and professionalism is recognised by clients who recommend and refer friends and family to him. The sale of any home is a complex process which needs top quality professional help at every stage of the process, so if you are thinking of selling your South Devon property, you can rest assured that James will support you every step of the way. Because he handles a limited number of properties at any one time, you know you will receive the very best level of service at all times, which will get you where you want to be, quickly and efficiently. Stondtorre is on Knowle Road which is just on the outskirts of the village with easy access to Bovey Tracey. It sits towards the centre of the plot which is just under an acre and is very private with beautiful mature trees all around the boundary and no near neighbours. The 'wow' moment for me was when I walked into the kitchen living space. With access out onto the terrace, it is perfect to make the most of the garden views and fresh air. The master bedroom has a large dressing room as well as the ensuite. The bed faces the terrace, so it is a perfect view to wake up to. The gardens are very tranquil, natural but well looked after. There is a woodland area which has a constantly changing array of natural flowers; snowdrops, daffodils, primroses, bluebells, cyclamen throughout the year. Stondtorre really is a special place; a beautiful home in a great location with privacy and lovely views on the outskirts of a traditional village. There are so many places to explore from here... river, woodland or open moorland.

11 DEVON SQUARE “When we were looking to buy, we wanted somewhere convenient so that Chris could get up to London on the train easily and where we would have access to good schools for the children. We've really enjoyed the accessibility of the area with easy access to Exeter, Plymouth, the moors and the coast. We've never really had to be a taxi service for the children growing up as everything is so convenient, it has really helped give them their independence. The house was owned by nuns from 1975 until we bought it eight years ago. During the nuns ownership no work was done at all, so it was a real project for us to get our teeth into. We really enjoyed bringing back the Victorian character and charm room by room. It was a labour of love but totally worth it. We now have large spacious rooms and a wonderful kitchen dining room. Guests are always surprised at how much space we have. We've had parties with 20-30 people easily, and we have a lot of family, so it has worked really well at Christmas time.”

“We've lived here for over 23 years, so this is a big move for us. We really do love it here. We were drawn to it largely due to the wonderful location, sitting between the sea and the moors. We have the best of both worlds. Although we are classed as being in Ipplepen we are actually on the edge of Compton which is a quiet, semi-rural location with great links to Torbay, Newton Abbot, Totnes and beyond. Bulleigh Barton is a small community of seven properties set around a courtyard which gives piece of mind that someone is around should you decide to go away for any length of time. As well as a full-time home, it would be perfect as a 'lock and leave'. We've got great neighbours and we occasionally have a get together in the courtyard, which has been lovely. The properties here are all different in layout, we particularly liked The Willows because it has a good-sized level, and very private garden. We also liked the fact the living space is on the first floor where the character beams of the barn are on show, with vaulted ceilings etc. This property really suits those who love fresh air and the great outdoors.”

This is a rare opportunity to acquire a magnificent, completely renovated Grade II listed attached Georgian property that has been home to important historical figures and frequented by royalty. With its part-castellated roofline and imposing presence, this unusual property built by George Templer in 1832 was later altered and extended in the late 19th century when the explorer Sir Samuel Baker altered the Porte Cochere into an enclosed porch and created a Victorian conservatory. In 2001, the property was completely restored to become the magnificent home it is today. Sandford Orleigh Hall is a light and bright property and retains some stunning original features. Enjoying far reaching estuary and rural views, the accommodation on offer is extremely generous and includes two large reception rooms, large Victorian conservatory, kitchen/breakfast room and four double bedrooms, two of which are en suite. The large area of space on the lower ground level could be utilised to suit a new owner.
