> Fine & Country expands in Spain
Fine & Country Spain has officially launched its Mallorca office, marking another significant step in the brand’s expansion across Spain’s most desirable property markets. While the licence began operating in September, the official launch was celebrated with a dedicated event in December, formally introducing Fine & Country Mallorca to clients and partners on the island.
The new office is led by Jürgen Dreckmann, co-founder of the well-established Perfect Mallorca, alongside his wife Birgit and daughter Christine, who continue to run the family’s trusted legal and administrative consultancy. Together, they bring decades of local expertise and a family-run ethos to Fine & Country’s internationally recognised luxury property brand.
Based in Cala Murada on Mallorca’s southeast coast, Fine & Country Mallorca serves the entire island, from Palma, Son Vida and Port d’Andratx to picturesque villages such as Deià and Sóller, and sought-after coastal hotspots including Santanyí, Cala d’Or and Port de Pollença.
Mallorca continues to attract strong international demand, particularly in the premium sector, driven by lifestyle appeal, limited supply and long-term investment potential. With its official launch now complete, Fine & Country Mallorca is well positioned to connect discerning buyers with some of the island’s finest homes.

The Swiss spring
Spring transforms Switzerland into a world of contrast: snow-dusted peaks, vibrant alpine valleys and serene lakesides. Michaela Black finds five ways to savour Switzerland in its springtime splendour.
Clockwise from top left: Verbier – swiss-image.ch/Ivo Scholz; Lauterbrunnen – swiss-image.ch/Sylvia Michel; Ronco on Lake Maggiore – swiss-image.ch/Ivo Scholz; Gerra on Lake Maggiore – swiss-image.ch/Jan Geerk
In spring, Switzerland’s landscapes are at their most striking, with snow-capped mountains, shimmering lakes and charming alpine villages contrasting with valleys bursting into bloom. Here’s how to make the most of the season.
Sunshine skiing
While spring brings milder weather, Switzerland’s high alpine regions still offer excellent snow, making it an ideal time for a ski escape. In fact, the Swiss Alps are home to some of the longest ski seasons in Europe, with highaltitude resorts continuing well into spring and even early summer. If you’re looking for late-season skiing with sunny slopes, breathtaking views and top-quality snow, consider Zermatt, which offers year-round skiing on the Matterhorn Glacier, or the ‘Pearl of the Alps’, Saas-Fee, a snow-sure resort with a long season. There’s also DavosKlosters, one of the largest and highest ski resorts in Switzerland; Andermatt, a hidden gem with a long season – and excellent off-piste skiing due to its north-facing slopes and high-altitude terrain; and Engelberg, which offers an extended ski season courtesy of its high-altitude Titlis Glacier. Let’s not forget Verbier, named Switzerland’s Best Ski Resort at the World Ski Awards for the seventh time in eight years.
Chasing waterfalls
Switzerland’s waterfalls are particularly dramatic in spring, fuelled by melting snow and fresh alpine streams. The Lauterbrunnen Valley, known as the valley of 72 waterfalls, is a highlight, surrounded by rugged snowdusted mountains with cliffs alive with cascading water, and spring blooms along the walking paths. This includes
Trümmelbach Falls, Europe’s largest subterranean waterfall and a UNESCO World Heritage Site, which can be reached via a network of lifts, tunnels and walkways. The falls have been formed by meltwater from the Jungfrau glacier flowing down a slot canyon, which has sculpted the canyon walls over time. There are a total of ten glacier waterfalls that you can explore through walkways and tunnels. The other must-visit spot in Lauterbrunnen is Staubbach Falls, which is Switzerland’s third-highest waterfall, with a height of nearly 300 metres. The waterfall is visible from Lauterbrunnen village, but you can also take a brief hike to the falls to admire them up close.
City sights
Switzerland’s major cities are arguably at their best in spring, when mild temperatures and blossoming gardens create the perfect conditions for exploring. In Zurich, the historic streets and leafy squares are complemented by the Sechseläuten festival, a centuries-old spring tradition
featuring ceremonial parades, bonfires and the symbolic burning of the Böögg snowman. Lucerne, on the other hand, awakens with flowering chestnut trees along its lakeside promenade, while the cobbled streets of the Old Town invite leisurely discovery of artisanal shops, galleries and cafés. Geneva is transformed by spring blooms in the English Garden and Parc des Bastions, making lakeside walks even more appealing, and the outdoor terraces come alive with locals enjoying the season. On Lake Geneva, towns such as Montreux and Vevey are particularly charming in spring, transformed with spring flowers while snow is still visible in the Alps.
Alpine and low-elevation hiking
Spring awakens Switzerland’s valleys with a riot of colour: think alpine meadows flush with crocuses, primroses and snow-dusted edelweiss, while trees along the lower slopes burst into blossom. In Ticino, the sunny southern canton, trails through the Maggia Valley wind past flowering chestnut groves and orchards heavy with the season’s first cherries, opening onto sweeping views of Lake Maggiore and the surrounding mountains. Around Lake Lugano, the riverside promenades and hillside paths are lined with azaleas and magnolias in bloom, their colours mirrored in the water below. With the mild weather and longer daylight hours, spring offers a serene experience of Switzerland’s landscapes that contrasts beautifully with the high-altitude peaks still dusted with snow.
The Grand Train Tour of Switzerland
For rail enthusiasts, the Grand Train Tour of Switzerland offers spectacular views at any time of year, with spring no exception. There are several itineraries that link a number of the country’s most iconic rail
routes, offering a relaxed way to experience its diversity. The Glacier Express runs between Zermatt and St Moritz, winding through alpine passes and valleys; the Bernina Express crosses UNESCO-listed landscapes from Chur to Tirano; the GoldenPass Line connects Montreux and Lucerne, passing vineyards, lakes and mountain vistas; and the Gotthard Panorama Express combines historic rail travel with a scenic steamer ride on Lake Lucerne. Each route can be taken independently or linked for a multi-day itinerary that takes in Switzerland’s alpine landscapes in spring bloom. n

Buying by the fairway
From fairway views to full-service living, the priorities when purchasing a golf property are evolving. European Tour Destinations outlines what purchasers are looking for beyond the course.
Above: Villa Zen, Quinta do Lago
For decades, the appeal of golf real estate was clear and relatively singular: proximity to a great course. A home overlooking the fairway, with easy access to the first tee, was often enough to secure buyer interest. But in recent years, just as expectations around the sport have evolved, so have the expectations of property buyers. Naturally, high-quality golf remains fundamental; however, it is no longer the sole driver behind purchasing decisions.
According to Sandra Ruttle, real estate consultant for European Tour Destinations, buyers of golf properties have become significantly more discerning, placing greater emphasis on lifestyle, versatility and long-term value. Ruttle has identified three key trends shaping demand: multi-generational appeal, the breadth of on-site amenities and services, and construction quality with a strong focus on sustainability. Together, these shifts point to a broader redefinition of what it means to live within –or invest in – a golf resort.
Designed for every generation
One of the most notable changes in buyer behaviour is the growing importance of multi-generational living. Rather than purchasing as an individual, couple or nuclear family residence, buyers are increasingly looking for homes that can comfortably accommodate several generations under one roof.
“Buyers are looking for properties of sufficient size to accommodate the whole family, whether that’s to live in together as a primary residence or to enjoy for holidays,” says Ruttle. “It’s no longer just about parents and their

Below right: One Green Way, Quinta do Lago
children; we’re increasingly seeing grandparents coming along too, or grandparents taking their grandchildren.”
This shift has implications that extend beyond floorplans and bedroom counts. While generous proportions, flexible living spaces and privacy within the home are important, buyers are also assessing whether the wider resort environment caters to a broad age range.
A golf destination that appeals to multiple generations has to therefore offer more than championship courses. Safe surroundings, accessible design, varied recreational options and a sense of community all contribute to a property’s appeal for extended families. The ability for different age groups to enjoy the same destination –each in their own way – has become a defining factor in purchasing decisions.
The rise of the full-service resort
Modern buyers are not simply purchasing a home near a golf course; they are buying into a lifestyle. That lifestyle is increasingly expected to be comprehensive, convenient and highly serviced – much more than golf.
“Buyers want the whole lifestyle package when they consider purchasing a property on a golf resort,” explains Ruttle. “That means high-quality restaurants, wellness centres, gyms and concierge services are central to the decision-making process.”
Crucially, buyers are also looking closely at the range of membership options available across the resort. Golf is rarely enough to meet the needs of an extended family. Instead, purchasers are drawn to destinations offering diverse activities, from spa and wellness facilities to racket sports and dedicated kids’ clubs.
Families and younger buyers in particular are increasingly attracted to resorts that support multi-dimensional living. These are places where a more extensive range of needs are met, from socialising to staying active and remote working, all with the feeling of security that comes from living within a well-managed environment.
“For many, it’s less about owning a property by a golf course and more about belonging to a vibrant, full-service resort environment that’s easily accessible and where everything they need is on their doorstep,” says Ruttle.
This shift has elevated the importance of thoughtful resort design and planning. Resorts that successfully integrate
Above and right: Quinta do Lago
leisure, wellness, dining and residential elements are better positioned to meet modern buyer expectations than those focused on the golfing game alone.
A new focus on build quality and sustainability
Alongside lifestyle considerations, buyers are paying closer attention to how properties are built. Construction quality is an increasingly important factor. “Nowadays, people want homes built to the highest standards of design, durability and efficiency,” says Ruttle.
Sustainability sits at the centre of this trend. Buyers are actively seeking homes that reflect their environmental values, with features such as energy-efficient systems, renewable or responsibly sourced materials, smart home
technology and water-conscious landscaping taking centre stage. These elements are no longer viewed as optional upgrades. Instead, they are being considered as indicators of quality and future-proofing. Developments that demonstrate a commitment to sustainable building practices offer tangible long-term benefits, including lower running costs, reduced environmental impact and enhanced resale potential. This has raised the bar when it comes to golf resorts.
A broader definition of value
While world-class golf courses remain an appealing prospect for golf enthusiasts, they are now part of a wider value proposition. Today’s buyers are looking for destinations that deliver on lifestyle, longevity and inclusivity, alongside sporting excellence. The evolution of golf real estate reflects a broader shift in how people choose where and how they live. Properties that combine quality golf with multi-generational appeal, diverse amenities and sustainable design are best placed to meet the expectations of an increasingly sophisticated global audience.
In short, modern golf properties are no longer defined solely by their position by the course but, rather, by the ability to support a rich, flexible and sustainable lifestyle.n

South African city sanctuary
Set within one of Johannesburg’s most prestigious gated communities, a beautifully reimagined family home in Westcliff blends classic architecture, contemporary comfort and exquisite gardens into a private urban retreat. Michaela Black explores this sophisticated South African residence.
There are homes that make an impression the moment you arrive, and then there are those that continue to quietly unfold, revealing themselves layer by layer.
No. 6 Lawley Road, set within the prestigious gated enclave of Westcliff in Johannesburg, is the latter. Approached via a long, gently rising driveway, the house sits confidently on the eastern boundary of the property, framed by mature trees and impeccably curated gardens. It is clear this is a residence designed to be admired, lived in and loved.
Renovated some 12 years ago by acclaimed architect Karen Wygers, the home reflects her signature ability to blend classic proportions with contemporary ease. At its heart lies a quintessential central courtyard, an architectural anchor that brings light, air and calm into every corner of the house. Glassed and beautifully integrated, the courtyard acts as both a visual focal point and a natural gathering place, blurring the boundaries between inside and out. Doors open in almost every direction, inviting the outside in and encouraging a lifestyle that flows effortlessly with the seasons.
The interiors of this thoughtfully designed home are generous yet intimate, carefully planned to accommodate both formal entertaining and relaxed family living. The large entrance hall sets a refined tone from the moment of arrival, leading into formal living and dining spaces that feel elegant without being imposing. The formal drawing room, warmed by a Morso fireplace, offers a quiet retreat for evening conversations and winter gatherings, while the family television and living room is a more casual space for relaxing, although equally inviting with its own fireplace and garden outlook.
At the centre of daily life is the open-plan kitchen and dining area, designed for serious cooking as well as social connection. A large central island anchors the space, with the featured wine cellar and cold room elevating it into something special for those who enjoy entertaining. A separate scullery and laundry, walk-in pantry and box room ensure the practicalities of family life are discreetly handled, keeping the main living areas serene and uncluttered.
The accommodation is thoughtfully zoned, offering privacy and flexibility. Two en suite bedrooms, including a generous main suite with a walk-in dressing room, provide peaceful sanctuaries, while a separate children’s wing houses three additional bedrooms that share a bathroom, along with a pyjama lounge that creates a world of play for younger residents. This layout allows children independence while keeping them connected to the heart of the home, a balance that is hard to achieve and rarely executed so well.
Beyond the main house, a garden cottage offers further versatility, equally suited as a playroom, home gym, home office or guest space, complete with its own bathroom. Staff accommodation and a separate gardener’s bathroom are discreetly positioned, while the double garage provides direct access into the house, adding an element of everyday convenience.
The garden, designed by renowned landscaper Tim Steyn, is nothing short of exceptional. Lush, layered and private, it unfolds into a series of outdoor rooms linked by garden paths and shaded patios. Two large ponds introduce the calming vibe of water, while a broad, oval lawn offers space for children to play or for hosting outdoor gatherings. The covered patio with seating and dining areas acts as an extension of the house, overlooking a heated swimming pool that promises long summer days and relaxed evenings under the stars.
Modern living has been carefully considered, with sustainability and self-sufficiency seamlessly built into the home. A borehole and harvested rainwater support the gardens, while a three-phase solar inverter system with
30 panels and 24 kVA capacity ensures reliable power. Reticulated water heating, Chromadek roofing, a surround sound system and comprehensive security, including cameras, electric fencing and a 24-hour armed response, provide peace of mind without compromising aesthetics.
Westcliff is one of Johannesburg’s most sought-after suburbs. Known for its tree-lined streets, historic mansions and elevated position, this enclave offers a rare sense of tranquillity just minutes from the city’s cultural and commercial hubs. With Johannesburg continuing to assure its place as one of Africa’s most dynamic cities, offering world-class dining, vibrant arts and design scenes, leading schools and universities, and access to expansive green spaces such as the Johannesburg Botanical Gardens and nearby nature reserves, Westcliff delivers the best of both worlds: a secure, village-like atmosphere within a gated suburb, paired with the energy and opportunity of a global city.
No. 6 Lawley Road is more than a beautifully designed family home; it is a thoughtfully crafted environment that supports connection and comfort. In every detail, from its architectural integrity to its garden sanctuary, it offers a way of living that feels both grounded and elevated, making it one of Westcliff’s most compelling residences. n

The art of subtraction
For high-net-worth homeowners, selling a property is a strategic decision that can span lifestyle, investment performance and even legacy planning. Yet one critical step is often underestimated: decluttering before listing.
Decluttering is not about minimalism for its own sake, nor is it a cosmetic exercise. In the context of luxury homes, it is a powerful tool that directly influences perception, valuation and, ultimately, the type of buyer a property attracts.
Affluent buyers are particularly discerning. Many have seen dozens, if not hundreds, of premium homes. They form opinions quickly, often subconsciously, within moments of seeing online photos and videos. Their opinion is reinforced when they enter a home.
A cluttered environment, regardless of the quality of finishes or architectural pedigree, creates visual noise. Personal collections, excess furniture, crowded shelving or overfilled storage areas distract from what buyers are really evaluating – volume, flow, light, craftsmanship and potential. High-net-worth buyers are not purchasing memories, they are purchasing possibility. When a home is overly personalised, through family photographs, collections, bespoke displays or densely furnished rooms, it becomes harder for a buyer to imagine the property as their own.
Perception and price are inseparable. A home that feels calm, spacious and intentional immediately signals quality and care, the two main attributes buyers associate with well-maintained, correctly priced assets.
Decluttering allows the architecture and proportions of the home to take centre stage. It shifts the narrative from ‘someone else’s life’ to ‘my future residence’. This psychological shift is essential, particularly for international buyers who may be making decisions remotely via photos and videos. In a competitive luxury market, the homes that sell fastest are those that feel aspirational yet neutral, elegant, but not overdone.
Regardless of location or price point, space remains one of the most coveted commodities in property. Decluttering amplifies space without moving a single wall. It also eliminates potential pinch points. Overfilled wardrobes suggest insufficient storage. Crowded garages imply compromise. Busy surfaces make rooms feel smaller, even when they are objectively large. By reducing visual and physical clutter, rooms appear larger, ceilings feel higher and flow improves.
Decluttering is closer to staging a private gallery than clearing a cupboard – it is about editing, not erasing. It allows architecture, space and craftsmanship to speak clearly to a global audience of sophisticated buyers and it is a step not to be overlooked when preparing a property for sale. n
