LAWNSWOOD

Enviably situated within the sought after village of Dore, a desirable location close to the city of Sheffield is ‘Lawnswood’. A beautifully appointed, stylish and fabulously versatile family home – this property is deceptively spacious, with stunningly secluded gardens and grounds to the front, rear and side. This impeccably presented home has been finished to a high standard and allows for contemporary and sophisticated family living yet retains many of its original features.

Lawnswood is a lovely example of a family home with flexible accommodation, enviably and peacefully situated close to the centre of one of Sheffield’s most desirable suburbs. Nestled within its own stunning and secluded grounds on a tree lined country lane, this handsomely set home enjoys a south facing plot, set back from the road behind mature trees giving a feeling of seclusion and privacy.

The property’s 1930’s architecture is prominent within this individual designed home, where there was a move to more practical layouts, open reception rooms, large bay windows allowing in a tremendous amount of light, covered porches, rendered exteriors and more generous plot sizes.

The current owners have sympathetically modernised the property into a timeless and elegant home whilst retaining its original features. The room sizes are excellent, boasting six double bedrooms over three floors, four with beautifully appointed en-suite bath / shower rooms and a further family bathroom. The beauty of this home is further enhanced by spacious reception areas which flow seamlessly around the central open hallway, and a delightful garden room allowing the outside to be enjoyed whatever the weather. This period home has been designed with the ease of modern living in mind, featuring a casual sitting room for day to day living as well as a formal lounge and a spacious

contemporary breakfast kitchen, all flooded by natural light. The total accommodation of which extends to over 2,700 sqft.

Externally, the expansive ‘in and out’ entrance driveway provides off road parking for multiple vehicles with the addition of a detached single garage with spacious storage attached. The privacy of the surroundings allows for a beautifully rear garden to be enjoyed, with lawns, a generous patio and outside dining areas, perfect for adaptable outdoor living.

This property is beautifully positioned to make the most of both city and country living. Quiet with a semi-rural feel, the property is just moments away from excellent transport links and all the amenities the nearby villages and the city of Sheffield have to offer. The local village life in Dore is a rare find which makes living in the locality enviable. There is a thriving community spirit, an abundance of local activities and the locality boasts well regarded primary schools.

This really is a perfect family home which must be seen to truly appreciate its fantastic versatile accommodation and enviable setting.

GROUND FLOOR

The front entrance doorway of the property is centrally placed and accessed via an enclosed porch. This opens into a spacious hallway complete with seamless wooden floors which flow throughout much of the downstairs. All the downstairs reception rooms lead off of this area.

The hallway immediately showcases the blend of the interior design, ranging from sophisticated period features such as cornicing, high ceilings and multi paned windows, to the more contemporary décor of the steel and glass staircase. To the right of the hallway double doors open into the lounge, the first of one of the three reception rooms. An almost square room, with the highest of ceilings with a decorative moulding, flooded by natural light from an imposing box bay window. The focal point of this room is the oversized dressed stone Minster fireplace with an open fire. The lounge gives further access to a wonderful garden room beyond with windows on three sides, the perfect place to enjoy the sunshine whatever the weather outside. Double doors lead directly to the side patio area, providing the perfect opportunity for al fresco dining or a casual drink in the summer months.

This property is not short of reception space with a further good sized sitting room to the left of the entrance hallway. A truly versatile room, utilised as a generous cinema room currently but could provide new owners with a host of possibilities.

Behind the lounge, to the rear of the home is the dining room. Another wonderfully light and elegant room, perfect for more formal gatherings and special occasions with a lovely view over the garden to the side.

The far end of the hallway opens into the expansive open plan kitchen with dining area. The kitchen has been exquisitely crafted and appointed with quality fixtures and an abundance of storage. There is an array of fully fitted contemporary painted units, stylish and sophisticated and includes granite work surfaces, an induction hob, space for an American fridge / freezer and wine storage. Rich with home comforts, this area provides the perfect open plan reception space for relaxing and versatile day to day living - whether it be a casual breakfast, an evening supper, or retiring to a possible sitting area if desired to relax and unwind.

The kitchen gives access to the outside through a further box bay, where there are a set of pretty French doors leading to the rear patio and lawns beyond.

Other downstairs accommodation consists of a ground floor cloak room

SELLER INSIGHT

Our first impression of the property was one of great surprise,” say the current owners of Lawnswood. “The house stands nicely in a private plot tucked away on a quiet road – coming across it was totally unexpected, as we didn’t even know this part of Dore existed! A pretty house with lots of large windows, we fell in love with it right away, not least for the rural feeling the secluded setting provides.”

Since moving in, the owners have made various improvements to the property. “We have lived here for more than 20 years,” they say, “during which time we have renovated the house from top to bottom, including new windows, bathrooms, electrics, plumbing, CCTV, and mains wired smoke and fire alarms. The most recent project was an attic conversion with a lovely balcony overlooking the garden. We have taken great care to retain many of the original features of the house, whilst updating the home to create a more modern feel. We particularly love the living room/ sunroom – a bright and comfortable space in which to spend time together as a family.”

Indeed, this is the ideal home for everyday life and entertaining alike. “This has been a lovely family home,” the owners say, “and we have hosted so many family parties and celebrations here over the years. When our children were younger, we even had birthday bouncy castles, piñatas and a trampoline on the lawn for all their friends to enjoy. The gardens are a wonderful extension to the house itself, with lots of seating areas and patios to the rear and side allowing you to follow the sun all through the day. It is so beautifully quiet here that all you can hear is birdsong.”

The local area has much to recommend it, too, enjoying the best of both calm and convenience. “We will miss the special village feel of Dore, which is due in large part to the lovely people who live here,” the owners say. “Dore is not a large village but it takes less than five minutes by train to get to Sheffield city centre. Facilities are all only 10 minutes away, including a train station, woodland and sports ground. There are four pubs/bars, good local shops, and four cafes, as well as good primary and secondary schools within a few minutes’ walk. Most notable, however, are the endless picturesque walks, whether through the village, in the woods, or around the nearby nature reserve.”

FIRST FLOOR

The staircase rises from the central hallway to the first floor landing where there are five light and airy double bedrooms and three bath/ shower rooms. Two bedrooms give access into a ‘jack and jill’ ensuite, a further bedroom has the benefit of its own ensuite wet room, and there is a separate luxurious family bathroom.

SECOND FLOOR

The contemporary feel of this home continues seamlessly throughout the upper floor where a further stair case rises to the most fabulous principal bedroom suite. Designed into the eaves of the property this generously proportioned double bedroom is flooded by light through ceiling lights, and includes an open plan sumptuous ensuite bathroom with free standing bath and oversized walk in shower. This bedroom gives access to a fabulous contemporary styled roof terrace edged with glass, providing the perfect area to sit out and enjoy the sunshine, as well as the far reaching views.

OUTSIDE

To the outside, Lawnswood sits in a plot of over one third of an acre and sits back from the road creating privacy and seclusion. The wide expanse of driveway is beautifully framed by well-established trees, hedging and shrubs creating colour all year round, and benefits from a large turning circle to the front, providing generous parking space for numerous vehicles. There is additional parking towards the side of the home where the driveway leads through a wooden gate to the rear of the property and the detached garage complete with a large storage room, currently utilised as a gym.

The outside space surrounding the home is truly spectacular and one of the highlights of this property. The rear and side grounds provide an extension of the indoor living space, particularly during the warmer months. There are various areas to relax and dine, or simply to enjoy the garden. The rear also boasts a good sized paved patio area, with a large expanse of lawn – this area is perfect for entertaining, enjoying a casual evening supper or simply relaxing and taking in the surroundings.
