Seller Insight The quintessentially English village of Rolleston-on-Dove enjoys a superb setting on the beautiful rural fringes of Burton-on-Trent, and Oaks Croft is an extremely attractive barn conversion that occupies an enviable, tucked-away location just a short stroll from the pretty church, the primary school and the award-winning pub. “We purchased Oaks Croft sixteen years ago,” says Ann, “and it was definitely a combination of the amazing location and the stunning house that initially attracted us to it; both ticked a lot of boxes. The barn had only recently been converted, so we were the first to own it, and although it was gorgeous when we bought it, it was in need of a few finishing touches so we’ve really been able to put our stamp on it. We extended out to the side to add a lovely office-cum-bedroom, created a very useful cellar room and we also enhanced the look of the interior by installing the most beautiful solid oak flooring in the dining room, lounge and study. All the changes we have made have been done to the highest standard and I think we’ve really added to the character and charm of the property as a whole.” “As well as putting our stamp on the house itself, we also did a lot of work to the garden when we first moved here,” continues Ann. “We created a pretty patio and a slightly raised decked area, which is a nice place to scatter a few cushions and sit and relax, and the rest of the space is laid to lawn. It’s surrounded by Portuguese laurel hedging, so there’s a good degree of privacy and it’s also very peaceful.” “The most impressive room is probably the lounge,” says Ann. “It has a huge fireplace and log burner which creates a really cosy atmosphere, and the oak flooring and thick beams give it so much character. It’s a lovely room to relax in, and because it flows straight into the dining room it’s also great for entertaining.” “There’s a wonderful community spirit within the village and it’s a very vibrant place to live,” says Ann. “There’s lots to get involved in and it’s the type of place that engenders friendships, which in our case will last forever. The pubs are phenomenal, we have a few shops that cater for day-to-day needs and there’s also a nice little primary school, so it’s a great place to bring up a family.” “We increased the square footage of the house by adding the office and creating the cellar room, but there’s also the potential to go up into the roof,” says Ann. “At the moment it’s just boarded, but I’d say there’s definitely space enough for a lovely big en suite bedroom up there.” “We brought up our children in this house and I honestly couldn’t think of a better place to do it, it’s utterly gorgeous in every way,” says Ann, “and we love the location so much that we’ll only be moving a short distance away.” * These comments are the personal views of the current owner and are included as an insight into life at the property.
