This quintessential Yorkshire Dales house has picture postcard good looks and is utterly charming from start to finish. Despite the name, it very much has a quaint and informal ‘cottage’ feel to it (although with good ceiling heights) and with a 1619 date stone, it offers some lovely period features sitting seamlessly alongside additions which have been incorporated at a later stage, including a transformative light filled kitchen extension. There are ceiling beams, an exposed stone wall, boarded doors with traditional wrought iron latches and the prerequisite characterful nooks and crannies. Said to be the oldest house in the village, it is right up to date in comforts. Over the course of 2017/18 a new central heating boiler was installed, as was a multi fuel stove in the sitting room and a kitchen extension was built on the South gable end with a new electric Aga. The roof was renewed and insulated, a downstairs shower installed, a new oil tank put in place, the septic tank brought up to current requirements and B4RN broadband installed.
Accommodation wise, a porch leads into the dining hall; central to the layout it is big enough for rehearsals of a local string quartet! Off the dining hall is the lovely newly extended dining kitchen, a cosy sitting room which being L shaped opens into a study and a fourth bedroom or hobbies room. French windows open from the study to the garden terrace. Also on the ground floor are a rear entrance vestibule and a shower room/utility room. Rising to the first floor there are three double bedrooms and a bathroom. The front of the house faces east and the back west so there is day long sun in both the house and garden with some super sunsets to be enjoyed. Gardens extend to three sides of Low Lane House and are well stocked and tended with defined seating areas and some lovely far reaching views over adjoining fields to the wider countryside as well as over to Morecambe Bay and the Lakeland hills. The detached garage sits opposite the back door and is a convenient place to store logs with private parking for three cars in front. Pretty as a picture, this delightful family home is well proportioned, well kept and welcoming. We absolutely love it!
Masongill is a sought after small farming hamlet in the Yorkshire Dales National Park situated between Kirkby Lonsdale and Ingleton and lying to the north of the A65. With no through traffic and single lane access. it is a quiet place to call home. Author Sir Arthur Conan Doyle was a frequent visitor as his mother lived in Masongill from 1882 to 1917.
The unspoilt countryside of the Yorkshire Dales borders the natural beauty of the Forest of Bowland Area of Outstanding Natural Beauty. It’s also only a short drive from the Lake District and the Arnside and Silverdale coastal AONB meaning that some of the best scenery and outdoor pursuits in the north west of England are virtually on your doorstep. If you love the great outdoors, then this is a choice location; perfect to go out and explore, but then embrace the return home to your own private haven.
Leaving Masongill, you can head north west or south east along the A65. Drive 5.5 miles in one direction and you reach Kirkby Lonsdale, the jewel in the Lune Valley’s crown. This Cumbrian market town offers a great choice of eateries, a high street of independent retailers, a Post Office, Booths supermarket and a host of local services – doctors, dentists, opticians, hairdressers and vets.
In the opposite direction, head to the smaller village of Ingleton (2.9 miles distant) and you’ll find a further range of services, including a Co-op supermarket at the garage. Along with the village shop at Cowan Bridge (an absolute treasure trove) they ensure that most daily needs are within a short drive of Low Lane House.
The Yorkshire Dales and adjacent Lune Valley are an absolute paradise for the food lover with excellent restaurants, pubs, cafes and bars as well as some fabulous artisan producers who sell direct to the public.
Masongill has proved to be a lovely welcoming village. The views are great, whether it’s from the front of the house up the lane with the characterful neighbouring properties or from the back over the fields to the fells and the sea. I’ve loved striding out straight from the door, there are lots of walks with rights of way in several directions; boots on and just go.”
The stone built porch opens to the dining hall; central to the layout this isn’t the sort of dining room that gets shut off and ignored for use only on high days and holidays as it is very much an everyday through room. The lovely dining kitchen was extended by the present owner in 2017/18 and it has transformed the space. Walking into the kitchen with its oak flooring, the first impression is one of light – there are windows to front and rear but more than that, the five roof lights (two are opening) on the south gable end flood the room with light. It is beautifully fitted by local company H&M Craftsmen (Ingleton) who have built a range of bespoke painted cabinets with white/grey granite worktops and upstands which are complemented by splash back tiling in a palate of soft blue, grey and white tones. These same tiles are echoed in the shower/utility room next door. The cabinets have soft-close drawers and incorporate deep pan drawers for easy access, a wine rack and two carousel units for the best use of awkward corner spaces. The white dual control electric Aga has three ovens (roasting, baking and simmering) and is surrounded by a mantelpiece which cleverly incorporates an electric cooker hood above and storage in the pillars. There’s an integral Bosch dishwasher and integrated tall fridge freezer (AEG).
The sitting room is L shaped. The cosy seating area is focused around a stone fireplace which houses a multi-fuel stove. It’s a room of character with a double aspect and wall lights providing atmospheric lighting. The seating area opens to a study where French windows give access to the west facing seating terrace and garden.
The music room has served many purposes over the years; hobbies room, study, even an overflow bedroom. There’s a wooden mantelpiece above an electric freestanding Dimplex stove and dual aspect, including a charming arched window on the gable end.
Off the dining hall is the rear entrance vestibule with good understairs storage. A part glazed door leads out to the garden and side door of the garage. The combined shower room/utility room is an essential room – there’s plumbing for a washing machine (Bosch) and a practical sink unit. The Mira shower in a tiled cubicle will prove a boon with a house full or if you have a muddy dog to wash! There’s a loo, heated towel rail and Hyco wall heater.
Stairs rise to the first floor with an attractive oak balustrade and a tall window. White painted boarded doors with wrought iron latches lead to each of the three bedrooms and bathroom. The main bedroom is light filled with windows to both the east and west. Great to wake up to those views over fields, the Lune Valley, Morecambe Bay and the Lake District hills. The second and third double bedrooms enjoy pleasant easterly views down the village lane and get the morning sun. The bathroom has a traditionally styled suite of bath with shower attachment, pedestal wash basin and loo with wooden seat and lid and a high level cistern.
Since extending the kitchen, it’s become the absolute heart of the home, it’s where I spend most of my home time. The Aga isn’t just a cooker; it’s a way of life. The roof lights on the south facing gable end flood the room with light. I love the armchair in here, it’s the perfect place with the warmth of the Aga and sunshine for a coffee whilst listening to the radio or a quiet read. I didn’t realise it until after I’d bought the house, but the drinking water here is absolutely delicious – I shall miss it!”
Arriving on foot, you are greeted by stone gate posts and a white painted gate. This opens to a captivating cottage garden which wraps around three sides of the house and as such has distinct areas defined by flagged or lavender edged cobbled paths, stone steps, well stocked and carefully tended borders and beds, lawns and flagged seating terraces. An arbor in the corner of the front garden makes a lovely place to sit as does the vendor’s favourite ‘cosy corner’, a secluded and very private seating terrace in the rear garden which is a favourite from mid morning onwards. From here, two steps lead up to the top terrace in the most westerly corner of the garden. Surrounded by open fields, it’s got those great views and is a super place for eating outside in the warmer months. The sunsets from this vantage spot are extra special. There are outside lights, and as one would expect in the garden of a keen gardener, a couple of outside taps for convenient watering. There are also compost stores edged with hazel hurdles for a natural look.
The detached stone and slate garage has an electric up and over door, light and power. It houses the Warmflow central heating boiler and the hot water store as well as having space for tools and logs. The new oil tank is tucked around the back of the garage out of sight. In front of the garage is a cobbled parking area which can accommodate three cars.
I was initially attracted by the garden and the view to the sea and Lakeland hills. There’s a ‘cosy corner’ in the garden that is so wonderfully sheltered and gets the sun beautifully, I love spending time there.”
