STEP INSIDE 21 The Green

Quietly nestled within the Heritage Quarter of Old Calne and overlooking The Green, this beautifully presented Georgian property really is a jewel of a home.

The modest frontage is deceptive, as internally the property boasts spacious reception spaces and three/four good-sized bedrooms, all while keeping the character and feel of a quaint period townhouse.

Ground Floor:

The entrance hall leads through to the first of the impressive reception rooms with wonderfully high ceilings, exposed beams and a feature electric log burner. Stairs lead up to another versatile reception room or bedroom, at the rear of the property, currently used as a peaceful sitting room, with a range of built-in storage cupboards. Completing the split-level ground floor is the beautifully renovated four-piece bathroom suite with a waterfall shower and an freestanding bath.

Lower Ground Floor:

The lower ground floor is dedicated to the spacious dining room, again beautifully presented in a calm palate of neutral colours. The fitted kitchen with range cooker and skylight windows to maximise light leads to the utility room, which has an exterior door for access to the courtyard garden. There is also access to the cellar.

First Floor:

On the first floor are two charming bedrooms with views over The Green and a shared cloakroom. There is also access to the useful attic space, ideal for storage or further extension (with existing planning permission in place for conversion).

Second Floor:

The spacious bedroom on the second floor is a real sanctuary, with vaulted ceilings and lovely views out over the surrounding period properties.

SELLER INSIGHT

What is your favourite room of the house and why?

In the evening it is the sitting room. As the sun sets, you look out of the window and over the roof tops with the mix of colours and architecture you could almost imagine you are in Italy or France.

In the mornings it is the main bedroom because you lie in bed, look out of the window across the green to see the sunrise – the blend of the colours of the Green, the houses and the morning sky is beautiful even on a rainy day.

The room I use as my study which has large windows that face the Green, providing interest, light and incredible views.

Who do you think would be the next ideal owner?

Someone who appreciates unusual properties as the house is very quirky with lots of interesting features, with the different levels. Someone who appreciates the Georgian features with a nontraditional layout. Ideal lock up and leave for a retired couple as the courtyard garden is very manageable, and low maintenance.

What do you love most about the house and why?

It is a roomy house, though it does not feel too big for one person on their own. The character which makes every room different. The large windows let in plenty of light and every room provides a different view of the surrounding area. Its location in the heritage quarter and facing the Green.

What do you love about the local community?

The location on the Green and within the heritage quarter makes it a lovely environment, with the leafy outlook, open space and interesting vistas. Its peaceful as you are away from the hustle and bustle of the town, but near enough to be able to walk to get the necessities of life. Within 5 minutes you can be in real countryside, walking along rivers or through woods.

How easy is it to commute?

It is an ideal commuter area because it has links to great fast travel network links. It is very easy to drive to Chippenham to catch the fast trains and be in London within an hour and 10 minutes, or into Bath in 10 minutes. Within 15 minutes you can be on the M4 into London or towards Bristol and Wales.

What made you choose the property over others that were available at the time?

It was the quirkiness, the character and its location that attracted me. It felt very homely and warm when I walked in.

Location:

The Green, whilst being well placed for the town’s amenities, offers a unique setting where fine period homes overlook a large green space with mature specimen trees. The location has always been held in high regard; known as “The Green” or “Kingsbury Green” it has evolved through time from its links with Salisbury Cathedral, the wool merchants and Robert Adam, who lived there whilst working on Bowood House. Today it is a magnificent location that provides an eclectic mix of 16th century alms-houses, charming period homes and fine residences.

Modern Calne is a bustling town with a population of around 20,000 people. It has a range of amenities, including shops, restaurants, and pubs, and is home to several primary and secondary schools, and the renowned independent schools –St. Margarets Prep School and St Mary’s, Calne.

The local market towns of Chippenham (approx. 6 miles) and Marlborough (approx. 13 miles) host a fantastic range of shops, cafes, restaurants, and public houses which sit side by side with larger national chains, such as Waitrose. The renowned Bowood Golf Course is also less than 4 miles away.

Further afield, the World Heritage city of Bath provides extensive shopping, excellent schooling, a thriving arts scene, the Theatre Royal and premiership rugby.

Calne is well-connected to the surrounding area, with good road links to nearby towns and cities such as Chippenham, Swindon, and Bristol. The nearest train station is Chippenham, which provides 52 trains to London per day and a travel time of 1 hour 14 minutes. Junctions 15 and 16 of the M4 are both within a 20 minute drive.
