1 BURCOT BARNS

Situated between the stunning country town of Shrewsbury and Shropshire’s largest town of Telford is the delightful village of Wrockwardine, with the stunning Burcot Barns sitting on the fringe of this pretty village. Burcot Barns were converted twelve years ago and finished to a high specification, number one being the bigger of the two and holding the larger plot. The barn is surrounded by the beautiful Shropshire countryside enabling stunning views from the property. The Barn has all the attractive features which usually come with conversations from the high vaulted ceilings, exposed beams, partial wooden flooring to the lovely sense of space and wrap-around garden, enabling you to follow the sun around all day. This quirky property has a galleried landing area and a fabulous entrance hall, which could easily be used as an additional reception room. This space has a floor to ceiling arched window allowing light to flood in. The property comprises of a beautiful open plan kitchen, dining, family room, cloakroom, utility, sitting room with French doors opening onto the south-facing wrap-around garden. Upstairs there are two large double bedrooms both with en suites, a big family bathroom; all finished to a high standard and two smaller bedrooms with vaulted ceilings and skylights. There is also a versatile outdoor garden room/office with electric and heaters, an outdoor workshop and garden store. 1 Burcot Barns is a real gem, viewings highly recommended. Wrockwardine village has a children’s park with a cycle track, zip wire, swings, slides and climbing frames. The local church is very active and hosts coffee mornings and children’s activities. The local countryside is very scenic, with delightful country walks, National Trusts, equestrian and other country pursuits all being available nearby. A short ten-minute drive and you are in Shrewsbury with its enchanting cobbled streets and Tudor buildings, beautiful independent shops, a plethora of fantastic eateries and bars to the much-sought-after state and independent schools, train station, theatre and beautiful quarry park. There is also easy access to the A5 and the M54. The property is approached via a long sweeping shingled drive onto a generous parking area with parking for ample cars. A paved pathway leads to the main entrance and the beautiful floor to ceiling arched glazed window and entrance door leading through into the

ENTRANCE HALL, this is a magnificent room full of light and space, this area could easily double up as an additional reception room. The heated underfloor tiles flow into the open plan kitchen.

KITCHEN, DINING AND FAMILY ROOM, once again another generous space and the real heart of the home, the same tiled underfloor heating flows throughout. The KITCHEN has double aspect windows, giving a light, airy feel. There are attractive wooden base and wall units with black granite tops, a Belfast sink, a large chrome double range gas oven with matching chrome splashback and extractor hood. There is also a fabulous central island with storage and seating area, integrated fridge, freezer and dishwasher, room for a freestanding American style fridge freezer and a table and chairs for breakfast dining; a wooden rear entrance door opens onto the back garden. This delightful space then flows into the dining and family room, once again with double aspect windows, so a fabulous sense of light, this area makes a wonderful family and entertaining space. CLOAKROOM, a very pretty room with low flush WC, pedestal handbasin, storage unit and window overlooking the rear garden. UTILITY, space for a washing machine and dryer. The boiler is also in this room, storage cupboards.

Our favourite room has to be the open-plan kitchen and family room, it’s where we spend most of our time. Being able to cook whilst supervising children doing homework has been great. It’s also perfect for entertaining.’

Seller Insight This spacious, modern barn conversion occupies a delightfully quiet countryside position. Converted twelveyears ago and maintained by current owners Ian and Debbie to a high standard, 1 Burcot Barns offers a mix of open and closed-plan living. ‘The open-plan feel of downstairs has been a great feature and provided a fabulous entertaining space, however the space can be separated in to cosy rooms via beautiful double oak doors when the mood suits. It’s a beautiful building which has been carefully restored to make the most of the surrounding countryside and lovely views.’ The location is excellent and has offered great convenience for busy family life; ‘Ian makes the daily commute to Birmingham from Wellington station, a five-minute journey by car, however the city can be reached by road in forty-minutes,’ explains Debbie. With Telford just five-minutes away and Shrewsbury ten, and outstanding schools such as The Old Hall School and Wrekin College close by, this rural home feels far from isolated. ‘The garden is very large and has been an amazing space for our children to play outdoor games – it’s provided them with both safety and freedom. Despite the generous size of the front and back gardens, they are mainly laid to lawn and easy to maintain.’ ‘Wrockwardine village, a two-minute walk away, has a children’s park with a cycle track, zip wire, swings, slides and climbing frames. The local church is very active and hosts coffee mornings and children’s activities. The surrounding area is very beautiful, with lovely nearby walks close at Wrekin and the National Trust’s Attingham Park.’*

The position of the Barn makes the most of the sun; lying in bed we can see the sun rise through the bedroom window. During the day, the sun moves around the building to the front where the main south westerly garden is situated, here the large patio area is a real sun trap. Underfloor heating throughout downstairs makes it easy to move furniture whilst the ceramic floor throughout the kitchen, family room, hallway and cloakroom is practical and modern.’
