Ground Floor

Upon entering, the hall has stairs rising to the first floor, and access to the cloakroom/WC.

The breakfast kitchen has ample workspace, a four ring electric hob, integrated oven and fridge/freezer, space for a table to seat six guests and windows to the side and rear.

There is a door to a spacious utility room which has space for appliances, a door to the side and a door to the integral double garage.

The excellent sitting room is light and airy and even has space for a grand piano.

There are windows to three elevations, a gas fire and a door opening out to the side.

For more formal occasions, the dining room offers space for a table to seat eight guests and has windows to the front and side, whilst completing the ground floor accommodation is the snug, that is currently used as a TV room, which has a window to the rear.

Seller Insight

The present owners, John and Anne explain they lived in a small Essex village and were tired with ferrying their children to school and their various activities and when John’s work necessitated a move to the Bucks/Northants area they decided to search for a town which offered local schools and a good lifestyle.

They were thrilled when they discovered the market town of Brackley and The Croft, a spacious family home, which stands in half an acre and is in a superb location. It is within walking distance of the town and schools, with one secondary school only four hundred yards away. The house sits on raised ground and enjoys superb views of the surrounding landscape. Anne says it has been the perfect home and location for forty years.

The Croft is a light filled, spacious home, with an inviting ambience. The kitchen is the busy hub of the house where everyone usually congregates, and where you can sit round the table for chatty meals; whilst for more formal occasions twelve people can be seated in the dining room. Over the years there have been many sociable occasions, and the house is at its best during the festive period when the sparkling Christmas tree in the hall way welcomes friends and family. For relaxation there is the choice of chilling out and watching TV in the snug, or the extensive sitting room. The baby grand sits at one end of this room and John says it is a joy and very calming to play, with the garden as a pretty background. It is something he will miss.

On the first floor the master bedroom has had an ensuite added, and the single bedroom is currently used as an office, although the view to the horizon and the garden is a constant distraction from work.

The garden is laid mainly to lawn and colourful borders. The land was once an orchard and the remaining apple tree has a bumper annual crop, whilst the oak tree gives welcome shade on sunny afternoons. You can follow the sun round the garden, and the patio is perfect for al fresco entertaining. You can park up to eleven cars on the driveway.

Brackley has a variety of shops and restaurants, and you can walk to the local Waitrose. There are sports clubs and clubs and societies to join, whilst the local St James Park is a five acre wildlife park with good walks and fishing. It is a fifteen minute drive to Bicester for the frequent rail service into Marylebone. John and Anne are sad to leave the luxury of space and light that the house has provided but the time has come to downsize. They take away many happy memories.*

First Floor

The landing has a window overlooking the front garden enjoying lovely countryside views and access is provided to the loft.

The feature bedroom has windows to the side and rear and benefits from an en-suite shower room.

There are two further double bedrooms, both enjoying a pleasant outlook, whilst the good sized single bedroom is currently being used as a study.

Completing the first floor accommodation is a good sized family bathroom.

Outside

One of the main selling points of The Croft is without doubt the excellent garden in the middle of which the house is positioned.

There are good sized lawns to the rear, along with a timber shed and greenhouse, along with a lovely side terrace which is ideal for alfresco dining.

There are lawns to the front also, with a driveway that provides access to the double garage and affords parking for around ten cars.

All in around half an acre.

LOCATION

Brackley is situated between Banbury and Buckingham, is around 22 miles from Oxford and is conveniently located for the M40 which provides easy access to Birmingham, Oxford, Bicester and London, whilst the local train network provides a commute to Marylebone in under an hour.

Another feature is that being located near the middle of the town, most of the local facilities are within comfortable walking distance, viz primary and secondary schools, the Post Office, shops (e.g. Waitrose), restaurants, coffee bars and the market square.
