STEP INSIDE

Meadow Barn

Meadow Barn is a beautifully presented 3-bedroom barn conversion full of character, set within a small exclusive courtyard development in an enviable location with far reaching views over open countryside and the adjoining paddock but only a few minutes away from Leamington Spa.

This stunning home has been thoughtfully converted to create a beautiful family home full of character with all modern comforts. On the ground floor, there is a cosy sitting room with oak flooring and log-burner as well as a large separate kitchen diner and family room which opens out onto the terrace and garden. Upstairs there are 2 double bedrooms both with en-suite bathrooms and a single bedroom. The property offers the best of both worlds in terms of location, sitting in a secluded position with far reaching views across the fields but conveniently close to town. The garden has beautiful views over the surrounding countryside and the adjoining paddock. There is parking for several cars as well as a double garage/workshop.

Ground floor

The entrance hallway leads into a large open plan kitchen/diner and family room at the heart of the home with quarry tiled floor, solid beech wood work tops and Rangemaster oven. With Sonos speakers this is the perfect place to socialise and entertain, with patio doors leading out onto the terrace and garden. The inner hall with window seat leads through to a cosy sitting room with oak flooring and log-burner. Utilising the space underneath the stairs is the bespoke dog house. A separate utility room adjoining the kitchen and a downstairs w.c. off the hall, completes the ground floor accommodation.

First floor

A contemporary oak staircase with glass balustrade and a full height window overlooking the courtyard leads up to the first-floor landing. There are 2 double bedrooms with en-suite bathrooms and one single room, currently being used as a dressing room as well as a home study area with built in oak desk overlooking the garden and beyond.

Outside

Meadow Barn is approached via a sweeping driveway, and through an archway into a gravelled courtyard with parking for several cars as well as a double garage with workshop and storage above.

To the rear of the property a terrace leads out onto the garden with beautiful views across the fields and paddock. A separate home studio offers a quiet place to work or relax whilst enjoying the views. Hot and cold water taps with mixer hose provide warm showers for muddy dogs. A perfectly situated gazebo with hot tub is the ideal spot to enjoy the sunset at the end of the day.

SELLER INSIGHT

We were looking for a new home in the perfect setting that was rural but not too far from nice towns and we have found the best of both worlds here in Meadow Barn as it’s located in peaceful countryside between Leamington and Kenilworth. We could also see great potential for modernising the property whilst still retaining its characterful features which was also part of the attraction for us,” say the owners.

“We’ve lived here for 7 years and spent the first six months with builders and architects who helped us realise our vision for the property. We added a huge, floor to ceiling window which has made the world of difference in terms of the lighting and we also fitted a bespoke oak staircase, as well as reconfiguring the upstairs layout. Downstairs has been modernised, so it’s ideal for day-to-day family life and entertaining, and we also restored the original wood flooring in the sitting room and put in a log burner which is just wonderful when we come home from snowy dog walks.”

“The sun rises at the front of the property before moving round to the rear garden from late morning. We extended the patio and added our large dining table, chairs, and sofas, and it’s been a well-used space where we relax into the late evening with food and drinks before hopping into the hot tub to watch the sun go down. We got married in 2018 and held our wedding party here in the garden and paddock where we celebrated with 100 guests and a local live band. It was such an amazing event that we replicated it for my birthday one year later with the same band and 150 guests! It’s also perfect for smaller family get-togethers.”

“For us, nothing beats being outside but the open plan kitchen with its central island and corner sofa has been a brilliant place when our friends come to stay as we can all cook, eat, and chat together in there. The double garage is utilised as a workshop fitted out with electrics, a bandsaw, workbench, storage facilities, and machinery which is a handypersons dream! The modern home office enables me to work in peace and quiet and we also use it as an entertaining venue in the summer.”

“It’s very rural here with many walking opportunities which is good fun. The barn is situated between the pretty towns of Kenilworth and Leamington from where we can easily access a wide range of amenities, including an abundance of shops, bespoke boutiques, coffee shops, independent restaurants, excellent schools, and leisure facilities.”*

LOCATION

Leamington Spa

In March 2023 the historic town of Leamington Spa was once again listed as one of the top ten best places to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks, and surrounding countryside. After a visit to the town, it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors. The town is split by the River Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments.

As a previous Britain in Bloo winner, the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn. The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon-Avon. Leamington Spa is also just seven miles from the world-famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in 26 minutes. Birmingham International Airport is less than 20 miles away.
