HOLLY TREE HOUSE

Holly Tree House sits in an enviable position in the hamlet of Broad Street, near Pewsey. With views over open fields front and back, it was constructed in 1999. It has since been substantially modernised and offers bright, spacious interiors.

KEY FEATURES

Within walking distance are Woodborough primary school, a village hall, public house and garden centre with shop and café. The Pewsey Vale is truly a beautiful place to live and is within the North Wessex Downs Area of Outstanding Natural Beauty. The railway station at Pewsey has a direct service to London Paddington which takes around an hour. As well as Pewsey, the market towns of Marlborough and Devizes are both within easy reach.

Ground Floor:

The excellent kitchen design gives a wonderful heart to the home; there is space to dine and easy access into the utility room (and from there into the double garage) and to the rear garden. The double Everhot electric range provides a characterful centrepiece, and the bespoke kitchen has been fitted with a mixture of wooden and granite worktops and plenty of useful storage. The triple aspect sitting room has been recently redecorated, as has the dining room. In addition, at ground floor level there is a spacious office and WC.

SELLER INSIGHT

Our favourite room is the living room as being triple aspect it is always flooded with light and feels glorious on sunny days, from start to finish. The french doors open directly onto the patio, providing access and lovely views of the garden through all four seasons The kitchen comes a close second due to its homely feel, with the Everhot double kitchen range providing a lovely focal point alongside the bespoke Cheverell units. From here, in the breakfast area, there is also a further set of french doors providing garden views and access.

The next ideal owner: The house is very suitable for a large family and yet feels cosy enough when there are just the two of us home. The generously sized second bedroom with views over the fields and hills behind, including the Alton Barnes White Horse, also has a brand newly fitted en suite shower room, perfect for guests!

What do you love most about the house and why? We most love the beautiful location in the heart of the Pewsey Vale due to the fantastic views all around. We take pleasure in the proximity to the Kennet and Avon Canal and often visit the Barge Inn to dine alongside the canal in summertime. Closer still is the cosy Seven Stars Inn, which does fantastic food and very handily provides a take away menu. We also adore Woodborough Yard, with its range of independent shops including the Sticks and Stones Cafe and the garden centre.

What do you love about the local community? It is a very friendly and welcoming area and the neighbours are lovely people.

How easy is it to commute? The main roads are easily accessible and Pewsey rail station is within a 10 minute drive.

What made you choose this property over others that were available at the time? We had been looking for ages and the day it came on the market we didn’t hesitate to snap it up. It was obviously an all round good buy, due to the idyllic location and generous sized plot and rooms. The house has a very workable layout which appealed immediately, but also offered us room for improvement, such as upgrading the windows and external doors (including the garage doors) and replacing all three bathrooms and the cloakroom. We also added two attractive sheds, providing plenty of storage space.*
