Seller Insight

St Joseph’s Cottage is a beautiful three-bedroom period home that occupies an enviable location in the sought after village of Austrey. “There were a number of things that attracted us to the property, but over and above anything else I’d say it was the setting that proved to be the biggest selling point,” says the owner. “Austrey is a gorgeous village with a really friendly community, and it’s surrounded by beautiful countryside so it’s a walker’s paradise. It feels very rural and yet at the same time we’re only fifteen/twenty minutes from Tamworth and Nuneaton, and around forty minutes from both Derby and Nottingham so we have access to a fantastic array of shops and amenities. We also benefit from really good local transport links so it’s relatively easy to get just about anywhere. I’d say it’s a place where we’ve been able to enjoy the best of both worlds.”

“In terms of the house itself, we were looking for a cottage with a rustic feel, and a property that we could really put our stamp on, and this one ticked both boxes. It has lovely old beams and exposed timbers, and in the main living room there’s a really beautiful inglenook fireplace so it’s got loads of character. It was definitely in need of TLC when we moved here so over time we’ve done a huge amount of work to sympathetically bring the whole house up to date. Among other things, we’ve installed bespoke kitchen units and top-of-the-range appliances, including a big range cooker; the bathroom has been stylishly remodelled and an interior designer from Laura Ashley helped us choose fabrics and wallpapers that would complement the style of the cottage. It’s now looking absolutely stunning throughout and it’s ready for the new owners to simply move in and enjoy living here.”

“We’ve also done a lot of work to the garden, which is another standout feature of the property. It’s a really big space and we’ve removed trees to open it up, added a large patio terrace and we also lowered the hedging between our property and a neighbouring field which has revealed the most incredible view. It’s a fantastic garden for summer entertaining and such a lovely place to just sit out and relax in; when you stare out at that view you feel miles from anywhere.”

“It’s so hard to choose a favourite room. I love the warm and welcoming feel of the lounge, particularly when the fire is roaring away; the dining room has a really convivial atmosphere so it’s lovely for entertaining; the kitchen is stunning, as is our master bedroom… As I said, it’s almost impossible to choose.”

“We’ve loved living in Austrey. Everyone is so friendly, there are lots of clubs and societies to join, an award-winning pub that’s a real hub of the community and we have all of this beautiful countryside right on the doorstep.”

“Adjacent to the house we have a large garage, which has also been refurbished. We have gym equipment in there, but it’s also where I’ll park the car, and we’ve created plenty of storage. Interestingly it’s taller than normal because it was built by a previous owner to house his motorhome.”

“We’re moving to be closer to family, but it’s going to be a real wrench to leave this house,” says the owner. “In terms of what we’ll miss, I can honestly say everything. It’s been a wonderful place to live for the past seven years.”*
