Situated on a quiet lane, just minutes from the South Downs National Park and one of the most picturesque villages in Sussex, is The Great Barn, an exceptionally characterful Grade II listed home. The property was originally built in the 17th century, however the barn that stands today is the result of major renovations and complete remodelling by the current owner. This expansive home is perfect for a family who enjoy outdoor living and want to feel part of a village community. The barn enjoys the most wonderful panoramic views of the neighbouring Wildbrooks nature reserve where you can regularly spot Roe deer and Canadian geese. Really this is all about location, location, location; very few homes can boast such a breath-taking setting. Imagine the sunrises you will experience over the castle and the sunsets across the downs, the peace and quiet of the Sussex countryside and the stroll behind the castle to the local gastro pub, which serves the most delicious food. There are two quaint one-bedroom cottages, which can be used for extra guests or you can use them as Airbnb or home office? The Great Barn needs to be experienced; drive slowly up the lane shared by neighbouring properties including the famed ‘Amberley Castle’, which has been used by Royalty, politicians and celebrities during its vast and varied history, and take in the views as you image life living here.

Seller Insight Converted by the current owner, a professional joiner and carpenter, this fantastic 17th century former barn is exquisitely presented and finished to the highest of standards. “it was derelict when I bought it from the farmers, the Grade II listed exterior of the old barn now houses a splendid modern interior’’, “retaining the original beams to create a characterful yet contemporary home. Oak flooring throughout and exposed brickwork provide a warm, homely feeling, and are complemented by two bespoke oak staircases. Unique original features remain, such as the figuration of an old grinding machine for corn, harking back to the building’s days as part of a working farm.” Originally built to serve the bishops of Chichester, who lived in neighbouring Amberley Castle, The Great Barn was formerly used as a shelter for farm animals. Believed to be the largest barn conversion in the United Kingdom, the property now provides all the comfort of modern life, with bright, spacious living accommodation, 6 en suite bedrooms, plus a pair of 2 bedroom cottages. “This is the perfect home for a large family,” says the owner, “ideal for everyday life and entertaining alike. The sunny garden is large enough for children to run around, with a patio seating area for al fresco dinners in the summertime, surrounded by spectacular views.” Besides the property itself and the Castle next door, the local area has much to offer, too. “I love to walk down to Amberley Wildbrooks and watch the ducks and deer,” says the owner. “The conservation area of South Downs National Park is right on the doorstep too for stunning country walks.” The picturesque village of Amberley itself, nestled in the South Downs, is full of historic buildings and quaint cottages, also boasting a local pub, village shop, Post Office, tearooms, a pottery and a Church of England Primary School, as well as the ancient St. Michael’s Church. On the outskirts of the village is a train station serving Gatwick airport, London Victoria and London Bridge. “I will miss the sheer size of the property, and the unique original features. I have put a lot and love and care into this building, but am looking for my next project now!” ‘’There are so many wonderful features of The Great Barn, it would be difficult to pick a favourite. In the summer the garden is a fabulous place to unwind with friends and family and watch the sun go down over the castle, and in the winter the supersize fireplace brings whole new meaning to cosy evenings in front of the fire’’. “The area surrounding the property is simply stunning. It is always a pleasure to come down the long private lane towards Amberley Castle, turning off to the side to reach my beautiful home next door.”*

We have hosted so many parties here and both my children celebrated their 21st birthdays in the garden, with over 100 people, bands and music and hog roast, and because of the accommodation a lot of the guests were able to stay.’’
