No. 1 Marton House is one of the signature homes in this popular Warwickshire village and was originally constructed in 1750 and illustrates many striking Georgian features synonymous with the period. It has an interesting history and in Victorian times it was purchased by a surgeon, and for 85 years the house remained a Doctors Surgery for the community up until 1960. Subsequently the house now forms an attractive family home with 5 bedrooms, 1 en-suite, a family bathroom, a study, formal dining room, sitting room, kitchen/breakfast room and a conservatory, which overlooks the delightful gardens. The gardens are a principal feature and add to the extensive plot of 0.74 acres and are situated adjacent to open fields, providing a stunning rural environment. Part of the garden is currently dedicated to keeping chickens and provides a wonderful opportunity to create a super outdoor lifestyle, particularly for youngsters. Within the plot is a gated parking area, with a double garage and several useful outbuildings including a large useful workshop, which could supply a perfect environment for a vehicle enthusiast. Early inspection is strongly recommended.

Accommodation Summary Ground Floor Behind the original leaded, glazed, timber entrance door, lies a welcoming a hallway, with an attractive tiled floor, an original staircase that leads to the first floor and doors that lead off to the following rooms, the study, sitting room, formal dining room and kitchen/breakfast room. The study is situated at the front of the house with a secondary glazed original sash window, original fire place, cabinet, electric storage heater and central ceiling beam. The sitting room also has views to the front, with 2 secondary glazed sash windows, a small pane window to the side and 2 exposed ceiling beams. The focal point of the room is the open fire place with raised hearth. The dining room is situated at the rear of Marton House, with French casement doors that lead to the conservatory, which is of timber construction, with a tiled floor and polycarbonate roof and shares delightful views of the garden with the kitchen/breakfast room, which is accessed via the hall or conservatory. There is a twin plate Aga, an electric cooker if required and a variety of cream base and wall mounted units with adjoining works surfaces and a stainless steel sink and drainer. There is space for a fridge freezer, washing machine and dishwasher, an original quarry tiled floor and a door that leads to the entrance hall.

First Floor The first floor has light and spacious landing and leads to 4 double bedrooms and the family bathroom. There is a further door that leads to a staircase that leads to the second floor bedroom. The master bedroom has an original secondary glazed sash window to the front aspect, a built in cupboard space with hanging rail and shelving and a folding door that leads to the en-suite which has a low level WC and a wash basin. Bedroom 2 is also situated at the front of Marton House with a secondary glazed window to the front aspect and a built-in cabinet. Bedroom 3 is also a double room with dual aspect views of the rear and side and has its own wash basin. Bedroom 4 has stripped floor with delightful views to the rear. The large family bathroom is fitted with a 4-piece bathroom suite including a tiled panelled bath, pedestal wash hand basin, low level WC and separate shower cubicle. There is an airing cupboard with hot water cylinder and shelving and further storage behind a louvre door. As the large bathroom is adjacent to the neighbouring en-suite in the master bedroom, with very little imagination the en-suite could be easily increased to cater for a shower cublicle, by utilising some of the storage. Second Floor The staircase leads on to a large double bedroom with vaulted ceiling with a variety of exposed timbers. There is a dormer window with super views of the gardens and fields beyond and a small door way providing access to the remaining roof void, providing excellent storage.

Seller Insight “It was the amount of space which this property affords which really sold it to us,” say the current owners of this five bedroom historic home with around three quarters of an acre of gardens, as well as outbuildings and stunning views over fields. “A listed property, the house abounds in character too, with many original Georgian features remaining from when the house was built in 1750. Built by French immigrants just after the French Civil War, the house possesses a long history of being a family home. We have all of the deeds and original documents which trace the story of the house, which will of course be passed on to the next owner just as they were given to us.” As well as being a characterful family home, this welcoming house is ideal for entertaining friends and relatives. “We have on occasion had 120 guests spread throughout the house and grounds,” say the owners, “from Summer garden parties with a live band and barbecue to Autumn bonfire parties with a roaring pyre.” “The garden itself has been landscaped into various areas,” the owners continue, “one part having a long lawn with borders and shrubs, whilst another has raised vegetable beds and a duck pond which is home to two ducks. We also have greenhouses for growing fruit and vegetables and outbuildings for keeping animals to the rear, giving the opportunity for sustainable country living. All of the hedges in the garden are kept low to make the most of the stunning farmland views which surround the property.” The property enjoys a tranquil location in the friendly Warwickshire village of Marton. “The village has a real community feel,” say the owners, “with a busy social calendar including a local beer festival and scarecrow building for children, all events being listed in the local newspaper. There is an Indian restaurant and pub, an active village hall and a welcoming church. Coventry, Royal Leamington Spa and Rugby are all within easy reach for a wide range of shops and leisure facilities.” “The house provides the perfect atmosphere for entertaining, as well as having plenty of space to accommodate large numbers of guests whatever the occasion.”* * These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.
