Seller Insight Situated on a quiet country lane in the Warwickshire countryside is Grove Cottage, an attractive period home that over time has been both extended and beautifully modernised. The owners say that first and foremost it was the location that attracted them to the house. The property is completely enveloped by open farmland, so not only is it extremely peaceful but it’s also incredibly picturesque. The original part of the house was built in the 1800’s, but in later years it was extended and linked to an adjacent barn, so it’s now a very large unique family home. When the current owners purchased the house four years ago they say that it was in need of a fair bit of work, so over the years they’ve done a lot to really enhance the property. It has been completely redecorated and elements such as the plumbing and electrics have been updated, so the whole house is now in excellent condition. The owners have also given the interior a much more contemporary look and feel, however the house still retains some lovely features, such as exposed beams a large feature fire place in the lounge and further fire place in the dining room. Grove Cottage sits within an acre of gardens surrounded by Warwickshire countryside, and just like the house the owners have done a lot of work to further enhance the garden. A native hedgerow has been planted, a new raised seating area has been laid giving outstanding views of adjacent countryside and a vegetable-and-cutting-flower garden and a number of borders have been added. The space is now much more attractive, but still very family friendly. The lounge is the owners favourite room in the house. It’s a large room with a beautiful vaulted ceiling, exposed beams and the centrepiece of the room is the open working fireplace. The French doors and large windows provide outstanding views of the garden and landscape beyond. The immediate surroundings are peaceful, very rural and incredibly picturesque, however the location is also very convenient. Kenilworth is just a five-minute drive away and Solihull only 15 minutes. The station at Warwick Parkway is within easy reach and the motorway links are excellent, so getting into places such as central London is also very easy. The owners enjoy that no matter where you are in the house there are outstanding views and windows that flood the house with light at all times of the day, this gives the feel of being far removed from the hustle and bustle of everyday life. The owners say that it is the location and the outlook that they will miss the most, and that Grove Cottage has been a uniquely beautiful place to live.

WARWICKSHIRE Positioned in the heart of England the county is famous for being the birthplace of William Shakespeare. There are no cities in Warwickshire since both Coventry and Birmingham were incorporated into the West Midlands County in 1974 and are now metropolitan authorities in themselves. Warwickshire hosts several key towns including Leamington Spa Warwick, Stratford upon Avon, Kenilworth, Henley In Arden and Rugby to name a few. The northern tip of the county is only three miles from the Derbyshire border. An average-sized English county covering an area of almost 2,000 km2, it runs some 60 miles north to south. Equivalently it extends as far north as Shrewsbury in Shropshire and as far south as Banbury in north Oxfordshire.
