Seller Insight “Before moving here eighteen years ago we were living with our two young sons in a very modern house just up the hill in Upperthong,” says Peter. “We loved the area but decided we wanted a home with more space and character, and when we happened upon Sunnybank it ticked all the boxes. It’s a house that we were able to grow into, and when the boys flew the nest having all this space meant that my wife and I were able to run a thriving B&B business. It’s been a fantastic place to live.” “The house was in pretty good condition when we moved here, but I’d say that we have really enhanced it further by restoring all of the lovely original features and by updating certain elements to make it more conducive to modern living. We slightly altered the layout upstairs by adding a gorgeous en-suite and also turning an extremely large and I have to say rather gaudy bathroom into a stunning bedroom. It’s now a warm and inviting home and the majority of the rooms are south facing, so wonderfully light and bright; guests are always commenting on what a nice feel the house has as a whole.” “The main house sits right in the middle of the plot and in recent months we have invested a great deal in having the garden completely re-landscaped,” continues Peter, “and I have to say that it is now utterly stunning. It’s befitting of the style of the house and enjoys the most beautiful views across Holme Valley. It’s a feature of the property that I’ll really miss when we leave.”

The whole house is beautiful, but for me there are two rooms that really stand out,” says Peter. “The master bedroom is absolutely stunning. It’s very large and extremely luxurious and it also takes in a superb view across the valley. The dining room is also hugely impressive with its elegant oak panelling and open fireplace; it’s a gorgeous room to entertain in.”

This room has full tiling to the floor, three quarter tiling to the walls, a traditionally styled cast iron radiator and a sash window to the front elevation commanding an impressive rural outlook. The second bedroom is also situated to the front elevation once again commanding rural views and providing a wet room style En-suite. The house was built in 1850 by Edward Trotter, and his son, Charles, was actually the first car owner in Holmfirth. What is now The Lodge was originally where Charles kept his car, but shortly after buying the property we were granted permission to transform it into a self-contained flat and two additional en-suite rooms. My wife and I live in the flat whilst running the B&B, but it could be a fabulous granny annex or holiday let, and given that it has separate access and its own garden it could potentially be converted into a small house.
