They decided to look at other properties for comparison but found nothing that gave them that immediate excitement. Wardington is a community minded and sought after village only a few miles from the bustling market town of Banbury. The house is located in the centre of the village, and with a large playing field to the rear, and a country estate to the front, it enjoys a truly rural setting. Kay explains they can access the playing field from the garden, which is ideal for children and dogs. The proximity to Banbury is perfect for schools and work, and the train station has a fast service into London Marylebone. The house is approximately a hundred years old and has a traditional pleasing faรงade. The wow factor comes as you enter the house and walk into the modern, very spacious open plan ground floor. Modernised five years ago, the under floor heating, attractive flagstone flooring, exposed chimney breast with wood burner all combine to create a positive atmosphere and a sociable, welcoming and comfortable space. Favourite room: Zoned for easy, everyday family life, each area has its own distinct charm. Kay loves the ability to either enjoy informal meals around the central island in the well equipped kitchen area, or entertain more formally in the dining section. Wherever people have settled she is able to stay within chatting distance. Another favourite room: The lounge is perfect for relaxation, and if a larger entertaining space is required you can open the bi fold doors to the light flooded conservatory. Perfect for parties, it is also a summer delight to throw open the conservatory doors and invite the garden into the house. If private down time is needed then the snug makes a cosy retreat, and with a winter fire it is the idea spot for a lazy afternoon reading, or just chilling out. The three bedrooms have excellent storage and views to either the garden or surrounding countryside. The garden is in two parts, and the fenced, lawned area by the house is a south facing sun trap, where David says they have spent many happy hours. The huge section behind is currently the place for garden games and they appreciate the direct access to the playing field. With planning permission it would perhaps be possible to build another property on this land. David and Kay are going to miss the house, and wish they could take it with them. They say that for them it is not just a house, but a home where they have relished a happy life style. They take away many happy memories.
