Seller Insight Situated in Great Barr, a residential area of Birmingham, this property possesses an immediate charm. Various enhancements have been made to the property since its purchase by the current owners. “Once we moved in we realized there was scope for improvement” they say. “We wanted to make our home extremely comfortable and having ample space was a must. We re-designed the kitchen, now open plan with bi folding doors which open to the garden. We converted one of the garages, integrating it into the design to extend the kitchen. This provided us with a large area for entertaining guests and space to move more freely around the house. We wanted the kitchen to be the focal point of our home. We also installed a fabulous new heating system.” “The living room is another feature room, with one side of the wall clad in tiles from Porcelanosa. Complemented by flooring tiles from the same company, this gives a contemporary but homely feel to the space. The electric fireplace is flush against the wall and is controlled by a remote control. The lighting lifts the whole room, with a circular feature ceiling light with long crystal tubes that transcend light. It’s the room to show off to friends and family!” With a self-contained two bedroom annexe, the house has plenty of potential for larger families or a live-in tenant, or the space could be used as a granny flat or home office. “The loft conversion is the perfect hide-away with its own en-suite bathroom” says the owner. “The garden is a delightful place all year round - the sun rises and sets in the garden. In the centre is an apple tree which blossoms beautifully and bears tasty apples to cook. On a sunny day the rooms at the back of the house need no lighting as the sunlight floods in.” The local area is extremely desirable. “We have one of the best primary schools and nursery, and the house is in the catchment area for three excellent secondary schools. St Margaret’s is a one-form entry school, the Q3 Academy is a 10 minute walk away, and we also have the outstanding Barr Beacon School just a bus ride away. The property offers easy access to the motorway and excellent transport links, with the Scott Arms junction just 5 minutes drive away. “It really is the place to be” says the owner. “The house is in a fantastic location, everything you need is right on the doorstep!” These comments are the personal views of the current owner and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.
