2 WHITTINGTON OLD HALL

2 Whittington Old Hall is a stunning Grade II* Listed property. Steeped in rich history and occupying a prime position in the much sought-after village of Whittington. This wonderful property perfectly blends practical living space with the opulent twists of grandeur that a house of this importance should possess.

STEP INSIDE Built mainly of red brick and sandstone quoins and dressings, the core of this fabulous house dates back to the 16th century. Later additions have been added thoughout the 18th/19th century. Whittington Old Hall was brought in 1889 by Samuel Lipscomb Seckham, High Sherriff of Staffordshire who commissioned architect Mathew Holding of Northampton to remodel the property. In 1959 the Hall was sold and divided into two substantial houses, Number 2 being one of those. Leading from beautiful, manicured gardens, the entrance to this splendid property is through modern glass double doors encased within a timber frame which then opens into the entrance vestibule which in turn flows into the main reception room. This incredible room is 30’8” long and is used as a combined drawing room and dining room. The focal point is an impressive Jacobean style fireplace with heavily carved timber surround. Leading on into an inner hallway with a range of storage cupboards. The pretty library has bookcases and a decorative corner fireplace. A new addition is the modern cloakroom cleverly concealed behind a bookcase. The cosy sitting room is beautifully decorated with a multi-fuel burning stove. This part of the house is likely to be an 18th or early 19th century extension. The warm bright kitchen/breakfast room is adorned with lovely cream painted base and wall units and gas fired two oven Aga. A door leads out to the side of the property to a private walled courtyard, perfect to sit out and enjoy the early evening sunshine. There is also access to a good size cellar.

SELLER INSIGHT This magnificent Grade II* listed country mansion, which is believed to have been built in the Tudor period, occupies a lovely location on the edge of the pretty Staffordshire village of Whittington. The property was sensitively divided into two beautiful homes in the late 1950s, with Number Two offering over 4,000 square feet of accommodation as well as a wealth of beautiful period features. “The house dates from the 16th century, and we believe the original timber-frame building would have been clad in this handsome brickwork towards the end of the reign of Elizabeth I,” says the owner. “We came here twenty-nine years ago, and I’d say that one of the greatest appeals of this property was the sheer grandeur of the building itself; we’ve always liked characterful period properties, and Whittington Old Hall has an absolute abundance of character.” “The house was in superb condition when we bought it, certainly no structural renovations were needed, but over time we’ve enjoyed improving the interior decoration. We removed a 1960s partition to return the drawing/dining room to its original proportions, and that is now a gorgeous room where we have hosted parties comfortably for up to forty people. The central heating pipe work and boiler were replaced, all three bathroom/shower rooms and the kitchen have been beautifully renovated, and open fires have been replaced with more efficient log burning stoves. We have always been conscious of the listed status of our home, so updates have been introduced sympathetically. However, despite its grand appearance, it has been a spacious, comfortable and incredibly warm and welcoming home for us.” “Outside we have a stunning garden that extends to just under half an acre,” continues the owner. “We commissioned a professional garden designer to create a layout with a section reflecting the style of an Elizabethan garden, a lawn large enough to take a marquee and a private terrace area, which is ideal for summer entertaining. The garden has a strong structure, which maintains interest all year round, and it always looks absolutely gorgeous with surprisingly little effort!” “The magnificent, panelled drawing-cum-dining room with its Elizabethan fireplace is the without doubt the standout room. It’s hugely impressive and makes a superb entertaining space.” “The house itself is superbly conducive to entertaining and really responds to ‘deck the halls with boughs of holly’ treatment – the panelled room looks especially fine when decorated. We’ve had countless atmospheric Christmas parties over the years.” Whittington Old Hall sits in the much sought-after village of Whittington. “The house is discretely located right in the heart of the village, so we enjoy peace and privacy, but at the same time easy access to all amenities. There are two nurseries and a good primary school within walking distance, shops including a pharmacy and a lovely little grocery store, and there are two cosy pubs close by. We also benefit from good transport links. It’s under three miles to the West Coast mainline station at Lichfield Trent Valley, from where it takes well under two hours to travel into London, and we also have easy, nearby access to M6 toll and M42.” “We have thoroughly enjoyed the last twenty nine years at this property, but alas it is time for us to downsize, we shall miss the generous entertaining space, the homely feel of the house and also the superb sense of history,” says the owner. “It has been the most wonderful place to live and we will be leaving behind many happy memories.”* * These comments are the personal views of the current owner and are included as an insight into life at the property. Stairs rise to the first floor. The principal bedroom is gloriously large and bright with views over the beautiful south facing garden. There is a range of fitted wardrobes and a good-sized modern bathroom with large walk in shower. The further two bedrooms on this floor have built in cupboards and share the family bath/shower room. There is also a walk-in linen cupboard and utility room with sink unit and space for a washing machine and tumble dryer. Stairs rise to the second floor and onto a spacious landing where there are three further double bedrooms and a shower room. A further addition to this wonderful property is the small staircase which leads within the tower to a roof terrace which gives wonderful views of the village.

STEP OUTSIDE The entrance to the property is accessed from a private gravelled lane. Electronically operated wrought iron gates open to the gravelled driveway where there is parking for several vehicles. There is a brick garage to the side of the property with a workshop area. The wonderful gardens are to the south of the house and have been beautifully laid out. The main area has been lawned and surrounded by mature trees and a clipped yew hedge dividing the garden from the driveway. There is a part fenced parterre with a central water feature and a sheltered, stone flagged area on the south west side of the house. To the rear of the property is a further area for parking.
