2 West Manton

2 WEST MANTON

2 West Manton is a detached, modernised property built in the 1970’s. Situated on the edge of the ever-popular village of Manton, an Area of Outstanding Natural Beauty, you will be just a stone’s throw from the River Kennet with views over the Marlborough Downs.

KEY FEATURES

The property was meticulously re-designed in 2011 to showcase natural light and offer a fabulous open-plan space for entertaining family and guests.

Ground Floor:

The 41ft East-West aligned downstairs space has light spilling in from the back garden in the morning, to the sun setting through the weeping silver birch in the front come evening. There is zoned lighting and variation in floor covering to accentuate the potential division of the room into four different areas. The wall-mounted TermaTech wood burner brings the room alive in the winter and is immediately welcoming on arrival home. Leading from the reception room, there are French doors leading out to the rear garden and a smart fitted kitchen.

At the front of the property, the principal bedroom enjoys beautiful views over the Marlborough Downs. The third bedroom is just next door and could easily be converted to extend the principal bedroom or could be transformed into a dressing area if required.

The bathroom was refitted in 2019. There is a separate guest WC, refitted in 2020.

First Floor:

The first floor has been converted and is currently being used as a large guest bedroom with a beautiful wooden framed staircase. There is space for an additional shower room and there is plenty of storage within the eaves.

SELLER INSIGHT

What is your favourite room of the house and why?

We love the living space we have created. You can follow the sunlight as it streams through the back of the house in the morning and then through the front during the later afternoon and evening. We made the decision to install the wall-mounted wood burner which we are delighted with as it has made the house feel so cosy during the winter months!

The garden has allowed the extension of the house out onto the patio. We live under a gazebo in the summer where we love to sit and watch birds. In the winter it is lit and used as an outdoor entertaining space.

Next ideal owner?

A young couple/family looking for excellent local school accessibility, or a couple looking to downsize to an ‘easy to run’ house. It would also be perfect for someone wanting the benefits of the town, with the quiet of the countryside.

What do you love most about the area?

There is an easy, 25 minute walk to Marlborough High Street along the River Kennet and country walks available in all directions! We are set back from Manton High Street, so enjoy a quiet and private position within the village. It has been a great privilege to be able to cross the road onto the Manton Meadow to walk our dog every day. On special days we take sandwiches down to the bridge and watch the River Kennet flow. Every amenity is within walking distance, yet it is distinctly separated from the Town.

How easy is it to commute from here?

Commuting from Manton is simple. If you need to access London by train, there are nearby stations at Great Bedwyn or Pewsey. The M4 (Junction 15) is just 10 miles away whilst Devizes, Newbury and Swindon are all within easy reach by car.

KEY FEATURES

Outside:

The well-maintained, low-maintenance back garden, professionally designed in 2020, offers secluded and private seating areas on the extended porcelain tiled patio, perfect for outdoor entertaining and alfresco dining. The rear garden is east-facing and enjoys uninterrupted morning sunshine through to the mid-afternoon.

The front garden is also primarily laid to lawn with off-street driveway parking leading to the side of the property. On the other side, a gated porcelain paved path allows access from front to rear without having to re-enter the property.

The garage is currently used as a useful home office and separate utility area/storage room, but could easily be converted back into a functioning garage if required. The original roof was replaced by Alwitra in 2022.

INFORMATION

Location:

2 West Manton is quietly positioned on the edge of the very popular village of Manton and is within an easy, level walk of the prestigious Marlborough High Street. There are plenty of opportunities to be part of the community as the village benefits from the fabulous Oddfellows Pub, a pre-school and the outstanding Preshute primary school. The village also hosts Mantonfest music festival which is held annually and is a wonderful event for all to enjoy.

It is difficult to think of many things that Marlborough High Street lacks. Along with being the second widest high street in the UK, it is host to a fantastic range of shops, cafes, restaurants, and public houses. It is certainly the many independent and boutique businesses that help Marlborough retain its character and charm, and these sit side by side with larger national chains such as Waitrose. There is a twice-weekly market selling everything from fruit and veg to hardware and garden furniture, and also a charming independent cinema.

There is a variety of excellent schooling available at all levels in and around the town, including St. John’s Marlborough and the world-famous Marlborough College. There is a golf club and tennis club within reach of the High Street. The surrounding countryside is also a huge draw, with country walks, bike rides and other outdoor pursuits all readily available. The Marlborough Downs, the World Heritage site of Avebury, Savernake Forest, West Woods and many other beauty spots are within easy reach. For transport, the M4 is easily accessible as is the A34. The train stations at Pewsey, Great Bedwyn and Hungerford offer direct services into London Paddington with the fastest taking under 1hr.
