1 Quarr Close Binstead | Isle of Wight | PO33 4EN
We bought this house about nine years ago and have spent time to completely renovate it to the modern interior you see today. At the time we thought it would be our ‘forever’ home, but unfortunately family commitments mean we have to return to the mainland. We fell in love with the area and have so enjoyed creating this wonderful home for family and friends to enjoy. We designed the garden ‘zones’ to be low maintenance and built the various decked areas and patios so we could appreciate the sunny spaces all day and socialise in the evenings.
We have friendly neighbours, a supportive community and easy access to ferries, the hovercraft and catamaran to the mainland. We love to wake up to see the birds and red squirrels in the garden; the adjacent ancient copse is a breeding ground for them, and the area is a haven for wildlife and tranquility. There are delightful walks to the seafront, Quarr Abbey and to Ryde. The area is within easy access to Ryde private school, Binstead primary school and the golf course, with the Royal Victoria Yacht Club, Fishbourne Inn and Binstead Arms within easy walking distance.
Ryde is close by, a seaside town with a quirky mix of Victorian architecture and traditional entertainment which includes a wide selection of independent shops, seafront bars, cafes and restaurants. Ryde is a hive of activity all year round with a variety of events from the Classic Car Show to a selection of concerts. There are a number of great beaches around Binstead and Ryde including Appley beach, which is particularly stunning with long stretches of sand. There are many coastal paths for dog walkers and the beach is bordered by the park, Appley Tower and a playground for young children.”*

Approached via a five-bar gate leading to a large and impressive gravel driveway, flanked by wellmanicured lawns interspersed with mature trees, this delightful and beautifully modernised detached family home is set very well back from a quiet cul-de-sac lane. Walking up the steps and through the double glass entrance doors there is an immediate ‘wow factor’ as you enter straight into the stunning open plan reception hall. With its shiny Amtico flooring, open tread staircase and wide archway to the light and bright dining area that has patio doors to a contemporary slate effect terrace, the entrance really is dramatic.
The modern kitchen and utility room have windows on three sides and includes a walk-in larder and a storage cupboard, as well as plenty of space for a variety of stand-alone appliances and leads to a cloakroom with direct access to the garden. There is a spacious dual aspect lounge, that also has patio doors to the terrace and a real fire with a marble surround, so is ideal to cosy up to on a cold winter’s evening.
Upstairs you will find a very large light and bright galleried landing that leads to the contemporary family bathroom with a corner bath and separate shower, as well as to three double bedrooms with the main bedroom having a very large dressing area. This was originally the fourth bedroom and could always be easily reinstated should a nursery or additional bedroom be required. All the rooms have lovely views across the surrounding woodland.
Outside it is plain to see that the wraparound grounds have been beautifully designed for very low maintenance as well as with leisure and pleasure in mind. The old garage has been converted into a studio and/or an outdoor office if you want to work from home but not be disturbed by activities in the house. Outside the studio is an outdoor carpet area for gym equipment, as well as a delightful decked area for al fresco dining. There is also a fruit and veggie patch as well as a mini orchard for those who like to ‘grow their own.’ Additional gravel paths are interspersed with lawns with slatebased shrub beds and lead to garden storage sheds, other seating areas and the vast driveway where you can park at least eight or nine vehicles including boats, caravans or motorhomes.
Privacy is maintained as the property backs onto an ancient copse and surrounded by a high hedge and fencing. The owners and their neighbours currently own the copse but it is not included in the sale, although if potential purchasers are interested in owning it, this can be discussed as a separate arrangement.
